Ive seen so many posts that have similar ratings, thus I hope prospective tenants get the ideas about this place. Ive lived here a year ago, and it was one of the worst places that I had ever seen in my LIFE. My parking space was taken by someone else for couple days and they havent done anything while they TOWED my car just because my parking pass felt on to my car passenger seat! And during move-out day, Ive returned my garage and house keys to the management but they had charged me, stating I havent returned them! Ive tried to called them multiple occasions but they somehow have other IMPORTANT businesses rather than doing what their jobs to help any tenants or previous tenants. By looks of it and judging from other posts, I believe they are looking any ways to squeeze money out of us.I hate writing terrible reviews or any reviews at all, but I do strongly feel UCR students or any other students who are looking for place find somewhere that they will not regret in near future.
I moved here in September of 2016. I didnt do my due diligence and leased a master bedroom in a 3 bedroom apartment for the price of $823 which does not include the two main utilities (electricity/gas). After my roommates and I split the utilities my monthly costs comes to about $900. Please do yourself a favor and go elsewhere, the palms, the uv tower, sterling or any other apartment complex around the area which I guarantee will be less expensive and will save you my headaches. My problems began from day one with a cockroach infestation and when I notified management they played it off as if this was an issue they were never aware of. I have neighbors who have lived here for years and say this is an ongoing problem. Well obviously because it is not being addressed promptly. My apartment was turned into me dirty and when I complained they send in someone from leasing who has no clue what cleaning implies. The maintenance personnel continuously parks in my assigned parking spot which does not come cheap at $50. Sure, they renovated the apartment by slapping some paint and have not addressed long term necessities such as faulty water heaters, faulty ac/heater, faulty extractor fans, faulty windows that do not close properly. I have submitted a dozen service request within the last 5 months about things that should have been addressed during remodeling. I now have mold in my bathroom and a strange noise is coming from the shower which sounds like a leaf blower. My neighbors are complaining, my roommates are complaining, and I cant sleep at night. On top of that the people that live across from me are always having late parties. I have no issues with a reasonable party every once in a while but when every Friday-Sunday Im kept awake until 3am, trust me it will not go well. They gave me this card with contact information for the patrol company that is responsible for the complexs security. When I call I am told that they no longer work with University Riverside Gardens. So now when there are girls fighting outside my window (honest truth) or people partying late at night I call 911, and they surely come shut this nonsense. I am a college student as well as a professional. I have no time to deal with people like Marisa the property manager who are as incompetent as they get. I feel bad because I am a total b***** to her but I have zero tolerance for people who can not be held accountable. In my professional life I am responsible for holding people accountable and if they are not a good fit for my company then off they go. Please admit the mistakes, resolve my issues with a pleasant attitude, and move on. If you manage this apartment complex you should damn know whats happening in and around it. Ive had to speak to her Area manager Michael about my concerns and they are well aware that the next time they see me will be in court. I have also notified Riverside ordinance about all the health concerns. If you have already leased, remember to document everything, pictures, video, service requests, keep copies of letters your give them because in court this is what will get people like them out of a job. If you are even remotely contemplating this place, stay away, stay away for your SANITY.
I lived here for my last two years at UCR and I couldn’t have asked for a better living experience. I spent a year at the Palms on University and there is no comparison. Management is always friendly and attentive about problems and questions. Anything i ever needed resolved was taken care of promptly with a simple work order, which I seriously appreciated. For my front desk needs, Hillery was always open and available, she’s the best! It’s also very conveniently located so everything is pretty close by, living here was just a very good experience overall.
Compared to a lot of places you could live, this is by far the best and at a very competitive stance. The location is literally a 8-10 minute walk to UCR , to a lot of local food and boba spots. Its gated which is a big factor when considering safety. The halls are always well lit at night. Wifi/cable is free which is a bonus when on a budget, yes it isnt high-speed internet, but you cant expect that without having to pay extra. It isnt as loud at night as a lot of other apartment complexes. When I moved in, I had a couple of issues with my garbage disposal and ac, but I just put in a request and they got to it in a timely manner. Honestly, you just need to just be patient and be realistic about your expectations when management, which is typically 4-5 people, that have to manage 150+ units. I havent had any major issues in my time here, and I dont expect to until graduation.
I’m on my third year here, and i have to say that living here has made my undergraduate experience so much better. I’m a five min walk away from everything, and aside from that I’ve had a good time here as well. Management has always been helpful and has met all my needs and more. Marissa and Hillery are always willing to lend a helping hand with everything I’ve needed and their friendly attitudes put me at ease. I definitely recommend checking this place out if you want a smooth and orderly living situation for college or really whatever!
I would highly recommend this place for anyone looking for a place to live close to UCR. The location is perfect, no more than a five minute walk to campus. The management team is extremely helped, jumping on any issue you may have and getting it resolved quickly. The rooms are large, and spacious, which was nice coming from living in a spot where the rooms were small and couldnt fit much furniture. Everything has been recently renovated, it really feels like luxury living for a student. If you are looking for an affordable living space that is close to campus and has everything you could possibly need and then some, then this is the place for you.
Horrible management! Ive been a resident here since last August, and everything seem pretty good until I had some problems with y parking spot. I pay a 35 dollar fee to park my car inside the property every month. For the first 3 months!! i was unable to park my car in my paid parking spot because other students in the complex feel like they can park anywhere they want... I would come home from work at 11 at night and have to park my car all the way across the street and pray to go for it not to get towed. I complained over 5 times and never did the management team do anything about it. They make it clear that any car with out a permit on the windshield is going to be towed but i had the same BMW park in my spot for 3 months with no consequences and the one time my permit slips from the windshield my car gets towed without any prior warning or notice when my roommate had done that several times where she misplaced her permit and she would get a call from the office giving her a final notice. Until this day i walk around the property and see several vehicles parked without a permit but the management team likes to play pick and choose to whos vehicle they want to tow! Another complain I have and I probably should take this to a higher management level. Is without my permission as I am one of the main renters, one of my roommates subleased her bed to another girl who turned out to be on drugs and was on probation, she stole one of my other roommates phone and would go in my room without permission and use my stuff. Upon signing my lease I was notified that we are not allowed to sublease no matter what the condition is but the management came to an agreement with one of my ex roommates so she can sublease the room and she was almost going to assault me and my sister and we had to call the cops to get her out of there and until this day we get threats from her for kicking her out! You are supposed to get all parties consent that live in the apartment when one of the roommates decides to sublease but that did not happen and i later found out, my roommate had agreed with the management without notifying the rest of the renters! Very disappointing in the management team .. oh and to top it off they are all college students that probably have no experience in the managerial field.
URG is very expensive for what you get. I lived here before it was bought out and it was a reasonable price ($1150 for the whole apt) even though it was old. Now the big company is trying to pretend like they are the same as the other apartments around here. This place is clearly worse than almost any other apartment around here.I live in a 2bed/2bath. Its $743 for an unshared room and $389 per person for a shared room.Parking is $30 for an uncovered spot and $50 for a covered spot. They are also very small.All utility bills are paid by you (water,gas,elec,trash,sewer, they dont pay for anything) which averages $150 a month for the whole apartment. Im pretty sure they double charge us on water? Both rooms pay at least 30 dollars (so 60 dollars for the apt).Laundry costs 1.50 for washer and 1.25 for dryer.Only thing free is the slow 5mbps internet. Which sucks.Office is not open on weekends so I hope you do not have business with them or get packages delivered on a weekend.This is about 800 dollars for me without parking, but I dont get any nice perks like a gym, free parking, or having my utilities paid (which the landlord used to pay, but they are putting every cost they can on us to make up for renovating EVERYTHING). They basically doubled the rent for the same crappy apartment. Yes, they are going to screw you on your deposit too, ~$100 for cleaning and paint (yeah yeah, standard bull).The apartments are also very old and hastily renovated. The workmanship is bad. This building is old and crappy. All they did was put new paint.This leads to tons of roaches even though I keep my place spotless. They come through the walls from other apartments. This is because the bad construction left lots of cracks leading into the walls where roaches like to live. They are even roaches in the walls of the laundry room.The washing machines and dryers are very old. Half of them are broken and the other half are weak and poorly maintained.Also, they never tell you when they are going to turn off the water or do anything. My clothes were still in the machine when they decided to take all the machines out so they could replace the floor.In fact, they never tell you anything. Youre just a dollar to them.Not only that, I did not even get multiple keys. We had one key for the entire apartment. The manager said she would get us more copies but she never did so we had to make our own. More money down the drain.One other small thing. I hope you like waking up early on Saturdays. Every Saturday at 8am a landscaper has to leaf blower the sand because the retarded designer does not know how to keep a sand/dirt garden from flowing out onto the sidewalk. The inner apartment sidewalk also floods during the rain.Lets top everything off with the kicker:When they renovated the place, they put in new ovens, floorboards, fridges, everything. However, when they put in my oven, they left the owners manual under the oven. I had a fire the size of the oven and my apartment was ruined by the smoke. We had to call the fire department. Great job guys. Of course, I had no compensation for the workers failure.I cant recommend URG. Ive lived at Grandmarc, the Palms, and this place before it was bought out (formerly called Iowa Gardens). Ive spent a lot of time at friends apartments including: Stonehaven, Falkirk, Aberdeen-Inverness, Glen Mor 1 & 2, Copper Canyon, and Bannockburn.They are all better than URG now. URG has nothing to offer that is significantly better than the other places. Stay away. You will regret moving with URG this year.
If I could give this place no stars at all I would. Do yourself a favor and don’t choose to live here it’s the worst. They claim that it’s safe and they have security patrolling the area at all times yet there are homeless people here at least every weekend wandering around either in the laundry rooms or just inside the complex. like others have mentioned below the management sucks and don’t care about anything here unless it includes charging you ridiculous amounts of fees. I never once had a problem with the parking here and this was my first time forgetting to put up my parking permit and they decided to tow away my car knowing damn well I pay every month to have my car parked inside. A $275 fee for a negligent mistake yea don’t live here litterally anywhere else but here paying a little bit more for rent and you’ll be receiving better management and amenities that URG does not provide. The manager marissa only pretends to care and says there’s nothing she can do about things when I am sure she can. Horrible experience living here not to mention that when living here last year they stole my brand new bike and I am sure it was one of the workers from here that stole it because they gave me a gift card which seemed very suspicious. Only living here because my roommates and I did the mistake of not looking for a better place last year, definitely this is a learning experience. No one should even live here.
Pls!! If you have any option at all, avoid this place. I Do Not want to go to my personal opinion while that could be totally subjective and just simply swearing. Let me tell you a few facts. #1 URG charged $90 for water or trash they claimed as utilities, but no house or apartment I ever lived in charge that much for water. You still need to pay gas and electricity with utilities company which are REAL utilities I say. #2 Parking is $50 per spot per month. Any other apartment usually charge parking as ONE-TIME thing. Take a look at UVT, They got a whole parking structure for tenent. But charge monthly rent for parking? Good way to make money wouldnt you agree? #3 Late fee is 10% of your rent. That will be ton of money if you rented the whole unit, like $200+. and no way to refund that. #4 If your unit happen to have bug/pest and need service. They will hire pest control company to do the job while you will be totally responsible for the bill, which could easily be 1k+. #5 expect the rent increase every year. In my case, I rented a 3b2b, which cost $1300+ at 2015, $2000+ at 2016, $2100+ at 2017 and guess what 2018 will look like? #6 Constant water shutdown and maintain which tells how old this buildings are under the newly painted exterior. #7 The leasing manager is not very helpful. Whatever you asked for she just said her boss wouldnt agree which is funny to me in two ways, first we have no way to speak to her boss in order to negotiate anything; second, if she could not make any decision without boss approval, what a joke manager she was. #8 They might be the only apt around UCR sold by bed space, which mean they could put 2 person in one room, a 3b2b will live 6 people. Good way to make extra coins for this aging apartment building. #9 Overprice for not that great remodel efforts, they always try to justify the rent increase by telling how great the remodeling to the interior and exterior are. But if you take a closer look , waling through the buildings. I can tell there was nothing more than a fresh paint job and a few new decoration in the main entrance to attract incoming student to walk into URG. Im not angry, and I still stuck in this apart, but I would like you to make an informative decision in choosing a place to stay during college. THX
This property is great for the price and location. Yes, it is expensive for Riverside. But its the most affordable, closest to UCR, and cleanest place Ive seen (Also, Im glad it isnt furnished because can you imagine getting a college students hand-me-down couch?). The landscaping looks fantastic.Packages take time to get if you order packages that are too large for mailboxes or you arent home for delivery. But thats way better than other properties that let your packages be your own problem.I dont know the situations of everyone else who decided to leave reviews, but it all seems ridiculous to me. Theres a lot I could say, but the point is that this place is one of the best options in the area.
I wish I would have looked at these reviews prior to my move in at the end of August. This place is something else. I am very disappointed. I moved in August 30 and was looking forward to my move in until I got there and the place was nothing like the model. These are all the problems I have had since I have been there. Today I call because I have a COCKROACH problem in my apartment and the person that answered the call was rude I asked who was it and she rudely asked me well who is this Maritza. I have never live in a place like this. You open repair tickets and they stay open...1. Air condition unit was not working on move in. They had to repair it the next day.2. The apartment was dirty and filthy. It was never cleaned I spent $200 to have it professional cleaned3. The shower in the master bedroom had a big rip on it and when they did repair they forget to put the shower drain protector back on it. They finally did put it back and within the next day it was loose again.4. I reported an ant problem day 2 or 3 and they never even responded.5. I reported a COCKROACH problem and did not hear back as to when this would be taken care of.6. I send email and make calls and they are never returned.7. They tell me they have no control over the trash bins8. No kitchen cutting board just the whole where it should be9. Bad paint job in the apartmentI would not recommend anyone moving here until this place get there act together. I cant believe that I lead to believe that this was going to be like a brand new apartment but all it is is a old apartment building that has crap of an apartment. I agree with the last statement covered parking spots are small and expensive but it you leave your car in an uncovered parking spot your car is dirty in the morning.... I regret moving here BIG time and would never do it again would move out if I did not have to break the lease and if they pay for my mover who moved me into this place. It seem to me all they want to do is rent to young student who I guess dont care where they live. This place is just a BIG joke trying to compete with real apartments. RENT AT YOUR OWN RISK!!!
I have lived there for more than 2 years. Iowa Garden used to be a budget living apt close to UCR campus. We rented a 3-bedroom for a good 1300+ dollar price point. The building was old and amenities were limited, but there totally OK with the given low price beyound. And Now The Property was purchased by some other giant corporation. They ambitiously want to make this communities UPSCALE! Sounds excited Right? However, there comes with cost and the cost is on US! Right after the new management took over, the rent was increased to 2100+, EXCUSE ME? A 55% increase in rent just because you guys repaint the outside wall, redo the stinky swimming pool and put little flowers along the sidewalk. The unit inside stay the same with a new paint. The paint does not cover the fact the aging communities building. the parking garage is small and old. The gate is old, they put the giant trash container on the parkway, people put old furniture and trash bag around it, SO Stinky. Oh by the way, be prepared to pay a monthly 80+ dollars water and trash fee on top of your 2 grand rent. And remember, if you dont pay rent in time, every 1 second late, they will just put 200+ dollar late fee on your account, non-negotiable, the New Manager Marissa, she just does not care. and her number was never be able to reach. She send out Text Message to tenent all the time, however, her phone is not allowing replying text, EXCUSE ME, just one-way communication, what an arrogant management company.
Although the rent is only $375, there is nothing that is good about this place. The whole place is unfurnished, you have you bring your own bed and mattress and any other furniture. Terrible Wifi that will not work / barely work half the time(when we ask our service provider, he said everything in the building is hooked up wrong). People regularly smoke cigs and weed here so it always smells terrible at night. There are no staff here, building manager leaves after 4pm after Monday-Friday and is unavailable on the weekends, so your out of luck if you need anything afterhours. Only come here if no where else is available.
I have been living here for almost three years now and at first it was very strict, there was security guards and you could not have your tv in a loud volume (it was not even that loud) and they came to tell me to turn it off. and the management was out to get your money Tere that lady eh she was always in a rush and never had time for you or to help you, but now the Apartment is under new management and so far it has been great the other day we had forgotten to pay our gas bill and before when tere was the manager it was almost $100 to get it connected again and well we thought it was for the gas company but turns out that its not it was all for them so the new manager was shocked and said thats crazy and only charged me $15, the Manager is so far in my good side, will see how she is in a year.. What I love about this place is, laundry service 6 washer and 6 dryers, walls are light brown not your typical white cold walls, there is hot water, the rent is pretty cheap for being in the area that we are, rent includes Internet, Cable,and Water Bill so you only get to pay Electricity and Gas. So Far i Have Loved this place. I do Recommend it. Well have a Blessed Day and dont forget your Awesome!!
Out of my four years attending UCR, this is by far the best apartment I have stayed at. The management is responsive, rent is affordable and URG is a safe community filled with friendly neighbors. It also helps that it is only a few minute walking distance from campus!
I’ve lived here for about 7 months & the management is very friendly and helpful throughout my time living here and even before the move. Some quick pointers:- Management is the best, Marissa is the nicest- No complaints when you ask for multiple maintenance requests- Great Value for what you’re getting- Close to everything you could possibly need- Cleanliness
SHADY! WARNING what you are shown isnt what you get. Management will show your children the model with a duel master and 2 baths but will bait and switch your children into a 2 bed 1 bath via email. Valuable learning experience for my child to read every contract but SHAME on management for taking advantage of young adults! To top it off the place is DIRTY!!! Dead bugs in the kitchen and frige on move in day! I guess the cleaning deposit doesnt really go towards cleaning!
The rating of this place is not too low because it was good before the new management started to work there (early 2016). Before that time, I had only small problems and all of them were solved really quickly. Now, the only thing that they owe me is my deposit back. It is being more than 2 months and I still dont have the check and all my emails about this subject are completely ignored. Calling them is nearly impossible... a long time waiting in the line for nothing.

2022-05-07Property manager is the absolute worst. I wouldnt move here for that one reason. Ive talked to over 20 people here that share similar stories with the property manager. Watch out for her if you do move her. Shes very mean and will tow your car just cuz shes like that. I used to smoke up with my property managers. She follows the rules here and keep in mind. Theres a million rules here. I didnt have my parking pass cuz it fell off from the wind. Next morning cars gone. She KNOWS im paying for the spot. She did it 3 times in a single month costing me over $1,000 in towing fees. I have it taped to my windsheild now. Keep in mind. Shell cancel your lease if u get on her bad side. She shows no empathy or sympathy. Just stone cold

2021-04-02I lived there. Worst experience I ever had with apartments. The cheap price is not worth it. There are a lot of roach problems. Hard to get in contact with maintenance. Worst of all, they over charge you for unnecessary work when you move out. Even charged me on cleaning service when I had hired someone to clean my apartment. Also for everyone to know it is not safe to park on the curbside in front of the apartment or on the ride road cause my car driver side window got broken but nothing got stolen. Also noticed many in the same situation as I was.

2021-09-14Do NOT live here by all means. I would not recommend this place to anyone. My boyfriend and I decided to give this place a shot due to reviews being better after new management. Boy we were WRONG. If anything, management is just as bad or maybe even worse. Sure the cheap prices might catch your attention, but a lot of spiders and cockroaches will also be a part of your daily life no matter how clean you keep your place. Not to mention this place has an inattentive property manager and workers who dont care about their tenants. I understand times get busy, but to contact the landlord about an issue to never getting a response and instead having to consistently fix our own problems. Not to mention the property manager constantly misinforms us about cleaners/maintenance/whatever coming on a specific day... only for them to NEVER come. Whats the point of paying all these fees if you basically fix it yourself or wait 3 weeks for maintenance to come? Another issue is parking. I paid for covered parking only for random tenants to park in my spot WITHOUT a tag and refusing to move. And of course, nothing was done until LATER and NO CAR WAS TOWED. Is this complex actually monitored by cameras? Because Ive never seen a camera anywhere and the gates are sometimes open for homeless people to get in. Whats the point of paying extra to have your car in a more secure place if youre just going to keep the gates open? This is the worst place Ive ever lived at and its only been 2 months. Cant wait until this lease ends and I can get out of this disgusting place.

2021-03-05The staff is very professional and so friendly. I felt very comfortable with living here after touring this property. The grounds and landscaping is so beautiful and well maintained. All of our Maintenance requests has been addressed in a timely manner. The maintenance team is professional and friendly. I would recommend to any college student looking for a nice friendly place, close to the university.

2020-08-14Maintenance was always late/ forgetting about the maintenance reports my roommates and I made. That isn’t even the worst part. The security is terrible. In the parking lot, a homeless man tried knocking on my car window asking for the code to get in while I was in my car. And the security didn’t improve after I reported it. My apartment got broken into, and items were damaged. The walls were graffitied. Do not move in here if you are scared of any of these things happening.

2021-03-31Where do I start?! My daughter and I went and toured the University Riverside Garden Apartments and we very impressed and not only with the value but the units them selves. Being able to have different options to fit your budget and how the staff really cares about placing my daughter with someone that would be a good fit with her personality. We did the tour with Brenda Steele and she was full of so much useful information and was very inviting to my daughter and I. Sending my child to college is already a scary thing but I feel so much better about the process having met Brenda and her showing us all the security offered and room set ups. Excited for my daughter and her next adventure in college living.

2018-11-14Positives: The price is affordable with a decent clean apartment and best of all its a roughly 5-10 minute walk to campus and to food places. Management is really nice and helpful when they do actually help. The community is nice: theres two pools for residents and a laundry room as well.Negatives: The internet is not great at all, I have to resort to go to an on campus library to work on assignments. Never order packages to your apartment. Youre better off having them delivered to your parents home. All your packages go to the front office and more often than not the front office keeps your packages hostage for days and you have to constantly nag them about it before they finally tell you to pick it up.There arent any bike racks, so you have to either chain your bike to the stairs or leave them in your apartments.

2017-02-22I moved in Sept 2016 and have enjoyed living here. I find it better than living on campus, way bigger accommodations, and it has the exact same system in place in terms of roommates. I was placed with guys the same age as me and we all go to UCR together so I am not missing out on that college experience that you get from dorms. The staff takes care of my maintenance requests usually the same day I put it in, they even text my phone when packages come. I pay $603 for my own room and only share a bathroom plus its only like $30 bucks for all the utilities like water and trash andthe internet and cable is free so that is nice. I walk to campus because it only takes about five minutes since it is right next to the UV. Im kind of confused with the other persons review because I never hear loud noises or partying late at night, it actually feels secluded and peaceful here. They even have this little garden they put in next to the pool and BBQs. The inside of my apartment is completely renovated so everything looks brand new and works great. Ive never been in a place with hardwood floors and granite counter tops for so cheap. The pictures we saw before renting here looked exactly like what we got. I also love that they keep everything locked and you have to use a special key cause some friends of mine always complain at other places they have homeless coming in but I have not had this issue. Ive never really had any worries or issues since being here aside from the occasional plugged toilet. Marissa the property manager is always super nice and checks up on anything we need after maintenance requests. Ive already signed my lease for next year. Id definitely recommend this place if you want something cheap and close to campus but also really nice.

2021-04-02I was living with my girlfriend there 2 years ago. There were bug problems. There were leakage issues (the water from the neighbors above her would leak into her bathroom). Also, we had a really really bad experience with parking. Her permit fell onto the passenger seat and they towed her car.

2021-05-04No insulation, breakers flip 20-40 times a day in the summer, water frequently shut off, repairs force you to leave your apartment for 8 hours, none of the staff wear masks.To top it all off, we got a brand new car and on monday morning it was towed for not having placards, without any warning, notice or contact. My wife cant get to work now and her uniform is inside the vehicle.
