I could right a thesis paper on all the reasons you should not rent from this establishment. For starters there is excessive amounts of mold that will come after a few months of living there, in your bathroom bedroom kitchen and anywhere theres a window, they wont clean or take of it either. All the appliances are a joke, everythings basically broken when you first move in and then they will take that out of your deposit. They will swindle money from you in any possible way imaginable. Every shower in every apartment will get clogged and water wont drain what so ever. Half of your outlets will not work. Windows will not lock properly, people will break in. Lots of noise complaints and violations so those cost extra even if youre not being loud. The list is never ending.However despite all of these terrible features and amenities they have, there is one thing that was just completely unprofessional and screwed up, just the worst. The day I moved out I dropped off the my deposit check that we had to pay back (ridiculous we hired cleaners to make the place spotless and they still charged us 200). They never cashed our check and claimed they lost it. 6 months later get sent to collections and our credit gets hit, we have to pay an extra $400 because they didnt cash our check? That obviously should be their fault but the first thing they will do is send you to collections, and now we are taking them to small claims court.Its one thing to learn from your own mistakes, but its better to learn from someone else. Dont make the mistake of moving in here like I did.
Ive been told theyve improved since I lived there, but, I still cant recommend it based on my experience there.Yes, I understand the implications of going to school in Chico, but this was ridiculous. There is no studying here. There is no respect for dead week here. If you want beer and sleazy women, this is the apartment complex for you. If you want to study for a test at 9AM the next morning where you live, live elsewhere.These apartments havent been updated since their construction in the 70s. They have a single AC unit in the wall in the front room that wont make it into the room youre in. Theres no insulation so its freezing in the winters and ungodly hot in the summers. The wiring isnt up to code and often fails. When you make them aware of this, they say its fine and that whatever youre plugging into the wall is broken. The staff dont care about anything and cant do basic math.Avoid, avoid, for the love of god, avoid.
I highly recommend looking into other apartments before choosing Timber Creek. Me and my roommates have found numerous disgusting issues with our unit, including mold and cockroaches.No shade on the management or maintenance, they seem like nice people, but just spend your money elsewhere, it’s not worth it.
Do not rent from these people. My boyfriend and I have both rented from them and have had a very horrible experiences with them. They are a huge scam and will charge you up the ass for things that need to be done in the state of California legally once a tenant moves out. I could not say enough negitive things about this place but they are a rip off and I advise you to stay far away from this scam.edit*** I have called this company and they have changed to a new company and they will not return my calls. DONT MOVE TO CHICO IT WILL DRAIN YOUR POCKETS.
This place sucks. Everything breaks! The walls are so thin, you can hear everything. The gates were always messing up. The washer and dryer machine hardly worked. Some washers would leave your clothes very soaked and the dryers wouldnt dry all the way. They never notify you if something goes wrong with a payment. They leave it very last minute. This place is just a horrible place to live. Its sad.
I’m getting ready to sign off on the rental forms for my grandson for this upcoming semester. I need to know what, if any, safeguards are in place should the school not start, on site, due to the Covid-19. The only thing I see in the lease agreement is a $2235.00 charge for termination.Thank you
PLEAS READ!!! These people are the worst. If you move in I recommend taking pictures of EVERYTHING! We wiped down our apartment as clean as could be. That be walls, refrigerator, oven, bathrooms, vacuumed and they kept all our deposit saying they needed to repaint/ shampoo. 2000 $ worth of damage? Not even! I cant even fathom what they need all that for. On top of that theyre trying to add on more. That is such a load of crap. These people will rob you They charged us for a bathroom shower hinged being screwed back in even though it was like that when we moved in and we even had them fix it while we lived there. Its their responsibility! I did nothing for 2 days but clean that place! I asked for a walk through ahead of time and they said it was okay and this is how they SCAM you. DO A WALK THROUGH and TAKE PICTURES! Im currently talking with my roomies so we can take thos place to COURT!
The management here is one of the most pathetic excuses for management I’ve ever had to deal with. Their only priority is taking your money via exploiting you in any way they can conceive. I would hesitate to call this a housing office, it is more of a factory to manufacture a disdain for property managers everywhere. Would not recommend renting from Timber Creek in any situation.
They honestly dont even deserve one star, other than the fact that the apartments do supply walls, so I guess I had some privacy that way...... there are places in chico that are the same price for way better amenities. Find those, live there. You dont want to live in a zoo. Its nick named the zoo for a reason. And is not just because theres partying. I think its because the management cant get there shot together so they run around like animals. But go ahead & see for yourself.
This apartment complex allows Section 8 tenants. So, your precious college kid may end up like me... they put a mentally insane 42 year old guy in the room next to me. I didnt feel safe sleeping at night, and during the day he would bring over homeless people to cook and hang out in our living room. AVOID THIS PLACE!

2021-07-27I had a great move in experience. Tina helped me with everything, she explains well to make it easy to move in. She is kind and very helpful throughout the questions I had. The staff is friendly and were great. Maria showed me my apartment in move in day and she was kind and helped me finish filling out paperwork. They both made my move in experience great. I also entered to the raffle and won. I am grateful that I’m enjoying living here and having a great experience.

2021-07-28Staff was very helpful and guided me through the whole renting process since this was my first time renting an apartment. Maria made this process very easy and simple for me since she was quick to assist me and answer any questions I had.There are a lot of useful facilities around the apartments which include a pool, a rec center, a gym, a computer lab, a laundromat, and bbq pits. They also have a package locker to keep your shipments safe.The apartments themselves also seem good. I rented one of the pre-furnished apartments and it was cleaned by staff before I first entered. The furniture seems decent and the kitchen and bathrooms were in good condition.

2021-08-27Maria (leasing consultant here) helped make the moving process quick, and easy! I had to be moved three times before even getting to Timber Creek for personal reasons, and Maria was quick to make the changes! I now live with some of my closest friends!!

2021-05-04Absolutely horrible!! The management is a joke, they will charge you for every minor thing yet when you move in it’s a DIRT BOX. I am applauded by their audacity, they will give you attitude for their mistakes, place when we moved in was a mess!! Like everyone said, there was on AC unit that barely cooled down the living room, didn’t even reach the first room, everyone was sweating to death and same goes for the heater in the winter, we were freezing! Save your money and live someone actually decent!! Edit: I’ve known others thatve been charged after moving out.. thank you, also i complained twice in August, yes 9 months ago.. and i haven’t heard a response regarding that so once again folks, DONT COME HERE!!

2021-08-08We are so glad we found Timber Creek for our college student. Ruby was very instrumental in finding us a place and walking us thru the process. The other staff and management was also very helpful with a somewhat stressful situation, who listens with compassion and understanding from uptight parents! I would recommend working with Ruby, very kind, friendly, and who is an absolute credit and asset to the RCMI organization. I don’t know what we would have done without her, Thank you Ruby!

2020-09-25Moved in during the spring semester couple of days before school. The Management was very helpful and supportive. Catherine Wilcox saved me a room and kept me updated. I have signed on for another year and Tina Romo has been super informative and supportive making sure any issues inside the house or room have been addressed and dealt with. As long as I have communicated with them I havent had any real issue.

2020-08-13Leasing office personnel are very helpful, and patient. Maintenance personnel are extremely quick, friendly, and effective and the property is well maintained and cared for. These other reviews of scummy business practices seem unfounded and more likely tenants don’t know how deposits work when it comes to repairs/move out, I encourage renters to do their research and asks plenty of questions.

2021-08-19Just moved in a few days ago! The staff are all really sweet, and the place is lovely and clean! I was helped out by Crisstina Romo and she was super on top of it, keeping in touch with me throughout the whole process. She has been incredibly understanding, so I highly recommend her! Overall a great place

2019-07-16Living under Timber Creeks management was a very obnoxious experience. They have a rough time communicating with their residents, especially when it comes to surprise fees.For example, they told us that rent was due on the 27th of every month (with a 5 day grace period). We got charged a 50 dollar late fee after the 5th day of the 27th.Afterwards, they suddenly changed the due date for rent on the 1st of every month. This was aggravating because we basically got charged a 50 dollar fee on a false due date. Not to mention that they didnt inform us about the change on the rent date!And the manager there can be very confrontational at times. If you are not pleased with one service or another at the apartment complex, they will actually argue with you about it (in a very passive aggressive manner of course). Sometimes, they will not address the problem at all!And last (but certainly not least), some of the employees there miscommunicate with incorrect information! For example, the rent example (giving us the wrong due date for rent). You will specifically need to talk to the manager if you have any questions or concerns because the rest of the staff are not entirely informed on what they are doing.The only reason I did not give this place a one star is because the apartment complex is very secure and neatly kept (not to mention rent and utilities are far more affordable here than most places in Chico). Unfortunately, my multiple episodes with management made my stay here very uncomfortable........
