Everything is great here (amenities, staff, maintenance).The only downside is that there needs to be better security. My exhaustion pipe and O2 sensors were stolen after Labor Day INSIDE the residential parking lot — after you scan your key fob at the gate. That means it was either someone that lives in the complex or knows someone in the complex. Residential services did say there are cameras in residential parking but only the police can access it.It’s not just me that has gotten things stolen or broken into. Just 2 weeks ago, a friend of ours living in the same complex found a Jeep broken into IN THE RESIDENTIAL PARKING. And glass was everywhere.They do have security, but I feel like residents should be let known of what’s going on in order to protect themselves. And that if we’re being offered a security service, that they are doing consistent rounds around the community in order to enforce safety.
The Heart of San DiegoI have been very fortunate to call The Promenade “Home” for the past four years.I was simply driving by when I saw the beauty of the palm trees from the complex entry that drew me into the signature water fountain in the middle of the lush green lawn.I went into the Clubhouse and inquired about options and price points to living here.What’s really cool and impressive is that the service matched the beauty of the landscape.After touring the property and choosing a location that fit my budget and preferences, I became a resident here.Year after year, I question the price point, and I must say, the amenities, location, and services easily justify why I proudly call The Promenade home.The calendar of activities, the surprise breakfasts, and lunches, the restaurants, are just a few of the reasons you would want to be a part of this vibrant community!I am grateful to Shannon Rone and the team for their level of professionalism and dedication to making The Promenade one of San Diego’s coolest places to live!!Come join the fun!Charles Jarvis
I have been here for 18 months and just love my apartment. Everyone is so friendly and the amenities are great! Most of all I want to commend the residential staff for taking care of any issues immediately. After a while i had a couple of things that needed to be fixed, most of all, I had been away for a week only to find I had pigeons using my balcony as a toilet! Marco G. came by cleaned up the mess and put a repellent down. He took care of a couple of other things too so efficiently. It means the world when you are renting to know that you are in good hands. Thank you!
Without a doubt the best moving in experience I have encountered and I have moved 14x in 10 years!Regina has been a complete blessing to us and made us feel that we could finally have a home here at The Promenade!Regina went way above the norm to ensure we were looked after and is a complete assist to the organisation.We are so happy to be here.
10/30 Bathroom sinks were clogged, mirror border had fell down and toilet seats had broke. I set an appointment online for these items to be fixed. The maintenance man Alan Campos came on time and quickly fixed everything back to new. I’m happy with the service he delivered and him being punctual along with fixing everything. The broken toilets weren’t even on the list and I asked him to fix last minute. He wasn’t sure if they had the screws but was able to find screws to fix both toilets. He was polite and got the job done seamlessly. Thanks Alan!Marco G. Came to the rescue! The bathroom sink was leaking another was clogged and the kitchen light had went out all simultaneously. He was able to quickly identify where the leak was coming from and repair along with fixing the other issues. I’m satisfied with the service of the maintenance team. Thanks Marco!

Live here 2 years. Cant say anything bad. I have a parking, pool, high ceilings, AC in unit, washer dryer. Quite neighbors, leasing office helps with every question I have.Some small things could be improved but in overall very satisfied. I saw much worse apartment complexes with much higher ratings so do not believe this 2.5 stars - its not true. I would say its a strong 4.0.UPDATE:Management isnt work so good as I thought.Told them 4 times about barking dogs from neighbors balcony they did nothing.Also there is a constant construction and they put construction container right under my windows. Workers start making noise at 6:40 am.I told about it to management but nothing changed. Constantly have problems with low water pressure.Everything peed outside, so its hard to breath.Probably gonna move out when lease ends.
I am personally not one to write reviews (whether good or bad) but the frequent negative experiences and the lack of responsiveness and customer service from management has motivated me to do this. I also feel obligated to warn and make other prospective residents aware of all the issues they can encounter before moving to The Promenade.To start with the positive, location is fantastic, amenities are great, and the maintenance team really works hard to keep this property clean and up and running. On the other hand, these apartments are advertised as “Luxury apartments” but you are only getting a façade. With luxury, I would also think you deal with a management that is receptive and who works with the customer.Over the course of our time here (3 years), we’ve had our laundry, kitchen, bathroom and closet flooded. We’ve had water from other apartments backing up into our tub and toilet and overflowing into the room. Sometimes we would get lucky and it would be (from what it looks like) foam from someone else’s washing machine, other times it would be straight up black water pouring out of the toilet or bathtub. We’ve had huge machines sitting in our house for weeks at a time to get rid of the humidity from all the water. We’ve constantly had our AC and heater malfunctioning pretty much every time we try to use it (temperatures in our apartment in summer would reach 90’s and 60’s in winter).I’ve kept management aware of all these issues time after time and they have just covered up things with a patch and moved on. September of last year I hit my limit when my AC wasn’t working and we were dealing with extreme heat. This lead to water leaking in my closet and leaving all my clothes wet and dirty. I had to remove EVERYTHING from my closet for them to fix the AC to then having it malfunctioning and having a leak AGAIN the next time we used itEvery event has caused us either an increase in our expenses, a waste of our time, and most importantly, a health risk to my family. My two year old son has now been diagnosed with allergies and possible asthma and is on daily steroid treatments. We’ve had multiple trips to the pediatrician due to chronic coughs which they mentioned could be related to mold due to all the leaks and flooding in our apartment. And for a month and a half now, my husband has also developed a chronic cough. We’ve been in a pandemic for almost a year, and here we are, having water backing up from other apartments in all kinds of forms. Still, all in all, they decided to increase our rent on our lease renewal. Who increases the rent after EVERYTHING we’ve dealt with and also when we’ve dealing with a pandemic? THE PROMENADE! At one point management seemed willing to help but so far the only help they’ve offered us has been to waive a transfer fee (you’d figure that’s a given right...)So since we decided not to renew our lease which expires tomorrow, our rent is now $200 more for going month to month. Again, I would not mind paying this for a real luxury experience, but it is completely unfair to be paying all this money for an apartment that has been far from luxurious and to on top deal with a management that lacks customer service, professionalism, and integrity.
Gosh I had such high hopes cuz the actual apartment is pretty nice... but the community is unlivable especially if you work from home. There are parties everyday of the week and weekend, it’s a Tuesday and there is currently a DJ at the pool I was asked during a client zoom if I was at a club. It’s 3 in the afternoon. The office won’t do anything except tell you to call the police. The walls are thin so if it’s not a party outside people parting inside and across the way you will still hear. We have a nine year old that is up at all hours thanks to our party animal neighbors. People smoke pot by the pool and no one says anything - definitely not family friendly community.
This place is HORRENDOUS!!!!1. The management is a joke. Customer service is all smoke and mirrors. They treat you amazing until you’re locked into a lease. I have NEVER seen worse customer service at any apartment I’ve ever leased from. Nobody can be bothered to help you. No has answers to problems. Everyone working in the offices has no clue how to do their own job.2. The lock on our “luxury” apartment building has been broken 8 of the 10 months I’ve lived here. So homeless people have been in and out. Packages stolen off my doorstep. Not to mention the meth dealers the leg live here THAT LEFT DIRTY NEEDLES ALL OVER THE GROUNDS, that just got evicted, had 8 animals rescued by humane society from their apartment, they have repeatedly tried breaking back into the apartment so they literally had to put a padlock on the door and place a security guard in front of their door. Doesn’t feel very luxury at all.3. They spend all this money on a lounge and new offices, but can’t fix the plumbing that is always backed up in the apartments, and even flooding the parking garages!!!4. The pet buildings reek of pee despite The nonstop cleaning. There are two beautiful grassy lawns on the property that NO PETS are even allowed to step on, instead they are forced to pee on the sidewalks.5. Cars get towed over night on the street. Impound fees are $400. No warning at all. I can get a parking ticket downtown, not get towed, and only pay $10. This place is a joke.I would not recommend this place to my worst enemy. Literally can’t even describe how terrible customer service really is.
Im not normally one to write a review, but after reading all these bad reviews I felt compelled. I honestly dont know what the other reviewers are talking about. Especially when it comes to maintenance. They take great care of the buildings. There is someone cleaning the front lobby of our building and the elevators EVERYDAY! When we have a maintenance issue we call and they come the next day, if not that same day. They are constantly keeping up with the landscaping and the grounds are beautiful. They do regular upkeep and just refinished one of the two pools. I would like to also add that all of the maintenance employees are friendly and professional.As for the apartment itself, it is wonderful. We moved in to new appliances, new carpet, new paint, honestly the cleanest apartment I have ever moved into. The pool and hot tub area are amazing and kept very clean. The location is extremely convenient. The 8 and the 163 are right there. The complex even has its own trolley stop.I would highly recommend living here and so long as our rent doesnt go up some ridiculous amount, I plan on staying here myself.
I been living here just a short 6 months and I have had no issues with the complex. The staff are always working constantly to have this place looking great. I recently submitted a work request due to an issue with the shower and by the next day someone was already working on it to get it fixed to the best of their ability while being professional at all times. Thanks again for the good work.
I only moved here a couple of months ago and it has been a dream come true! The grounds are extremely well maintained. Resident Services staff are friendly, helpful and attentive. The amenities are fantastic - saltwater pools, large 12 person whirlpools, natural gas bbqs. There is nothing like it that Ive found, especially in this price range, in SD! Jorge, my leasing agent, was helpful, knowledgeable and helped me through the entire application process.The only challenge Ive had here was a flexible tube under the kitchen faucet which inexplicably began leaking one evening, shortly after I moved in. I called resident services that evening, and by morning there was maintenance tech at my door ringing my doorbell. Try to get that kind of service in another complex (no less a complex like this with 900 units) - GOOD LUCK!Furthermore, in the short time Ive been here theyve added a resident clubhouse/work rooms, a dog wash, and are in process of constructing another clubhouse which can be rented out by residents for entertaining. This property is progressive and forward-thinking and clearly cares about the residents.To address all of the comments around getting your cars towed - yeah, they do tow cars which are parked without permits or parked in a 1 hour zone. If you take 1 minute to read the sign where you park however, you wont get towed! If you think about it, there are 4 different buildings, 900 + units and who knows how many cars in and out of here all day long with all the retail shops on the ground floor - Ive seen an average of 2 - 3 people working in Resident Services at any given time...DO THE MATH! Be an adult and READ THE STREET SIGNS PEOPLE!!
I’m personally not one to write reviews, but felt it necessary to share my experience living here.My partner and I moved in here about a year ago and the initial process of moving in was smooth and easy. The staff was very friendly and helpful.When we were touring this complex, we asked a bunch of questions pertaining to the culture of this complex and whether this place catered more towards a younger rowdier crowd. We were told by our leasing agent that this complex is “meant for everyone” and that there isn’t any issues in regards to neighbors. This isn’t true. My partner and I had to request an end of lease (early) due to an issue with our neighbor. On top of the excessive use of subwoofers in this complex and having to hear my neighbors tv and music as if I was there myself - we also felt unsafe and bullied. After contacting the “Resident Service Staff” multiple times about this, they told us they could not “verify” the issue was credible. And on multiple occasions were told “we can’t ask others to adjust their life style for someone else.” And yet, this is exactly what I was being asked to do.Contacting the RS staff is like talking to a rock. You get nothing from them. They’re sweet to you until you sign your lease, then they could care less about your time here as a resident.We’ve seen more people move out of this complex than anywhere else we’ve lived. Additionally, many of our own neighbors have expressed this same frustration with living at this complex. There’s no regards to any noise complaints. If someone is blasting their music or listening to their tv incredibly loud, nothing will be done from it.Separate situation: I was coming back from walking my dog. I get out of the elevator to find a gentleman, who appeared intoxicated or could have been a homeless person, walking around shouting someone’s name looking for where they lived. I called resident service and was told “oh, I’m sorry. We can’t send someone to verify the issue. Feel free to call 911 if you feel threatened.”Another situation: In the middle of global pandemic, where face masks and social distancing is mandatory - I’ve seen on numerous occasions the staff sitting around talking to each other in the office without face masks on. Disrespectful lot.Another situation: One day, came down to my car in the parking lot to find my tires slashed. Called the police and reported it and called the complex. The complex was far from helpful I the situation and did not attempt to even help or assist in the fact my property was damaged.—Some positives: the units are nice. The location is wonderful and having a trolly stop here is great. This is all the positives I feel comfortable saying.The rent is far too high for the way this complex is run and operated. The staff are beyond cavalier about how they handle any issues onsite. If it involves work for them, they’d rather not. You are better off finding an apartment somewhere else rather than dealing with the headache of living here. It’s not worth it for what this complex boasts.
To be honest, I was very hesitant to rent here because of the negative reviews... but I have been super satisfied with my time here and am really happy I made the choice to rent here.I have twin 3 year olds, so we are super sensitive to noise and I was concerned that it would be a problem -- however -- after living here for almost 6 months, I couldnt be happier with my experience.I rent a 2 bedroom + den unit in building 6 and never had any problem with noise at all. Of course there is normal apartment noise - like people driving thru with music on the occasional super loud motorcycle zooming by, but I feel like that is to be expected with living in a city and this happened occasionally -- not often at all.My unit is very nice inside with new cabinets, carpet and counter tops. Everything was clean and well kept. I looked at other complexes/units nearby and most were a lot more expensive for less space -- so this one was the best deal and offered the most updated spaces IMO.I never had any issue with my car being towed. I have talked to other residents who have had their car towed, but usually it seems to be due to renter error... As long as you park in the resident areas and have a permit on your window, it should not be a problem.The property is very well maintained and all of my maintenance requests were dealt with quickly and efficiently.There are sometimes issues with elevators, garage gates, or fob entries... but that seems to be pretty consistent across all large complexes -- even in much more luxury/expensive owner occupied condo buildings that I have lived in before in downtown.I love being able to walk to the coffee shop -- which serves fantastic coffee and food. There are also other shops and restaurants within walking distance, so that is really convenient. There is also a trail that goes by the river which is really nice for walking on -- minus the homeless people who sometimes hang out there -- but that happens everywhere.Overall -- I am really pleased with The Promenade and would highly recommend it to anyone looking for a nice apartment for a decent price in a convenient and decently quiet location.
If these things appeal to you, you’ve found the right place...You will see homeless bathing in the fountain. Your dog will only be allowed to walk in rocks or dirt that reeks of ammonia. If you decorate your patio you will be told to take it down. While other apartments don’t seem to have to follow the same rules. There don’t seem to be any rules as to how loud people are here, so sleeping will be a challenge. Anytime there is an issue the “office employees” will be snarky and unhelpful their most favorite response “just call 911”. You will be wildly overcharged for your monthly stay. There are so many other “perks” but i think you get the idea. :)
If you have extra money that you don’t know what to do with it move in here! They’ll make sure you pay for everything they are supposed to.. painting apartment, professional cleaning for new tenants, professional cleaning a carpet, even for ‘disinfecting a floor’ which is not included in the price you have to pay for theirs ‘professional cleaning’ .. poor tenants who accidentally damage something in the apartment during living, they’ll gonna make you buy that thing but for double price! I wish I search more about this place before moving in..Paying price for luxury apartment but you often don’t have hot water, when they decide to change things around they just leave you letter at the door that you have to leave apartment for whole day because they are changing AC sistem or they’re going to check alarms.. you don’t open the door bunch of people entering your apartment because they have key and don’t care if you can’t leave, you’re sick , you don’t have nowhere to go .. they just care to charge you for everything and anything and that’s all.. Management is nice and friendly just until you sign a lease after that you have to deal with everything by yourself.. noise,party people at 3,4 am , homelesses under your window, delivery room for package opet at any time for everyone who want to walk in and steal your package.. horrible smell around the building, garbage smell in the elevator waiting arias make you throw up every time you want to use elevator … many more things…So if you have extra money and you don’t have nothing else to do move in here and you’ll get headache almost every day ..Thankfully moving out and I will make sure people hear about this horrible place that using people for everything they’re supposed to do!!!!
Edit: Due to do their response I moved this from 4 stars to 2. Also their are no guidelines as to why the lounge is closed (with the ping pong tables etc). Explain that?---- Original Review ----I dont have too many complaints. In general, the maintenance is fast, place is usually pretty clean, and things get fixed in a timely manner.My only big complaint is that we pay a bunch of money for all these extras. Yet we cant use any of them, because of COVID. We should of got a reduction in rent, until things went back to normal. God knows they are saving money on PGE/Maintenance/etc for all these extra facilities that we cant use.
I love the Promenade. Its quiet, convenient and feels very homey. Ive lived here for over a year and the resident services team always ensures that any issues are resolved quickly. Over the course of the year, I feel that management has made several improvements from remodeling common areas to hiring new security. Just recently they added a new recreation room and an amazon hub for package deliveries. They try their best to accommodate to the needs of everyone by providing free fitness classes to residents, wine and paint events, cooking classes, pet gatherings on the lawn for those who own pets, and even fun events like Easter egg hunts for the little ones. The maintenance team is one of the reasons why I am an overall satisfied resident. They truly care and are always prompt in completing repairs. It feels great to know that I can rely on them if I ever come across any inconveniences. Its as easy as submitting an online request for repair. Usually I do not have to wait longer than 2 days to have the work completed. This makes it really convenient especially when you have last minute proposals coming up or just need to have something fixed ASAP. The first repair that I ever submitted only took them less than 10 minutes before they came up to my residence. They are quick! Personally, I have not come across any mishaps and always feel safe to be here. The trolley makes it convenient during the holidays. It is only two exits away from fashion valley mall and helps you avoid the parking hassle.
Ive never lived in a place with so many issues. Here are my top 3.1. My neighbors clearly Airbnb their place to random people who are noisy, smoke,etc. I brought this to the attention of the staff. Even showed them the Airbnb post, and nothing.2. The staff is ridiculously rude. With the exception of a few sweet guest service girls, all of the managerial employees Ive met have been very dismissive.3. If you live here, you will get towed eventually. My time was today, on a Monday morning, from the garage right under my apartment. My key card didnt work so I parked in one of the ample guest spots, mind you, I am not a free guest, rather I pay to live here and for a parking permit. Within a very short amount of time my car was gone.The apartments are nice I guess, but it is so hard to live here with all of the problems that you will have to deal with on a day-to-day basis. Just not worth it
Where to even begin…The Promenade Rio Vista has to be the ABSOLUTE worst apartment complex in San Diego County. Lets start with their customer service, or the lack there of. This complex has the rudest, most incompetent staff and managers I have ever dealt with. They couldn’t care less about resident’s complaints, including the many complaints we have had to call in, regarding our neighbors constantly smoking on their balcony (which is clearly against the lease contract). However, the staff always reassures us that they will handle this issue, yet here we are.Another HUGE issue about this complex is the noise. If you are looking for a place with loud neighbors, who’s music vibrates your walls and floors during all hours of the day, this is the place for you. Again, we have made several complaints about this issue. The complex dispatches security, however they can never seem to track down the correct apartment, as the hallways are concrete and dispatch “cannot hear the noise from outside”.Lastly, if you have more than one vehicle, be prepared to have your car towed. This place is notorious for having cars towed on a daily basis, no joke! Yes, even residents cars that are clearly marked with a sticker from The Promenade Rio Vista. Please note that the staff will NOT notify you if they decide to tow your car (for any reason). In my particular situation, my husband has an assigned parking spot, whereas I have an “overflow” parking spot. What this means is that my spot switches on a daily basis and I can park where there is a “green dot”. Anyway, I came home from work and all of the overflow parking was full, as it was late in the evening. Being that there was no other option at this point, I parked in guest parking (mind you I have a parking permit visibly noticeable in my windshield). I came out the next morning to find that my car had been towed. Again, I had no warning whatsoever that my car would be towed. No phone call, no email or even a knock on the door to let me know they are going to tow my car. This literally blows my mind that an apartment complex that has the capability to look up my information based on the sticker on my windshield, which they assigned specifically for my car, would not have the decency to give me a heads up. What kind of business are you running?! When I went down to the Resident Services Office to get further instructions and information about my towed car, they basically laughed in my face and said “well you signed an agreement saying we can tow your car at any time for any reason”. They then proceeded to print that one single page from the lease contract to then say, “there’s nothing we can do”. Not once did they apologize or provide any explanation or even attempt to make this situation right.If you are looking for a complex that cares about its residents, this is not the place for you. If I could give zero stars I would. If you are smart, you will look elsewhere.
A convenient location in Mission Valley with the Trolley line right at our location and so many amenities on property and close by. The best addition to to facility in recent years is the package hub. Staff has become more disconnected and difficult to work with in recent years. (I’ve lived here for 8 years and seen the service of the office staff diminish to perfunctory at best.)
BEWARE of what they say and what they do when you move in!!!I am a new resident that moved into Rio Promenade on 11/28. A day prior to my move in, i had spoken to the agent (Nic) about my movers and he said that we would have a elevator secure for my move. I was concern due to the fact that I live on the 3rd floor of my building. The next day when I got back to Rio Promenade, I went to see Nic about my keys and he casually mention that the elevator did not work and suggested that my movers can take the stairs or another elevator. He also stated that lucky for me I have movers.I said the elevator was not working that day and they had reach out to the vendors to work on it the same day. I spoke with fellow residents about the elevator and they said it hasnt been working right for a few days prior to me moving in.The problem I have with this is that no one from the office took the time to get on the phone and call me back to let me know of the elevator situation. If I was given a heads up on this situation the moving company that I was using would have sent additional people to help get my items in my unit faster.As a result of the interruption with not having a secure elevator that could speed up my move in process and having a another elevator that was broken, i end up with 8.5 hour move which could have been reduce to 4 hours and over $1100 in a moving cost.I spoke to Nic to complain about this issue seeing if they could do something since I didnt get a early notice on damage elevator and he was like the company cant do anything and said Sorry. To me I felt this place does not care about anything but the rent.I have never been concern about moving into a house or apartment in life until now. If I would have been told prior to having the movers come to my old apartment to move my housewhole items out of my house, it wouldnt cost me as much. I feel like Rio Promenade doesnt care. I am active duty military and have been in the service for over 11 years. I know what is wrong and what is right. What happen on Sat was totally wrong and I want you to know what I am going through.I also want to point out that my units carpet was not clean at all. I could smell dog all in the carpet and it really mess with my breathing. I think my unit was rush to be clean or was not properly clean.
I recently moved to Promenade following the sale of our condo downtown following 19 years. Not living in an apartment community for almost 3o years, this was foreign to me. I find the property a beautiful property, well maintained, reasonable rents (for SD) and incredible location. Josh was our rep and still remembers us by name. BTW...if Corp reads these, he deserves a raise. Anyhow, Just read some of the 5 star and 1 star comments. The 1 star are ridiculous. This is great complex and I highly recommend. On issue, my car was towed 3 times, once my fault and twice for BS reasons. I need to take up with corporate and they do need to be immediate clear how the towing policy works...SO...question the policy thoroughly should you move here but again, I strongly recommend!!Just wanted to add one more item....Ive had 4 minor maintenance issues in 9 months internally...all were followed up on immediately and properly....so much so, Ive tipped maintenance every time they have fixed our issue. Further, I walk my dog every morning at 7:00 am when the multiple cleaning staff begins their day, and theres many working the grounds and I see the same faces so they have good employee retention,. The immediate smiles and hellos from them hard working women and men is so nice and creates a great sense of community. There are a ton of dogs and many outlets for free doggy bags. For the tiny percent that do not utilize nor feel they should no need to clean up after their pets do their business, shame on them and they should not have a pet. based on total number of dogs, and the few pet messes left I would have to anticipate this in single digits which shows the quality of tenants. Live downtown in $500-$1MM condo neighborhoods as I have and you would not be giving 1 star ratings. Think before you comment and identify if the grass is truly greener as there are issues everywhere. As I stated earlier, I strongly commend this complex.
I have lived here for 6-8 years and I have to say in the past two it has gone downhill a lot. The management has changed and no one cares at all anymore. When you first come in, you will see the renovated area, you will see the gym, but dont be fooled. If you sign a one year lease, remember you are going to be here for one whole year.Over the past two years living here I have seen the elevator go out 10-15 times. I have seen the police raid an apartment on my phone with crow bars and remove guns from the apartment. I have been at the pool where there are drunk residents fighting security. I have heard people screaming in the hallways. We have had noise complaints non stop because the person below us would constantly throw parties. The noise would be so bad that it would shake our floor.We have had the person below us smoking on the balcony at all times of the day so that our apartment smells like smoke and we cannot open the doors in the summer.Our dishwasher ruined all of our dishes and cups and the promenade refused to give us a new one.Today was the last straw. We have a parking pass in the car and we were parked at the promenade and they towed it. $216 and we talked to the promenade and Alondo the manager was rude, argumentative, and didnt care at all.There are so many other nice places in the area. Dont be fooled by their new fake 5 star reviews or the decor around the promenade. They dont care and if anything goes wrong throughout your time here, you cannot get out of the lease.
Disappointed with the lower level management, but not very surprised. Someone has to have those kinds of jobs... Had to deal with them multiple times and they were mostly incompetent, lazy and unfriendly.When we moved in, the windows were broken, and there was black hair all over the bathroom walls from the previous owner (meaning it wasn’t painted, of course—but I’m sure the previous owner was charged an extra move-out fee for painting).The entire place smells like piss, there are sketchy homeless people always hanging around, maintenance requests are always dealt with late, the sewage in the apartment itself is always backed up and in need of fixing (especially in the kitchen). It seemed like a monthly occurrence that the water was shut off for entire buildings because of plumbing and maintenance issues....During our move out, we requested a walk through so we could plan for the extraneous charges that are inevitable with large apartment complexes. During the walk through we were told we would be charged for carpet cleaning, partial painting and cleaning and that was it. Fair enough. At least we can plan for it...Surprise, surprise when we found out our entire stovetop would need replacing, and the screen door would need replacing and the entire place would need re-painting. Then move out fees etc. were all piled on top of one another. Even after applying the deposit, we owed ALOT of money according to them.I can’t say I’m surprised, but honestly, the Promenade management has been miserable to deal with—absolutely miserable.Cheers.Update**My wife told me to remind everyone that the apartment above ours flooded and it leaked all throughout our ceiling and caused a lot of water damage. The next day, someone came and put a fan in our apartment and we never heard from them again. During our walk through before we were to move out, the guy kept apologizing that no one had bothered to come fix it or re-paint it. We lived with the water damage in our ceiling and down our bathroom wall for 3-months and now they are going to charge us to repaint it—thrilling experience. 🤩Update 06/04/2019**Upon writing the review, someone in management named Shannon reached out to us and was understanding and reasonable. I was impressed with her willingness.
I am a type of person that rent a place, have a quiet life, make my payments on time!And that is exactly what I have done in my multiple years that I lived in promenade.During these years, multiple of my friends moved in via me.Not a single complaint about me!What they have done in return?1-Taking no action when there were multiple noise complaints in the middle of the night2-Taking no responsibility when packages were lost3-Taking almost a year to pay something they were advertising to pay you! After I complaint so many times and they realized I might stay and they cannot get away with it4-Canceling the free carpet cleaning after the first year5-I got charged almost 5000 dollars because I cancelled my lease 4 month early due to buying a new place – I have no problem with this even though it is a rip off – I paid this fully and checked out; even though I retuned the apartment in a really good condition! They took all my $500 deposit as well! And without any mail notification, all of a sudden I received a phone call from collection agency that I owe 198 dollars. I was asked on the phone to pay the amount right away and only after I insisted they send me an email with no detail of for what and why I need to pay almost 200 dollars on top of 500 deposit + 5000 penalty!6-Please keep in mind I lived there for 4 years with no late payment and no issue and every single year my rent was raised by at list 100-150 dollarsPremium price! No good service! No respect!
The Promenade at Rio Vista is a beautiful apartment complex with great amenities that is severely hampered by poor management and lousy tenants. The renovated/updated units are quite nice but the walls are on the thin side. The wine bar, gyms, trolley access, coffee shop, convenience store, and dry cleaner onsite are all great features. Unfortunately, the high rents and nice facilities arent enough to ensure respectful, rule-abiding tenants. There is clearly no selective screening of prospective tenants and no form of income verification. Management doesnt enforce any of the terms and conditions within the lease agreement; they would prefer to send out ineffective reminder emails every several months rather than police the property and issue fines or citations. For example, smoking is not allowed in any common areas or on patios/balconies. Every few months a new reminder email is issued but the units with ashtrays and hookahs sitting on patios arent subject to any discipline, nor are the individuals smoking along the sidewalks or in the garages. Full (20 lb) propane tanks are expressly prohibited in the lease agreement but at least a handful are plainly visible when walking through any building. Clothing and towels are draped over railings everywhere. Trash bags are often left outside of doors. Several buildings are dog free and touted as such by the leasing agents. This is a bogus claim since management doesnt enforce strict pet policies. Management claims that service dogs and companion animals must be allowed in all buildings (which is understandable). However, tenants lie about companion animals and/or dont mention animals on lease paperwork (or deceptively acquire dogs after moving in) to avoid paying the rental fees for pets and management is too scared to enforce the rules regarding dogs. The entirety of Station Village Lane smelled of dog urine, so they finally replaced the fake grass with decomposed granite in an effort to make pet owners walk more than three feet from the exterior door to let their pet find relief. Communication is also very poor between management and tenants. Planned repairs are rarely communicated in advance and initial emails rarely provide planned outage duration. The elevators are out of service far too frequently and the water is shut off with little to no notice several times a year. These types of outages need better planning and communication and emergency situations require more detail than what is typically provided. It feels like the ownership/management is only concerned with getting people to sign a lease and then forgetting about them. If you complain about anything you will get a follow-up call, which seems like a nice and meaningful gesture, until you realize that its nothing but hot air. I cant recommend this complex until the management quality improves to match the high cost of rent.
Love the property. Love my neighbors, the leasing office, the amenities, and even the maintenance team is awesome :) Im very pleased. Nick is the GM at our local pub and hes exceptional. Brand new gym and clubhouse are awesome. I use them for both work and social. Note - the parking limits are clearly posted. The rest is up to you - I wouldnt gamble...
Today I received email from leasing office saying that due to warm weather I should not leave anything in my car because homeless people might steal it. I thought security was included in my rent. It’s not. homeless people are using pool, jacuzzi and showers regularly. Now I assume they have access to garage and our cars too. These guys will also lie to you that pools are heated. They are not. Update: I measured temperature a week after their reply. It was 72. They lied again
Recently moving to California from NJ, I have to admit I was skeptical because of these bad reviews. Please do not listen to the horrible reviews and see for yourself. I wanted to find a clean, safe and cost efficient apartment. The Promenade Rio Vista has all of my requirements and more. The complex is always clean and well maintained.Residents are always noted when events are taking place and how to become involved. Yoga is available for all residents at least twice a week. The amenities available and the price being payed is basically a steal. The location is central to the beaches and downtown as well! We love living here! :)
It’s so sad that after living 2 years they are going to end this chapter this way. Make sure you put EVERYTHING in the move in paper because they don’t seem to have much common sense when you want to move out and are going to charge you for everything and MORE! When I moved into this apartment I saw that there was tiny cracks in the closets’ mirror. I never considered a problem because it was not going to after my life there but one of the cracks started to get bigger and bigger (I guess you don’t suppose to use the door of your closet at all...) and now they want to charge me for the mirrors. It is very sad that even though I have lived here 2 years and be a good tenant, never complaint about signing a contract that included two gyms and two clubrooms (which they have had close for almost the whole year) I have had many important documents, computer and clothes destroyed because they installations even though they seem new, are very old and the heater coil inside our closet broke and made a completly mess that our insurance had to pay which it means we will have to pay more next year for the renters insurance. Anyway, be aware of reading the reviews before you lease here. Some of the workers are really nice people though.
I chose to write a review because the rating does not reflect how excellent this place is. charismatic employees, clean, safe and home is how is describe this place. What makes it the best is the team. Nick, Mellisa, Ashley, Jorge, Chris, and Misty are the people I most look forward to seeing when I need help or have a question.
Beware non functioning elevators especially if youre on an upper floor. In 2019 the one of the elevators in this complex has gone out of order every 3-4 weeks for roughly the last 6 months. One of the these times it went down while we were riding it and we were trapped on the elevator for a short time. We have reached out directly to the staff at the complex on several occasions and they are not helpful or transparent about this issue and only give vague responses. It seems the management is not willing to fix whatever the root issue is and only does cheap and temporary patches. There are plenty of comparable complexes in terms of location, price, and amenities in the nearby area, so I hope you consider looking at one where they take the safety of the tenants more seriously.
ROACHES, ROACHES, ROACHES!!!! Avoid this place if possible. Our apartment was infested with roaches. We had our apartment treated 3 times in 4 months and it only got worse. They were coming from under the counter top. It got so bad we try to treat it yourself but it did no good. When I called to complain it was suggested by the office that maybe we brought them. Really? Did we bring the one that were in the garbage dumpsters and hallways too? Speaking of garbage, they move the full dumpsters into the parking garage and leave them there all week which make the whole garage smell horrible. We had our door mats stolen within the first week of living there. They also kept our deposit and charged us additional $300 saying the whole apartment had to be repainted. When we asked for the pictures to prove this since we only lived there 5 months we were told that they would email them but they never did. We paid it because it was not worth the headache of fighting them because our account was sent to collections. They also love to tow cars for any reason they want. The worst place we have ever lived.
So far we are very happy with our apartment and our interactions with the office staff have been very pleasant - the team has been very helpful. We worked with Melissa Garcia and she was such a pleasure. She was personable and answered all of our questions, helping us find the perfect location in the complex, making sure we had what we needed on move in day and even followed up with us afterward. We also worked with another person, Jorge, who was great too!
This place has the rudest and unprofessional staff i have ever came across. My apartment has plumbing issues every few months. When i moved in the carpet was not cleaned and the walls were a bit yellow. The cabinets in the kitchen kept breaking and it took maintenance 2 weeks to come and check it out. The street smells like dog pee i wish i had listen to all the bad reviews.And the staff in the office are not caring and they dont return emails or calls when you have a issue.Please save your money.
My 1 year lease is coming to an end but I am not re-signing my lease. Reason being is that rent is being raised on me and its no longer worth it to someone like me. So why not give it less than 5 stars?Main reason is because you get what you pay for. This apartment had everything I needed and looked for and then some. The things I wanted:-Modern style-Garage parking-A/C and washer dryer in unit-Beautiful landscaping-Grounds crew that kept stuff clean-People in leasing office always friendly-If any maintenance needs done, they will be at your apt to fix it within 2 days. Even a burnt out lightbulb.-Awesome location. Great eateries and all the stores you would ever need (2 malls, Costco, IKEA, etc.) nearby. Also you can get almost anywhere in San Diego within 10 minutes.-Never too loud. A young professional demographic for the most part.Definitely would live here if it is affordable for you.
If there could be less stars I would give them. People working there are clueless and incompetent. I put a deposit on a unit and signed the lease, only to be told 2 weeks prior to my move in day that they extended the existing tenant for another month. Bunch of f....ers. Someone on their end f....ked up and extended the tenant in my unit and it is my problem to deal with now. Complete disregard to the fact that I am moving from Denver to San Diego and have so many reservations and bookings in place. Then they offer much worse apartments as comparable and thats all I get. They do not care what they sign or what you pay, doesnt matter. They immediately disabled my login credentials to the application website so I cant see what they did anymore. Con artists and time wasters, go elsewhere with your money. Either way, half of the units are on the trolley line right by the station, so unless you want to hear trolley brakes day and night go elsewhere. And measuring by the existing reviews for this place on yelp and google I should not have gone there in the first place. Dodged a bullet on that one it looks like.
TERRIBLE MANAGEMENT and accounting practices is why I left as soon as my lease was up. I will not go on about the same complaints everyone else on these reviews has (parking, security, towing, smoking, noise, losing packages, staff that do not return phone calls or communications in a timely matter). Just know that I experienced the same. My biggest complaint is how I was treated as a resident in a so-called luxury apartment complex. Theres nothing luxurious about living here.#1: In March I was double charged for rent-- I submitted a personal check for rent and they also debited my bank account which I did not authorize them to do (they, nor I have any record of my authorizing them to auto-debit my bank account). So when the check bounced, they tried to charge me a late fee, an NSF fee, and insisted on a cashiers check which cost me $13. While they agreed to return the late and NSF fees, they refused to pay the fee the bank charged me for overdrafting and cashier check. So to get the banks fee back, I told the bank I didnt authorize the $2K auto-debit, which returned the payment and of course the accounting office charged me yet again a late fee and NSF fee. CROOKED ACCOUNTING practices.#2 Then in April, I rented out the clubroom for Easter dinner for 25 friends and family. The night before, I filled the clubroom refrigerator with food and drinks as I ran out of room in my own apartment refrigerator. I put my name, apt number, and contact info on it all and when I came back first thing in the a.m. it was all gone and the room had the appearance of being cleaned (floors shined, tables re-arranged and cleaned, plants dusted, etc). Resident services office refused to take any accountability for their cleaning people throwing out/stealing my food/drinks, saying that it had to be another resident that stole it (yet, no other resident rented out the space the night before and the clubroom was to be secured from other residents entering after 5pm when I placed the stuff in the fridge, so how could that be?). Oh and despite the room being cleaned the night before my party, the room and furniture were in terrible condition. I was embarrassed to host my friends and family and promised them next year to be better in a new place. The pleather on the chairs was peeling, the varnish on the tables was flaking, cabinets in the kitchen were falling off, shelves were broken, the microsuede on the sofas were matted and worn down.#3 In the time of my lease, so many amenities have been taken away and yet to renew my lease they still tried to go up on rent. Both clubrooms are now under construction. The wine bar, dry cleaners, Scott Trade have all moved out because they were treated poorly too. I wont be surprised if the convenience market, barber, coffee shop, and spa/salon leave also in the near future. There is now only one fitness center and as such it is overcrowded. The computer and business centers are nothing but empty desks, no computers, no printers, nothing, just empty space. The pool and hot tub nearest my building was unusable for an entire month. All this and you want to raise my rent????Stay tuned, I just moved out, so I will post an update if they attempt to cheat me out of my deposit after I had my apartment professionally cleaned and carpets shampooed leaving the place spotless. I have already taken tons of pictures of the move out condition and consulted a lawyer if they cheat me again, hopefully I dont have to retain him.
For about a year I lived at the Promenade Rio Vista. Besides the staff in resident services being horrific and it being super loud at nightI think I can sum up this place by explaining one thing about the complex. The HVAC system here in all the apartments is archaic. This place looks new but it was built in the 90s and they did something weird when building it. You cannot have heat and AC at the same time in any of the apartments. If you want to switch over you need to call maintenance and they will have to come up 2-3 days later and switch it over for you.Paying over $2000 a month you would think you would get this luxury. Everyone knows that in the winter San Diego may have a really hot day. Well thats too bad, get fans in your apartment because if you have it on heat you will not get that figured out for a couple days.I have to say also I read some of the reviews and responses before posting and its kind of funny how the responses keep saying we dont see you ever as a resident or that this is not true. In regards to the heat and AC I had 7 friends in the promenade and every apartment was the same.I think if the promenade got better staff that wasnt so rude, they would not have people going out of their way to write these reviews.
Stayed here for about a month as a part of temporary housing. It is rather loud, lots of smokers and dog owners that dont pick up after their animals. I have gotten into the elevators on more than one occasion to find dog pee. No bad dogs - just bad owners.Furthermore, this place is a nightmare to move in and out of due to proxy-card doors, elevators, stairs and a complete lack of any kind of valet or cargo cart. If you dont have a moving company moving you in or out, be sure to rent a cart from someplace like U-Haul.The amenities like an on-site market, wine bar, hair and nail salon and dry cleaner are very convenient albeit a bit expensive ($10 for a six pack of Heineken). There are two workout rooms that are well stocked with good equipment; I really appreciated this aspect of living here; it made working out very easy and convenient. The apartments are located on the San Diego river which makes for some nice walking/biking/running trails. And the shopping and eateries close by are nice and within walking distanceOverall, I have lived in nicer apartment communities and I have lived in worse. This place is okay.
Lived here for 5 years and I have to say these were the best 5 years I ever lived in san diego. And the only reason I am leaving now is because Im going to graduate and I have to go back home. When I first came to san diego in lived in la jolla. Then I transferred to here and I have to say that the security here is way better because during the 5 years no stranger was knocking on my door to ask for donations etc unlike other complexes. This place also has everything you need clean pools, shops, and nice gym. I also love the friendly neighborhood here. And the best thing that I liked is the staff. Everyone here loves to help you and explain everything you need to do and required. I have a special thanks to Shannon Rone and all the resident office staff. They were always happy to answer my questions and really helped me from moving to a 1 bed to a 2 bed apartment till moving out. Even when I had some difficulties they were always supportive and kept track with the situation via emails and calls.
Love it here! Its pet friendly, its the only building in SD Ive lived that doesnt have paper thing walls!! I seriously cant hear my neighbors. People at the management office are friendly, everytime something breaks it gets fix in not longer that a couple of days, its very centrally located, clean and beautiful... There are a few things that can be improved, like that leaf blower early in the weekends( should be done week days while people are working) they do towed cars, so just make sure to issued a guess permit for friends that are visiting longer than an hour. For the rest nice experience and beautiful apartments
We have lived here for two years and the community continues to improve. The new gym and amazon lockers are fantastic and the staff are always really friendly and helpful. The common areas are kept extremely clean, and the location is so central that we are about 10-15 minutes away from any other area of the city.
I lived at the promenade rio vista back in 2017 with some roomates it was one of the worst years of my life. My car got broken into, there were broken bottles and poop in the elevator. One time there was vomit in the elevator. It was very noisy and they even towed my car one time. I recently heard that they are still towing residents cars. Yes residents who pay monthly rent, they tow their cars. Apparently the tow company and the cut they get from them is more important than they own residents. Do yourself a favor and look elsewhere.
Imagine working a 10 hour day, going to the grocery store to buy organic produce to make your dinner, coming home placing those items in the sink to be cleaned, meanwhile you are putting away your other items and cleaning the work off of you; when you smell a foul stench... then you hear a gurgling noise. When you go to check it out, your kitchen sinks are FULL of a black sludgy fluid. ALL of your produce is ruined and also your bamboo cutting board!This happened to me. When I went to management asking for a reimbursement, I was told, Im sorry but we have had worse floods than that in apartments and we didnt reimburse them, so we have to treat everyone equally. Ok so this is common. GOT IT!I totally agree with everyone complaining about the noisiness, thin walls and elevator issues. All of the elevators in my building are past the inspection date, they are noisy and often act like they dont want to open or open to soon. I hear every little move from my upstairs neighbor, I hear anytime someone is walking down the hallway. The air conditioner is extremely loud, to where it wakes me up when it kicks on at night (I complained about this when I first moved in and I was told that it was normal).I admit that I read all these things before I moved in but figured it was just a few peoples experience and it would not be mine. But it is! I desperately want out of this lease but dont think its fair that I should have to pay 2 months rent to break it when the living conditions are not Luxury as advertised.See pictures below for proof of all my claims! The pictures of the sink are of what was left behind after the gook had receded.
Came home to an roach trapped inside my stove. Have only lived here a couple weeks. Went down to resident services to speak to Josh and he told me I had to handle it myself because pest control wouldn’t come until Wednesday (it’s Friday.) Currently 25 weeks pregnant so no, I can’t spray pesticides. I asked if maintenance could come today to open the stove and clear out whatever’s in there just for the moment, he said no. He then told me if i read my lease then i would know about the pest problem that could happen in a complex like this. Also, he failed to let me know that when pest control comes I would have to get a hotel for the night and that I would be responsible for recleaning the entire apartment from the dead bugs. No preventive maintenance is done for pests. Apartments are ONLY sprayed when a resident reports something. I’ve never experienced this in any of the 5 different apartment complex’s I’ve ever lived in.
Dont waste your money at this place. Multiple noise complaints about the person below us keeping up past midnight went ignored. Smoking is against the lease agreement, but dont expect anyone to enforce it. We couldnt open our windows due to constant cigarette smoking below us. And when you demand that the leasing office enforce their own rules they reply with what do you want us to do. Dont let the decent rooms fool you because the management is awful.
I ABSOLUTELY give the Promenade 5 stars!! I cannot say enough about how much I LOVE living here!! Ive lived here 4 years and in an older unit, Lisa in resident services has gone OVER & ABOVE to find me my new renovated unit at the perfect price and details, to say I am a picky resident would be an understatement!! She not only got me my dream unit but met every detail I was requesting!!! Everyone in resident services, Stevie, Della, Lisa and Shannon really make my renting experience the BEST ever!! I am beyond HAPPY and plan on staying here a long time! Highly recommend to anyone considering living at the Promenade Rio Vista, it truly is the BEST resort living Ive ever experienced.
I have previously given this complex rave reviews. The staff has always been, and still is, great until something really bad occurs that they may be liable for. My Harley-Davidson was stolen from the garage. The security is extremely lacking and the response from the management was underwhelming, to say the least. I am extremely concerned if I am going to stay here. My car was also broken into, twice.
They lease to anyone with money for a deposit, so expect to be kept up through the night by people screaming and playing music that literally rattles your windows. Dont expect any of your complaints to be fixed because as other reviews have said there is no enforcement by management. By far the worst apartment complex Ive ever lived in.
Ive never seen an apartment complex with retail spaces that makes it so hard for you to visit the shops. Why have retail spaces at all if you can only park for 1 hour. Forget about visiting your family. I just had to pay $400 to get my car out of the tow for coming to visit my sister on her birthday. The office is completely unapologetic. Dont move here unless you want to make your life difficult purposefully.
My girlfriend’s car was stolen right out of the guest parking garage during the middle of the night last night. They won’t show surveillance unless she has a police report (which SDPD is dragging their feet with) and no one knows anything. They had overnight security that we’ve seen before but they don’t patrol anymore I guess. I’ve had bad experiences with the complex in general but this is the icing on the cake. I’d give 0 stars if I could. $2,000 a month for a crack house around back and thieves stealing cars...this place is garbage. The homeless and drugged out people roam around especially at night...it’s not a safe place.Update: this is the second car theft in the complex that I know of ..one was stolen from behind the resident gate ..which you need a key fob to open. There was another car that had its windows busted out that was parked in the guest parking. Don’t live here.
Usually not a person to write bad reviews and raise discrimination flag, but felt very discriminated against by this facility. We came in viewed an available apartment, we liked it and filled an application. They called us to review the application, for them to eventually tell us to bring a deposit of $3548, for an apartment going for $1776. We went to The Cove in La Mesa with the same info and same Yardi application system which was used by the promenade and we were offered an apartment. I asked what the reason for that huge deposit was but I was not given any good reason. If you are black, or have an accent, dont go there. There are other nice places around. The front of the buildings smell like dog poop and it is has alot of activities going on in the facility. If you want a cool and quite place to stay, dont go there.
While I was out walking my dog, I had an unexpected delivery. I was also not expecting to have my package ripped open. Thankfully, the contents were not that valuable, so the would-be thief left everything. If you live here, I recommend taking any sort of precautionary measure as you can imagine. The controlled access is almost always broken, no one is monitoring the cameras, and the Courtesy Patrol is a joke.
PLEASE READ BEFORE YOU ARE ABOUT TO PUT IN YOUR APPLICATION FEE AND SECURITY DEPOSIT:I saw this apartment complex on a few different apartment rental sites and was very excited to check it out. I was out of town and sent my girlfriend there for the tour. Before going out, she specifically told them that she was looking for a quiet place to live because she works from home. During the tour, the man from the office told her that the only noise around the area was from typical apartment living situations. Sweet, thats awesome. Finally a quiet place to live that looks halfway decent, we thought to ourselves. After talking with my girlfriend on the phone I was really sure I wanted to move into this place. I told her to go ahead and pay for the application fees and the security deposit.Shortly after, and I probably should have done this beforehand, I looked at the google reviews of this place. Apparently they will tell you anything to get you to move in and once they take your money, they dont care about you. The apartments have residents that throw loud parties and the staff at Promenade Rio Vista doesnt even take care of that for the residents that want to live in peace.After reading the reviews, I told my girlfriend to request a refund for everything because a 2.6 star review just doesnt give me the warm fuzzies and reading VERY RECENT reviews on this place scared me FAR AWAY.I received a call from the office asking me if I was still interested in canceling my application and security deposit. ($178) I told them yes, after reading those reviews I do not feel comfortable staying in a complex that doesnt care about its residents and only cares about money. I was then told that I WAS NOT GETTING MY APPLICATION FEES BACK and that it was going to take them 3 WEEKS to send the security deposit back.Who has three weeks and EXTRA money DURING A MOVE to throw away money like that?? Looks and smells like a company that only cares about taking as much money from you as possible.WHAT A HORRIBLE EXPERIENCE AND I DIDNT EVEN GET TO SIGN A LEASE YET. Definitely a small dose of what was to come if would have bit that bullet.Thank you fellow Googlers FOR WARNING ME of a place like this.
-Pros:Beautiful buildings,Secure,Good Facilities,Has some shops inside the property.Next to the trolley.Great locationCons:During last two months, we got Water outage two times and Elevator out of service two times.Trash room is next to the elevator, so the elevators smell is horrible all the time.Noisy parties around us while the Residents service never solved this problem.
Buyer beware!One...these are luxury aparements yet, the elevators are constantly broken down, the grill by one of the pools hasnt worked in nearly the two years Ive been here, and the parking situation is becoming more and more strict with out any explanation. There is plenty of room to park for everyone, but they recently down graded 1 hour parking from 8am-6pm to 24 hours. So now, even though there is plenty of parking available, you have to create a pass for someone coming over even though it may just be a few hours on a Friday night. Even though I have a parking pass, my car was still towed and it cost me over $300 to get it out. Horrible way to treat your residents. The rent i expensive and im fine with that, however im not fine with the value. You can go to a complex just as nice or nicer for the same or similar price and get MUCH better treatment.
Residents of the Pomenade at Rio Vista for over 10 years. First experience living in a large apartment complex in over 40 years of living in San Diego. Lived in 2 different buildings both times on the first floor. The central location was our main reason for selecting to move and stay here as long as we did. We cannot say enough about the hard working maintenance team that performs the daily tasks that keep the facilities and entire grounds immaculate. Anytime we had a maintenance issue it was always resolved promptly. Alondo Saldana Resident Service Manager, Adella and Shannon Rone in the Accounting Office were the best management team members in the resident services office we ever dealt with. They were total straight shooters that went out of his way to help us with any leasing or contract issues..
This is horrific complex with a staff as good as you could find in the bottom of a dumpster on Sunday afternoon. Let me just start by saying that if you have the opportunity to live in this complex you will need to get used to being treated worse than the random bums who get off at the trolley station and harass you and your loved ones. But wait, theres more! If you feel compelled to leave anything worth of value in the gated parking area, of which they give access keys to anybody who asks for one, think again because you will have everything robbed that was worth of value. I would know because I found all of my personal tools stolen from my vehicle. Its cool, didnt want em anyways **sarcasm**. All the while all the customer service reps care about is if I was parked in a properly marked space and that I am explicitly aware that they will not be covering for anything of which was stolen (which is a no brainer). Oh and if youd like to get your hands on any security footage from their nifty camera system that has more blindspots than a dirty politician, youre gonna have to find out what grave they get buried in cause thats the only way youre ever going to get it. Any instance that you need the help from the office you will need to just go sit down and talk to a brick wall because youll get a better response than these peeps. I am 4 months into a year lease in which I am so so so upset that I signed. I am hoping this will help prepare anybody who is going to be moving here. Thanks for reading.
Im starting to really hate living here. One of my recent issues is the elevators in the complex. Ive lived here for 9 months and some how the elevators from the parking garage going to my apartment floor seem to always be out of service. Today my wife got stuck on the elevator for 35 minutes, and the only way she was able to get any help is because a resident walked by and heard her screaming for help. I definitely wont be renewing my lease.
Do not live here! They are all about milking every last dime they can out of you. The elevators are always broken, the water gets turned off, the water pressure is horrible when it is on, cars get broken into constantly, everywhere smells like dog piss, the building materials are horrible, and the staff is rude and incompetent. Then when your sentence, aka lease, is finally up and you can get out of the hell hole you have lived in for a year they make up charges to bill you for. I hate you Promenade!
Pros:-Convenient Location.-Decent amenities, though many of them are closing.Cons:-No screening of prospective tenants mean noisy and rude neighbors.-No enforcement of rules (noise complaints, Smoking, ECT.)-Homeless have free reign of the property.-After having car broken into twice, management wouldnt provide surveillance videos or any help at all.Conclusion: Decent complex ruined by poor management.
Don’t ever move In here! I suggest you live in a box because that is way better then these apartments. They charge you for everything and everything will break on you. There is no parking so good luck having friends over. They don’t ever call you back, the activities they have run out of food so quickly and they don’t even apologize. If you want a headache, move in. But I would never even want my worst enemy living In These
DO NOT RENT HERE! I have only been here for 4 months and I have had the worst living experience here. The people down stairs at the front office are incredibly rude (especially the short man who is the worst of them all) and they do not care about anything you say to them. I put in a work order to have my shower cleaned because of black sludge that came from the faucet after they turned the water off and the guy told me that its not my problem. I waited around all day for people to come to my apartment and after 5 hours of waiting I went down to ask about it; thats when I got all of the ignorant answers. PLEASE DO NOT RENT HERE. I want to leave already and I have just moved in. I have so many other difficulties with this place, its absurd. The same small man yelled at me when I went down to ask about random charges I received in a letter from them. When I told him I wasnt sure where they came from he yelled WHAT DONT YOU UNDERSTAND?!. I turned around and walked out because I was not going to be spoken to like that. The people here are awful, terrible, inconsiderate, unpleasant, and disturbing. Theres also been construction directly below me for 2 weeks now and they make noise before 7 a.m. Ive also been woken up numerous times due to loud noices caused my their staff. Whether its been mowing, leaf blowing, or weed eating at 7 a.m. on a weekday, you name it, theyve done it. Theres also a HUGE homeless person problem. I will walk outside at all hours of the day and I will see at least 1 homeless person sleeping at the complex. I have also come across several fecal matter when walking on the sidewalks at the complex. On many occassions I have almost stepped in fecies. There was even a huge one right in front of their front office and when I got back from class later in the day, it was still there. I would not suggest you put in an application here. Save yourself why you can. Like I said above, I have only been here since mid January and I have had this many problems. I am certain that there will be more to come as this place is cannot handle anything that comes about in an adequate or respectful manner. These are the least respectful people I have ever seen working at a residence and it is despicable.
Watch the photos, beggars near guest parking lot of bldg 5 on Nov 2018, management and property managers will have your car tow but such nonsense they do not have eyes upon, incredible useless . Those who are looking for residents do not make mistakes of coming here,Yesterday 11/24/2018 there were fire alarms running all over the Promenade and fire and police had to come to check. Its fear of dwelling at such residence where you are not protected from beggars and car getting towed without giving a courtesy call and and keeping the surrounding unprotected from security.
Stay away from this place I’m locked into this Hell for a year. My truck was towed twice. They have a tow company just driving around towing the cars. Broken elevators and securely gates continuously broken , homeless people going through the trash.... located in the security garage all giving hours. No don’t rent here there are better places to go to. I haven’t found one person that likes management here. Very disappointing.
Don’t trust the positive reviews. They offer the new residents waiving application fee and do it for free if they write good reviews about the promenade. I don’t recommend living in the promenade for many reasons such as how rude they are, cars towing for silly reasons, one week just to fix water, NO SECURITY and homeless knocking doors at night. Even if you call the security phone number they never answer.
I really loved this apt bldg and the ambiance of the fountain. However the bldg is in disrepair and the new construction expands the office not resident amenities :( and elevators always break down and they towed our car even though the gate would not open. We paid 300 for their mistake and were told it was our responsibility to know when the gate was fixed
I paid $140 for my application and the result was decline because i dont have a SSN. They told me that we are going to hold the appartment for you for 7 days until you bring a grantoor. I was working on finding a grantoor who will sign the contract with me. Suddenly she called in the 3rd day and told me you have till the end of the day to bring grantoor or i will cancel your application. What a rude way to talk with a costumer like this. This place could be great but the leasing office is terrible. This leasing agent Maria gave us the run around and the general vibe was negative. Way over priced and the supposedly renovated apartments arent all that great either from what weve been shown. I also found out theres a lot of hidden fees for shared garbage etc.We ended up finding AQUATERA apartments by accident and we were treated so nice there that we signed a lease there instead.
WARNING. Do not move here!!!!! If I could give 0 stars I would. I was robbed of 2 vehicles and $35k over 3 years. And the office wouldnt even look at the video.Ive actually sued them so anyone else should do so also.Ps all positive reviews are made by staff. I know them personally on my many trips to the office looking (and not recieving) help!!!
Everything is broken, homeless people bang on doors weekly, building alarms go off for strange periods of time in the middle of the night (4am today) and the staff are unable to explain why, I cant get into my building rn because all the doors are broken. Once a week the garage gate breaks (or more) and management (if they even really exist) do nothing to fix anything ever. Its a joke.
I called the promenade today and asked a simple question I was talking to Iris or Eeris I think she said her name was and she told me I dont have time for this and hung up. What a rude person. That is your job how can you not have time to do your job. I will not be renting from here in the future if that is the way their employees are. They just lost a customer.
If you dont enjoy sleeping at night while paying $2000+ in rent. This is the place for you! At the Promenade you will wake up to barking dogs, noisy neighbors, and revved up engines which echo through the street corridor. Another bonus is the bums you will bump into that travel using the trolley station that is located on site. These bums then break into the apartment parking complex and rummage through the trash for cans and possibly are the ones who break into the cars. Its been an ongoing epidemic here that hasnt been solved yet.
Well, I dont have the personal experience of living at this community (probably a blessing) because no one would contact me back....I sent an email around May 10th asking for a tour. Never heard back. I sent another email on May 19th asking for a tour AND indicating that this was my second request and that I would just show up if I didnt hear back. No surprise, I didnt hear back, so I showed up. I was ignored for about 10 minutes by the only person there, and then when she did speak with me it was to tell me that she was leaving and Id need to make an appointment or try again in an a few hours. I let her know this was my 3rd try and Ive requested appointments twice with no response and she didnt care at all.Well, today, on JULY 13th I finally got a lovely response to my MAY 19th email!!! Just shy of 2 months from the date I sent it. Super awesome customer service. Super.
This place is the worst!Eris who works here is rude and incompetent. She is very mean and one of the worst people I have ever dealt with. After 8 years of living at the promenade she made it so we were done living here.Alondo is also terrible, he makes residents want to leave and is rude to everyone.

Kimberly has been a fabulous leasing agent! Called to see availability for a quick move-in, and within 15 mins i was touring some lovely models. She already had the answers to many of my questions, which made it evident she cares about her residents and wants to ensure they end up in the right unit, etc… She was very present throughout the entire process and was amazing about following up quickly to ensure an efficient move in process. Recently graded the apartment 5 stars, but after not having functional AC for nearly a month, going to have to bump it down to 2 stars. Even after weeks of attempting to get help from management, all I was left with were unreturned calls and blame put upon myself (although the broken AC seemed to slip by in conversation when we moved in?). After all, it is the middle of a Southern California summer, I believe this complaint is warranted.

2022-04-07Lived here for 2 years. The complex is now unsafe; too many homeless people acting erratically and dangerously, police and crime activity on or near the property, and lack of any remedial action from management (increased security, etc.). The parking situation is a nightmare, the building is constantly under construction, which made working from home challenging given all of the noise from the machinery.The leasing office is great…until you’re a resident. The staff are so incredibly unhelpful and disinterested in supporting residents. Nearly every interaction I’ve had (with the exception of Ashley, who I don’t even think works there anymore) has been met with an attitude. In one of many instances, I called to let them know that homeless people had broken into the stairwell corridor and set up camp. Their advice to me—I kid you not—was to “contact security after hours the next time I see homeless people because it’s out of their control.” I had to calmly explain that the solution would be, in fact, to send maintenance to fix the door and clean the smell of feces/urine. This is just one example; trust, there are many more.There is a reason for the poor reviews, folks. Listen to your gut.To balance out this review, I’ll say the amenities are decent. The gym is nice and the pool + jacuzzi are great. They keep the building corridors very clean. The location is very convenient. The pizza restaurant downstairs is great.Unfortunately, the negatives far outweigh the positives.

2022-06-10Let me start with the positives which is very consistent with the other reviews. Location and amenities are awesome. The maintenance team are johnny on the spot and very nice and friendly. They hustle.It is also true about he elevators being out a lot. I dont know about the other buildings but building 3 always has issues.My issue with the Promenade is with their resident services after you move in. I had issues with the rust dripping on my car from the plumbing above in the garage. They made it very clear to me that they are not legally responsible for any damages to my vehicle and moving my car is a courtesy. The courtesy move was not ideal but better than rust on my car and paying for it to be detailed out because it was my responsibility for parking there. When the ideal space became available I was told my first move was a courtesy and not gonna happen. Also, they wanted more information on my now teenage daughter so they can increase my rent.Then, if that wasnt insulting enough, I reach out to the President of the company just to give him some feedback on how his company is doing and the service they are providing. The next evening I receive a 30-day notice on my front door that my rent is increasing 6%. My renewal is in 65 days. They will claim it is a coincidence but I think it is pretty shady.Form your own opinion on this place if you decide to rent here. This is just my own experience and I am a pretty fair person with great judgement and I have to share just like I did with their leadership, step up your game and provide better service to their residents who pay their rent on time and are good tenants.

2021-12-19Its been a while since I lived here but we liked the location, which is nearby a lot of shopping, restaurants and movie theatres. The circle driveway is a gem and a terrific place to enjoy San Diegos fantastic weather just about any time of year. Used to grab coffee and read in this area some mornings and I loved the peacefulness of it all, among the birds of paradise and well manicured plants and trees.Apartments have probably changed but while pricey, at the time we lived there the place was almost brand new, so it was a good trade off. Gym, pool and social areas were excellent and we used them quite a bit.The coffee shop is very convenient as is the mini-mart.Overall, its probably in line in terms of cost with other newer apartments in Mission Valley. I cant speak to that since its been so long since I lived there but if I had to do it again, Id definitely choose Promenade Rio Vista.

2022-04-14Elevator is still broken in building 1. Love the messages that are being put up near the elevators. Leasing office does not update us what is going on with it. Especially when our rent was increased dramatically. They finally did some thing about the pot hole that was developing at the entrance.

2022-04-04Rent has skyrocketed in the last year, but luckily we got in before that and they have some very basic rent control provisions in place if you renew your lease (must be under 10% increase per year). The amenities are fantastic, 24H gym is always poppin, and its really nice to have 2 pools/hottubs that are separate which helps reduce overcrowding. Super pet friendly and there are a ton of dogs; we LOVE the dog wash, and not having to bathe my little guy in my own bathtub is definitely a relief.Only downside to that is the noise, due to the structure/setup of the buildings (a rectangle surrounding a courtyard), about half of the units face inward toward a courtyard where noise can be very amplified. The windows/doors are fairly thick so its not an issue in the winter when they are closed, but about half the year when you want to leave them open you will hear every type of noise. I would recommend trying to get an outward facing unit if you are sensitive to noise.One other issue is that the elevators are hit or miss, I would say at least 50% of the time at least one of the elevators in your building will be out of service. However there are at least 3 elevators in every building, so its really a first-world problem.The resident services office is a nice perk, you can go anytime with issues or questions and theyre there to just help residents (leasing office is separate), and they have great dog treats and are super friendly. The portal/service requests are also super easy and we have never had a service request take more than 1-2 days to be completed. For urgent requests you can call the office during business hours, and we love JJ and Ray aka the best staff ever (they can fix anything in a snap!)One last thing is the shopping area on the ground floor of the promenade, it is SO convenient and everyone who visits is always jealous. We have an amazing pizza place/market, a bodega, and a bar just to name a few. Plus literally across the street there is Mexican, Thai, and Poke. Behind the complex is the San Diego River Trail, which you can take to walk/ride all the way to OB! I doubt Ill ever leave this place.

I contacted the leasing office and was put in touch with Kimberly, she was extremely: helpful, poised and temporally efficient in finding the right place for me. Leasing staff made the process of fast and seamless.

2022-01-19I was hesitant on making a review but I really needed to get all this off . If your looking to live comfortable with no headaches this is not the apartment complex to look into . House robbed , car broken into twice, car towed twice , over priced, jacuzzi hasnt worked in 2 years , pool always dirty, trolly station attached which brings the wrong crowd . MY house was broken into and promenade did nothing to help me and my partner filed 3 police reports . All in 1 year and a half. I PROMISE you do not take any interest into this place , staff aswell is unprofessional seems to not have not much knowledge or experience. As well if you look into the 4th floor any people with balconies could lay a ladder against the wall and climb over your balcony :(

2022-04-15If I could give it 0 stars I would. Elevator in my building was broken 7 months out of the 12 I lived there. Apartments and Community are outdated with new apartment pricing. Everyone in the leasing office gives different or conflicting information when following up with a question.

2022-03-28Overall great community, great gym, great pool area, great neighbors, close to everything but management has not fixed the elevator for over 5 months ! And the jacuzzi jet has been down too...
