I recently inherited a condo and when I went to take a look I noticed that there was water damage and what looked like mold in a few rooms as well as under the kitchen sink. I wanted to find out if the mold was harmful and what I needed to do to get the condo in a place where I could rent it out. I had gotten several quotes to get an inspection and after speaking with Josh from SD Mold inspection I made my choice. The main reason being the long science background and education Josh has. I was a biology major so I know a little bit about mold and I just felt better having someone handling this who seems qualified to do sampling and analysis. Most of the other inspectors I spoke with were general contractors. Josh was able to come out the same day to do an inspection. He was really thorough and explained everything he was looking for and what he was doing throughout the whole process. He got the results the next day and called me to explain what he found. His report was not difficult to understand and he has since been available to speak on the phone to answer any questions I have had. I highly recommend calling Josh if you have any concerns or questions regarding mold.
I was purchasing a home in Coronado and noticed there was an area in the master bathroom that looked like it had some water damage. The paint was peeling off and it looked black underneath so I wanted to get it tested to make sure I was not buying a house that was going to need a bunch of work. My real estate agent recommended Josh from SD Mold Inspection and I was able to schedule an appointment for the same day. Josh met me and my agent at the house and was there even before we were. He walked us through what he was doing and why.He was really knowledgeable and more than happy to answer whatever crazy questions I had. He took an air sample and a tape sample from the area where the black was. He also checked for any other leaks around the house which was good. The next day he gave me a call and explained that there was indeed mold growth but that the mold was allergenic, not toxic but he still recommended remediation. I forwarded the report to my real estate agent who had the sellers take care of it. They wanted to have their own inspector test the area after all the mold was removed but I insisted that Josh do the testing since he was the one who did the testing in the beginning. Again Josh was able to make it out the same day and this time it was a Saturday. I don’t even think any other mold inspection companies are open on the weekends. He collected another sample to confirm whether they got rid of all the mold or not. The next day he gave me the good news that it was all clear and then over the next couple days the sellers had everything rebuilt.Because Josh was able to come out the same day I was able to get this all taken care of quick enough. He always answers his phone when I have any questions and sent me the reports right away. Finding someone who is responsive and prompt is a blessing when you are in a time crunch. I’ll be calling again if I ever have a need.
I had some water damage and was concerned about mold. I called a few different places before finding Josh. His prices are very reasonable and he was able to come do testing in just a couple days. The etest results were very quick as well, 2 days. Some places I called wanted to charge more then double for the same turn time. Ive used him twice and both times he was very professional and punctual.

We hired Joshua from the S D Mold Inspection to test the mold for our over 100 year old home. He was very responsive, honest, and professional. Josh is the man. My wife was super paranoid about some black stuff growing in the corners of our shower and she even did a home mold test kit because she heard it could be toxic. The mold test kit was ultimately a waste of money so I called SD Mold inspection and talked to Josh about the situation. But most importantly he talked to my wife and put her mind at ease regarding the whole situation. He explained that it was unlikely to be anything more than a common plant mold that can simply be cleaned off. But my wife wanted to be 100% sure so we had Josh come and take some samples.He got results the next day and gave us a call to explain that there was nothing to worry about. My wife feels a lot better and it was definitely worth the cost. Josh was great and is very calming as my wife puts it. I recommend giving him a call if you have a possible mold situation.
My garage has a bunch of black mold growing on one of the walls because of a water leak. I called SD Mold inspection to schedule an appointment and describe what the situation was. I spoke with Josh and he was very informative and friendly. He actually said that based on my description that I don’t really need a mold inspection. He offered to come out and take some samples to get some more information about the mold but ultimately advised that it is not worth the money considering I will likely need remediation either way considering how much mold is visible. He could have easily convinced me that I needed an inspection but thankfully he was honest and saved me some money.He recommended a few remediation companies in which he had personally seen the work the do. He also suggested that once they finished the removal that I should get a clearance test from a 3rd party inspector to make sure all the mold was cleared. He told me that whether I hire him to do the clearance test or not, I should make sure the test is not performed by whichever remediation company I hire in order to avoid a conflict of interest.After they tore apart my garage wall and removed everything they found, I had Josh come and do a clearance test. He sent me a report 2 days later and also went over the report with me on the phone so I understood. The mold levels in the garage were now normal and I could get everything rebuilt. I appreciate Josh’s honesty and I will be calling him again if god forbid I deal with mold again in the future.
I was in the process of buying a home and noticed there was a water stain in one of the rooms. A slow leak in my bathroom had gone undetected for months until the wall started to bubble. I called SD Mold Inspection and scheduled and inspection to find out if there is mold in the wall. I was going to have my handyman just open the wall up and replace the drywall but he wouldn’t touch it until he knew that there wasn’t any toxic mold behind it. Josh came by and took an air sample inside the wall. He is a friendly and knowledgeable guy who definitely knows a lot about mold. He called me the next night and explained that I do in fact have toxic mold growing behind the wall. Based on Josh’s recommendations I got a mold remediation to come and take care of the problem. I wanted to see what was behind the wall and when the removal company showed me a picture, it looked like a science experiment. I had no idea that there was so much mold hiding right next to me every time I was in the bathroom.To make a long story short, Josh answered any questions I had throughout the whole removal, and I had him come back out to take some samples and make sure that the removal company got rid of it all. Luckily they did. Josh was great and I recommend calling SD Mold Inspection and specifically asking for Josh.
Josh came to both my house and my moms house because we had mold in both places. He took samples and provided a lot of answers to my questions and was very prompt, professional, and caring. He gave us very detailed reports about what needed to be done in the various areas and described the different kinds of mold. He is a person of impeccable integrity, and his reports detail the scope of work that can be presented to the mold remediation companies – this ensures that you are treated fairly by the mold remediation companies.I had a flood in my house previously, unfortunately was out of town and Was at the mercy of an unscrupulous mold remediation company, who didn’t do work properly. Josh does not have any financial interest In any mold remediation companies and Is able to let you know different companies that he has interacted with if you wish to have a referral but he does not receive anything for these referrals from anyone. This is very important because I know that I can trust what he said and that I can hold the mold remediation companies to the report – – and not be taken advantage of.I cannot recommend Josh highly enough, he is so knowledgeable and compassionate as well.
I recently had some mold removal done in my garage and though the remediation company wanted to perform a clearance test I thought it would be best to have a 3rd party come in to do the inspection.Josh performed the clearance inspection by taking some air samples and gave me a call the very next evening to explain the results. It turned out that there were still high levels of mold present in the air where that they had removed a bunch of drywall. He warned me that the remediation company was going to be upset because this means they have to do more work and not get paid anything additional for it. As much of a headache as this whole situation was, I definitely did not want to have all this work done, repair the walls and then have to deal with another mold growth problem again in the near future.The remediation company tried to argue and tried to refuse to do any more work just like Josh had predicted. I let Josh know and he called the remediation company to speak with them himself. Whatever he said worked and the remediation company came back and removed some more drywall. After the second round of work Josh came back and did another clearance test and this time everything was clear.Josh was really nice and helped me out every step of the way. I highly suggest getting a 3rd party inspector like Josh, who doesn’t do remediation themselves. If I had left it up to the remediation company they would probably have lied about the results so they wouldn’t have to do more work. Now my garage is almost rebuilt and I can be confident I don’t have any mold problems. Josh was honest and was always looking out for my best interest. I cant ask for much more.
I was renting an apartment an noticed that the guest bathroom had some mold growing under the sink. I called SD mold inspection and Josh came out to take a look. Josh found that there was a lot of moisture in the wall that the pipes went into so he made a hole in the wall and took an air sample inside the wall. It turned out that there was toxic mold growing behind the sink!!!Based on Josh’s recommendation I had a mold removal company come out to get rid of all the mold. They basically ripped out the whole wall of my guest bathroom, which I was not happy about but when they showed me pictures of what was behind the wall I totally understood. I had Josh come back to do another inspection to make sure they got rid of all the mold.The next day he confirmed that the mold levels had returned to normal and all the toxic mold was gone. Josh walked me through the whole process including giving me a report that I was able to give to the removal company so they didn’t do more work than was necessary. This whole process was seriously terrible but Josh was awesome and made it a lot less stressful. He was always open to talking on the phone with me about what was going on anytime I was stressing out. All I have to say is Thank you Josh!
Josh came out to do a mold test for me at my condo after a bunch of mold had been removed from my bathroom. He was on time, answered all my questions, and told me he would have results within 24 hours. As he said, he gave me a call the next day and explained that the mold levels were low and normal. He then sent me the lab report and a report of his own. I wanted to fully understand what I was reading so I gave him a call and he spent an hour on the phone explaining everything and answering questions. He definitely knows his stuff when it comes to mold. I also like that he sends his samples specifically to a mold laboratory. Hopefully, I don’t have another need for this service, but if I do I’ll be giving Josh a call.

About a month ago while I was on vacation the hose connected to the back of my fridge sprung a leak. It must have been leaking for a few days because when I got home the entire first floor of my house was covered in water. To make a long story short, I had a carpet company come clean and dry everything but about 2 weeks later there was an abnormal smell. I was told to get a mold inspection because it is possible that if anything under the carpet remained wet there could be mold. I was referred to sd mold inspection by a friend and they sent Josh out to do an inspection. Josh was very friendly and thorough with his inspection.He got results to me the very next day and it turned out I had a bunch of mold growing under the carpet. Not the toxic kind but one that could cause allergies. He helped me get a trustworthy mold removal company to come and remove the carpet and all the mold underneath it. I had him do another test to confirm they got rid of it all and now all I need to do is get the carpet replaced. This was a ridiculous process but Josh definitely made it much easier. Give him a call and you wont regret it.

I recently had gotten a mold inspection saw a bunch of mold growing around my shower so I wanted to make sure I am not breathing in anything that is slowly killing me! They said I had to get a bunch of tile and drywall removed in the bathroom because I had a serious mold problem. They charged me $200 for the inspection and then quoted me $3000 to remove all the mold. I wanted to get a second opinion because that is a lot of money and I was referred to SD Mold inspection by a friend who recently had a bunch of mold removed at their house.Josh came out to do an inspection the day after I called and performed an inspection. He measured the moisture in the walls, the humidity in the air and took some samples. The previous inspector did not do the same. He took one sample and looked around for a little bit. Josh explained a lot about mold to me and took some samples. Apparently there is mold in the air everywhere, it is just a matter of what type of mold it is and if the there are abnormally high levels in the air. He took some samples in the bathroom and one outside.2 days later he sent me a report and explained that there weren’t high levels of mold in the air and that the mold I had in the bathroom was not dangerous in any way. It was a common leaf mold that I could just clean up myself. I was really glad to hear this because I thought I was going to have to spend a fortune on getting my bathroom torn apart.The fact that he said I don’t need to spend a bunch of money on mold removal proves his honesty. Don’t hire an inspector that also does remediation and mold removal. Of course they would want to say there is a mold problem! Josh’s inspection ended up costing $500 because he took several samples. Considering I wasted $300 on the first inspection, the $500 to save $3000 was well worth it to get a legitimate inspector who has a science background. I will be calling Josh for any future needs I have.
I moved into a new apartment recently and started to have difficulty breathing whenever I was in the bathroom. I am pretty sensitive to mold so I figure there must be mold but I couldn’t see anything that looked like mold. I spoke with my landlord and she said there is no mold and refused to get an inspection. I was able to get SD mold inspection out to take an air sample the same day and as I suspected it turned out that there was definitely mold growth in the wall of my bathroom. I emailed the reports Josh sent me to my landlord and let her know she needs to take care of this but she was dragging her feet. I called Josh and asked what I could do in the meanwhile because I obviously need to be able to use the bathroom. He suggested using a HEPA air filter which did make it possible to be in the bathroom temporarily. But the best part was Josh offered to call my landlord and speak with her. I don’t know exactly what he said but he got her to get on top of the problem and there was a company that came and set up plastic and all sorts of equipment within a few days. I had Josh come out after they removed all the mold to do a final air test to make sure they got it all. I can finally take a shower without wheezing the whole time. Josh knows what he is doing and I highly recommend giving him a call if you suspect you may have a mold problem in your place.
I noticed what looked like mold behind my washing machine so I decided I should get an inspection to see if there was a problem. I called SD Mold inspection and spoke with Josh about my situation. We set an appointment for the next day and he was right on time. I hate when contractors or companies give a time frame so you have to be at home for a 5-hour span or something like that. Josh gave me an exact time, which made life so much easier.The inspection took about an hour and he took a sample of the black growth I saw as well as an air sample inside the wall behind my washing machine. He also checked for moisture, which, happened to show that I had an active leak in the wall. He called me the next day to explain the results he got back from the lab and it turned out that there was some allergenic mold in the wall. He recommended I get a remediation company and also to make sure to get the leak fixed first or I would have more mold in the future. Josh provided a great service and I would recommend giving him a call if you have any mold related suspicions or issues.
I randomly started having trouble breathing whenever I was in my bedroom closet. I would start wheezing and I could not figure out what the problem could be. I went and saw my doctor who suggested getting a mold inspection so that is exactly what I did. I found SD Mold inspection on yelp and Josh came out to do an inspection the following day. He performed an inspection and found an area in the back corner of my closet that had some moisture and so he drilled a hole and took an air sample inside the wall. He called me the next day with the results, which he said indicated growth. Based on Josh’s recommendations I got a mold removal company to come and do their thing and then had Josh come back to do a test to make sure all the mold was gone. Turned out the mold was gone and I got an air purifier just in case. Since then I have had no problems with my breathing, I am very happy and impressed with the service I got from Josh. If you have any reason to believe you have a mold problem, give him a call.
My ceiling had huge bubbles of water forming so I got a handyman to come out and open up the ceiling. He fixed the leak and set up some fans to dry everything for a few days. I called SD mold inspection to come out and do an inspection just to make sure there is no problem before we seal the ceiling back up. They let me know that because I took care of the moisture problem immediately it was unlikely that any mold growth had occurred.I appreciated that they were honest and were not just trying to take my money, but I insisted on getting the inspection just for peace of mind. As we both expected there was no mold growth but I was happy to have the reports that show that in case I want to sell my house or anything. I recommend SD Mold inspection because they were quick, professional, and most importantly honest.
My house had a weird smell in it and one of my friends that came over told me that it could be mold. I thought it might be a dead animal in my attic or something like that but I couldn’t find anything. I did not see anything that looked like mold and I didn’t know about any leaks so I couldn’t figure out what the smell might be. I had Josh come by and do an inspection throughout the house and he took some air samples to see if the smell could be attributed to mold.He called me the next day to discuss the results, which showed that mold levels were normal in my house. At first, this made me nervous because I don’t want there to be any mold in my house, but Josh explained everything about how there is a baseline of mold in the air at all times and mold only becomes a problem when it is toxic or allergenic or when it is at elevated levels. He sent me a report that was pretty easy to understand and told me I could ask him any questions I had at any point. Josh was really professional and knowledgeable. I will be calling again if I ever have a need.
We had a mold scare and wanted someone to come in and check to make sure everything was gone! We were concerned about our infant’s health as well as our own. Unfortunately we discovered our mold problem while on vacation in Greece. I reached out to a few companies, and of the ones that responded SD Mold Inspection was the most timely, responsive, informative and helpful. While in Greece I was able to schedule an inspection for as soon as we returned. He was on-time, friendly, helpful, knowledgeable and we were very happy with his services.

My mom was complaining about a smell in her kitchen and when I came by to look around, behind all the cleaning supplies under the sink there was a bunch of what looked like black mold. I called SD mold inspection and he was able to come out the same day and do an inspection. He took an air sample and a swab sample and found a bunch of moisture. He called me the next day and explained that the type of mold that was under the sink was not toxic and that it was actually a common plant mold. He recommended we get someone to find and fix the source of the moisture because unless we did that first, more mold would grow no matter what we did. So I got someone to come and fix the leak and remove all the drywall and wood that the mold was growing on. The smell is gone and my mom is happy, what more could you ask for. Excellent service!

2022-06-21I was stuck. I had taken time off work for a previously scheduled mold inspection appointment but I no inspector.I then called SD Mold Inspection and talked with Joshua. He promptly answered questions and was able to meet me to perform an inspection within an hour!I was very impressed with his punctuality, professionalism, and experience. Joshua explained his procedures to me as he performed them. 2021-11-23Let me start by stating the obvious; if you are reading this review, you are likely in the unfortunate position of needing to investigate a possible mold problem in your home or business. This was exactly the case with us, having just found out that a family member has high levels of a mycotoxin which is the result of toxic mold exposure. 2021-09-21I have been getting non-stop congestion for the past year or so & since it seems to be getting worse over time, we called Josh at SD Mold Inspection to come test our bedroom and a couple of other areas.We live in an older Point Loma home with original wood flooring - some parts are so old that we can feel the cold/air come up. I have suspected this could be a source of mold coming from under the house. Josh confirmed this by doing an air sample in our bedroom, under the house & outside. We have very elevated levels of mold in the bedroom, which is most likely why Ive been so stuffy/congested. We are now taking steps to mitigate by dealing with the floor & sealing it. Cant do much about under the house or Point Loma, as its just wet here - but it was very eye opening to see the numbers. Josh is really informative and really nice to work with. Hes super responsive & offers to answer any questions. I would not hesitate to use him again!
