NVPM operates in the housing industry post Camp Fire, which I am sure has served up one of the busiest and most stressful times in their history. So I personally would factor that into 1 star reviews published in the last year. My experience with NVPM has been largely positive. They took over as management of a unit my wife and I lease. They communicate their situation and expectations decently with quarterly emails, and are responsive to maintenance needs when they come up. Also, I asked in a text conversation if someone had a moment to chat and I received a call within minutes, had a productive conversation which led to a decent outcome with the homeowners. All in all from our perspective it has been a decent relationship.
Worst and more unprofessional property managment company ive ever dealt with. Not only was the guy 20 minutes late but then was super arrogant and rushed us let us see the how no exaggeration maybe 3 minutes then made us leave as he drove off reving his engine speeding through the neighborhood because he had another listing even though we made the appointment after a month of being blown off repeatedly. He knew nothing about the house didn’t know the rent price then all renovations we had been told were done and why we had to wait so long for the property come to find out nothing had be renovated but expected us to move in 3 days later nothing had been cleaned trash and cigarettes all over the front yard terrible listing no way near walk through ready. And anytime we have had to contact them waiting for this house they would ignore us 2 weeks at a time before even texting or calling back never will I go through this company if I could leave 0 stars I would
We were supposed to move into my mother’s property this month but instead of sending the current tenants a 6 month renewal last summer, they sent them a 1 year renewal (without the knowledge of the owner, my mother) so now the property will not be available for an additional 6months. I have been unable to find another rental to move into in the meantime and I have been forced to purchase a TRAILER to live in because this company screwed up the lease and left me high and dry without a place to rent. They are refusing to correct the situation other than waiving the management fees for the property. Which doesn’t make any sense because the management fees are not the issue, the issue is that they made it impossible for me to move into the home and left me scrambling to find a place to stay. Stay away from this place, they are not willing to accept responsibility for their actions or right their wrongs.
Take pictures of everything on move in day.I didnt have huge issues while living and renting through this property management, however, I am highly disappointed in my move out process. I cleaned my property head to toe, spotless for my walk through. It was 100 times cleaner then how I received it (upon moving in I had to dust and wipe down everything as it wasnt clean) I had to wait 3 weeks for my deposit, which is a legal amount of time, but I had called and emailed Matt (head property manager) and he took over 5 days to get back to me. When I received my deposit they took 300$ for things that were the condition of how I received the property (small things that I didnt think a picture on move in day was needed) My walk through with Matt was absolutely dreadful, he was completely arrogant. Im putting it past me because its not worth a battle, but I just want to give everyone who rents from them in the future a fair warning!
They will not return your calls, answer emails, approve things by email, sms or paper to avoid future claims. They wont answer the phone 99% of the time. They never cleaned the rain gutters. They wont answer requests there, you need to waste a lot of time trying to get a hold on them or going to their office to get help. They put you on speaker phone lying about who is or not available at that moment. The house I rented had a lot of issues and hazards that I had to fix. Thanks GOD my lease ended on Dec 2018 and I moved to a better house with better customer service.
Horrible property management, over a week and they refuse to approve a needed repair job leaving the house without a working kitchen sink for 10 days. The first time we reported the issue they didnt even send a real plumber, only a handyman who didnt fix anything causing things to eventually get much worse.
This “property management” company is very unprofessional to say the least. The communication to tenants is nonexistent. You could set something up with them but they will not stick to the time you decided on, if they even end up showing. During move out, they simply asked if we wanted to know the process of doing so through text message, when they should already be providing that information to every single tenant that moves out of their properties. I will not be recommending these properties to anyone I know and I’ve lost respect to those who “run” the company.
Horrible management company. They want to do almost everything online. Practically no office hours. Their landscapers are worthless and lazy. The only time in my years of renting that they picked up the leaves is when we were preparing to move out. They did no bush or tree trimming til the end of our lease. Any leaf removal or trimming done before was done by me. They dont provide good rodent and pest control. Told them about a rat problem in the attic and all they did was send a guy who set two traps. I could of did that and then I had to keep up on emptying and resetting. The guy never even made regular visits. They also never sent anyone to fix where they were getting in. Then theres the renewing the lease part. In the agreement it states to let them know 3 months in advance. They started bugging us 6 months in advance. Then they want to be able to show the place for that whole time. So, if you rent from these guys be aware that a year lease is really only 6 months of privacy and relaxation and at the very least 9 months. It would be one thing if they just wanted to advertise in advance but gave you the 12 months your paying for without being invaded by strangers who could potentially be theives for all you know scoping out your valuables. Im sure theres more I could say but Ill leave it at this. If I could give them negative stars, u would.
If I could give negative stars I would. Im so disappointed with this company. Terrible service if you are a tenant. Took 2 months to fix the washing machine. Landscaping didnt come for 4 weeks. Our sprinklers were broken (We pay water) it took them forever for approval. Thats not the worst of it! My AC was broken for over a month and I finally paid for someone to fix it! They eventually had someone service it and then 2 months later I come home and its smoking! They said it wasnt an emergency. (Smoking machines are apparently not on their list for importance) of course this all happened when it is 100+ degrees out in the middle of summer! Never again! They are an embarrassment to property owners and renters. I hate writing bad reviews and I really wish I could write a decent review. They are so impersonal. They mostly respond via text or email. Terrible customer service. I cannot wait to be finished with them. Ive never been so disappointed in a company.
We love everyone at NVPM. They take such excellent care of us. Whenever we call them for whatever we need it is dealt with as fast as possible and in the most efficient, professional manner. Ok, *deep breathe* these guys are the absolute worst. I cant give 0 stars, but they deserve less than that. they dont answer calls. like they would pick up the phone and hang it up to avoid answering calls. they fired the landscapers so that they could do it themselves and still get paid for not taking care of the property. I dont know how it is for owners but Id never hire them. The receptionist (Chelsea) is extremely rude and doesnt seem to ever know whats going on. Head of maintenance (John-Michael) doesnt do anything and somehow still works there. I wish I had his job. we put in so many request to have things fixed and most of them we had to do ourselves out of pocket just to get it done and then they would take credit for it. I hope they go out of business for the sake of Chico.
The area is a wonderful area, but upon moving in to Pennyroyal Drive in Cal park, I noticed that there were minor things that needed to be replaced, such as the nonexistent refrigerator shelves and the lack of a sink stopper. I put in my requests a little over a month ago, and have heard nothing from anyone working with this property.I would advise that you refrain from renting with this company unless you can deal with their lack of communication and care for their residents.
Shadiest property management company Ive ever dealt with. If you want to have a company try to charge you for repairs that youre not responsible for or try to keep your deposit when you move out when you leave the place cleaner than it was when you moved in, then NVPM is for you.
I wish I could give them 0 stars. This has been the worst property management company I have ever dealt with. Many appliances were broken before even moving into the house. They charged us extra money each month for services they did not provide. They never answer their phones and were never helpful.
By far the worst property management I have ever seen in my entire life Ive been renting for over 20 years this is by far the worst for customer service for price for hidden fees. Customer service is almost nonexistent for renters. Very discriminative and very bullheaded. Go with this property management if you want them to look down their nose at you.
Every time I call to complain I havent gotten my deposit back over a month late, I get a different person who doesnt know anything. You have my phone number and my address, if there is an issue call me. These people are straight up incompetent or thieves, not sure which.

2022-06-12Don’t apply to rent and don’t Rent from this company.My partner and I submitted our application and holding deposit for 1417 sherman Ave in chico. After we did these steps the application manager told me afterwards that they had no recent photos of the house and that it was going to be a, “rough turn over” because the current tenant has been there for 5 years. Again, this was AFTER we put 500 down to hold it and AFTER we paid and submitted our applications. We have two ESA animals and had to go through pet screening which is normal. However, NVPM illegally asked for details on each animals job description for my partner. They refused to approve the ESA applications until they received details on the disability and service they provided. After I told them that it was illegal for them to do this and after I told them I wanted my holding deposit back and didn’t want the house anymore, they kept my money and decided to approve me and ghosted me shortly after when i denied the lease to the house.They never responded to my email about getting our money back and they never answered my phone calls. Clarissa if you respond to this by telling me I’m not in your system then you can kick rocks. I’ll show screen shots of our emails and interactions. They like to do that btw, they like to respond to bad reviews by lying and saying the person didn’t rent from them. It’s a scam. Don’t make the same mistake we did and don’t put 500 dollars down on a bad company. The owner of this company also owns coffee ranch.

2022-04-11I rented a property with NVPM. Every time when I contacted them when there’s a property with landscaping, sink leak, or just about anything they are very quick, responsive, caring, and concern. They come thru to help me right away. Even if they can’t come the same day they will come the next day. I’m glad that NVPM are such a great team! They are the best!

2021-12-13I moved into a property managed by NVPM in October 2021 the move was very easy . I was extremely busy and had no time to really stop in to communicate, they were very patient in this matter and really took a lot of stress off of my shoulders by simply doing most of our communications online . I will say they had a bit of paperwork to go through and sign and many revisions and addendums to go through, other than that I have lived at my new place for a few months now with zero issues. Happy Renter would recommend this company.

2022-01-25I have not been a tenant under this property management company but like many others in Butte County since the fire, I have been in search of a place to rent in such a competitive market during stressful times. This is the first local company that has taken the time to explain things to me in full detail while being patient, kind and professional. I cannot say how it would be to rent from them but initial contact and the way you are initally treated is important as well. Update: We have been renting from NVPM since last Summer and I have been very happy with our new rental home. All repairs have been made and we have weekly landscaping included in rent. We also had very prompt service after some damage from last winters storm (outside trees/fence). It is very easy to pay your rent online and the staff is very friendly. We plan to rent from them for a long time.Update: Weve been renting from NVPM for 2.5 years and have never had any issues. All matinece is handled extremely quickly and the weekly landscapers do a wonderful job. The staff is very prompt and friendly. Would definitely recommend renting from NVPM!

2022-06-02First time renting here with my partner the unit we moved into was uncleaned. Very dirty carpets that need replacing, but the owner refuses to do so. Many other things are poorly done in this condo, binds broken, fridge broken, drawers that havent been replaced since the 70s and extremely difficult to open. We moved in July and still nothing has been replaced or fixed, just false promises. They make it all complicated to apply to only have the company themselves, not met up to their standards and have poor communication. Was expecting better, but overall very disappointing. If the owner is too lazy to replace anything then they shouldnt be doing business with that leaser, instead of making excuses. Paying over 1300+ is not worth it! Nobody should have to be treated like this when one pays for quality, I feel like I ordered off wish.com.12/15 (Follow Up)With no surprise, North Valley Property has continued to disappoint. We have had issues with the drawers not being able to be pulled out. Finally, they sent someone in to fix the drawers they promised it would only take three days to get them fixed and replaced. It has been 4 weeks and now they are ignoring our calls, every drawer in this household is missing and makes living simple inconvenient. This company does not have the common courtesy to answer back when they finally brought in the light bulbs that were never installed and were missing they brought the wrong ones. There are so many things not up to code and it is very frustrating were paying a very high amount of rent for a place that isnt of quality or at least moderate.12/24The property manager showed up unannounced. On many other ossicans other parties have just shown up on the wrong day or without notice, no 24hr notice. I find it very too only to leave a note and not send an email or call. I am lucky that a neighbor notice the note and let me know that I ONLY HAVE THREE DAYS to provide my pets paperwork or be evicted. Which I do have and will provide my medical form. Imagine getting this information a day before Christmas while away visiting family. From the start, this property was extremely unready for move-in, whoever did the inspection did a poor job in doing their job. We were forced to live in these dirty conditions which were not move-in ready. The carpets often feel wet from the bottom especially in the master bedroom from outside moisture that comes in. Second, the lights were not fixed and its been almost a month living here without drawers and the entire time living with drawers that do not work. I do not appreciate the company demanding three days when you have not been able to fix anything in a timely manner. The fireplace does not work and the upstart neighbors have hardwood floors which are not up to code with the homeowner association. Furthermore, the bathroom ceiling is extremely rotten and has water spilling with the neighbors upstairs bathing and heavily when bathing their young loud children.01/08 Sewer Water in our sinks and it stinks. Called the property maintenance and was hung up on (abby) with the response that we will try. Still do not have our drawers. NVMP was very possible to tell us the renters to keep calling the third party contactor when the contractor did not want to deal with the renters and now has brought in a lawyer which is concerning. There is no professionalism when the renter is given false information and being told to deal (calling) with the third-party contractor. In this drama Dustin, the drawer worker was unpaid, he did the job the drawers are done just sitting in his shop, but the owner is refusing to pay. Something about the price was not agreed upon, however, we have only gotten the end of the stick. I have been trying to break this lease, however, its a money pit. The owner refuses to replace the fridge and it shuts off on its own, we lost $300 of food mainly frozen meat!. No apology given! We have wanted a Home inspector to come to inspect, but NVMP only allows their own inspector.4/24 Still no drawers

2021-04-17NVPM was responsive and professional from our first interaction to handing us the keys.They patiently answered my series of questions and were clear about the rental requirements. They did an excellent job acting as a liaison between us and the landlord. Overall, we have had a fantastic experience with them thus far.

2020-09-11I am a property owner with NVPM currently managing the house. Everything had been fine, the tenants were fine but at renewal time, I requested a SIX-MONTH lease renewal with very little increase in rent as I had planned to let a family member to live there. NVPM sent out a ONE-YEAR lease and now wont do anything to correct the situation. Tenants wont move because they legally dont have to, rent is below market value, and its a great house. Communication has been poor to say the least. NVPM keeps saying theyre waiting to see if the tenant will find a house on their own but do not have a plan for my family member who will not have a place to live as planned.

2019-08-02My experience with NVPM was terrible. First and foremost, I am so happy I am no longer a tenant there. As a former college student, I moved quite over my college career. However, never did I ever experience the type of poor professionalism as I did with NVPM. At first, they are so nice because they obviously want you to choose them. Once you’re in, they don’t care. They don’t respond to emails. The least to say, when I moved into the apartment on Humboldt road, there were obviously a few things that didn’t get done. Tried to contact them via email, zilch. I cannot stress it enough, you and your needs to the apartment will be neglected. Live at an apartment that the office is on the property you’re at.
