I would be wary of the recent wave of positive reviews. It’s possible the company has turned it around, but it seems like they could be fake. One was even by a company member. From all 1 star reviews to two weeks full of 5 star reviews?I scheduled a tour for an apartment with Mosser Co. The agent did not show. Beyond that, the area was unsafe. There was a homeless encampment across the street and two people offered me drugs outside while I was waiting! When I tried to contact the company over phone or email, I got no response. Yikes.
Its crazy how many bad reviews are on here. Ive had nothing but pleasant experiences, but I guess Ill count myself lucky cause my ordeal has been smooth like butter.The mosser team Ive dealt with have been amazing and extremely helpful throughout my move. Moving is an extremely stressful and depleting event, and so any help is appreciated.Nico, the leasing agent showed me a property on his day off, and went above and beyond to make sure I was happy. We saw the apartment I inquired about; he saw I wasnt completely satisfied with it and so on the fly was able to show me another one that fit what I needed perfectly.Nelly, the property agent has been a dream to work with. Im not sure what her client list looks like, but she answers any and all of my problems or questions with such impeccable timing; youd think she was working only for me. That personal and quick problem solving shes able to deliver has been some of the best customer service Ive ever had. Shes delivered keys to me on the weekend (day off) and even answers my texts after what I assume are normal office hours. I feel a little guilty bothering her at all random times of the day, but she nonetheless makes me feel like its no bother at all. She truly makes me feel at home here at Mosser
Mosser has been one of the worst companies I have ever had to deal with professionally in San Francisco.I rented two separate apartments from them both beautifully done on the inside and in prime areas of the Tenderloin...and that was about all that was good with Mosser.Management of this company is awful, on both a small (property management) to larger scale (accounting). Both apartments my security deposit somehow was lost getting mailed back to me (this is after sending it out after the legal CA 21 days they had). No one is likely to respond to your emails unless you let them know they are in violations of certain rights or constantly add more emails onto chains they are not replying to, and they make sure not to post any of their company info anywhere so you need to contact Mosser Hotels and ask for certain departments.The apartments are very nice, yet cheaply redone, and overpriced. My second apartment had the oven incinerate on the first use and it took my roommate almost 3 weeks to get Mosser to replace it for us. Ash was still left on our ceiling the entire time we lived there. Work orders will get fulfilled only sometimes. Even after putting in multiple for a raised floor, the issue had never been solved upon move out.I do want to give a shout out to Junior and Theresa, however. These are the only 2 in 2.5 years that I felt like truly made an effort to help in any way they could! They were both amazing and I hope their hard work, integrity, and honesty is recognized in this company!!!
The worst experience of my life ever. This company is just a thief and deducted from my deposit after I moved out the apartment. The apartment was smelly and noisy, and I got the contract when I was outside of US. The agent deceived me and didnt tell anything about street noise. Once, I moved in I got the worst experience ever.When I moved-out they charged me for unnecessary stuff, I left the apartment untouched and even cleaned everything myself the day before move out. However, they claimed for deep cleaning. They also charged me extra money for utilities and deducted money from my deposit. Please dont and NEVER approach this company, they are horrible in terms of customer services.
Nicole R made the leasing process headache free and extremely enjoyable. From our first meeting touring places to my move-in today, Nicole was friendly, polite, personable, very responsive and went out of her way to help me out. This is the most fun and stress free experience Ive had finding a place to live and its all thanks to Nicole. 10/10
Facing housing discrimination after living here for 4 months. Prior to moving in I had to pay a $500 pet deposit $75 dollar rent for puppy and a year home insurance. Recently got complaints about my dog being big . I provided documents of him being my ESA puppy (emotional support animal) and still being harassed Im seeking legal representation.
I was able to snag a great apartment (in a rent-controlled building, no less) with the help of Mosser Companies. Nelly, the assistant property manager, and Anna, who was my leasing agent, were nothing but responsive, well-informed, and incredibly easy to work with. My unit was just as described, and I couldnt be happier.All in all, the easiest and least stressful experience Ive ever had getting an apartment. Would highly recommend Mosser Companies — especially if youre working with both Anna and Nelly!Re: the bad reviews. Take them with a grain of salt. If youre long-time SF resident, you know *every single apartment property* in SoMa, TenderNob, the Mission, the Castro, etc. will have some sort of issue with the homeless and there will be street noise. I knew this going in — which is why I chose a unit in the back. Sure, it dosent get the most sunlight, but its ghost-silent inside. I literally didnt know I had a neighbor because of how quiet the building is. Got a great deal on this place, and I plan on staying for many more years to come.
I didnt even want to give them one star!I helped move my friend into a Mosser building in the Tenderloin. Right off the bat, we noticed a leak in the pipe underneath the bathroom sink. They told my friend that electricity and water were included. A misleading remark: since he moved in during the third week of the month, the itemized utility bill he received for those ten or so days was disconcerting. He was not only being charged for water, but waste water, by some questionable utility company in Roswell, Georgia. Finally, the apartment was originally quoted at $1250; when they found out my friend, whos disabled, had a direct pecuniary aid, they jacked up the rent to over $1500. I could go on.
We called to inquire about an apartment and were told that we could not proceed with it due to us having an ESA. Michael Cadalso got heated up on the phone and told us that he doesnt see a point in giving us a walkthrough even though he and the building owner know that not allowing ESA is illegal we probably wont get the unit. Will be reporting them to the SF rental board.
Avoid this property at all cost. The property management is extremely unresponsiveness. Work orders go uncompleted or half-way done, trash area and parts of the building infested with rodents (mice, and roaches). The building is not secure so if you have pets, children, or live alone, this would not be the place for you. Gates are broken, and doors are rigged to stay open allowing anyone to access the building. The laundry room here is coin laundry only but washer water is not filtered and oftentimes, the equipment is not working properly. There are no amenities on the property and the appliances inside the studio and one-bedroom and much smaller than the average stove, and refrigerator. Getting a property management company to answer the phone or respond to work orders can take anywhere for days, weeks, to months.Pro - the price point for rent is lower than in many places in the area.Cons - everything else. parking is a bare, building is poorly managed/kept up, there are many code violations here. I would not recommend this property to my worst enemy.
I live in a Mosser property and plan to move out at the conclusion of my lease. The building is not well maintained, safety concerns have been repeatedly brushed off, utilities are interrupted with little to no notice, and the descriptions of the facilities are misleading. It’s also close to impossible to get someone on the phone to discuss issues you have (and you will have them). I recommend looking for housing elsewhere.
Absolutely terrible! Theyll steal your deposit when you move out. Despite paying the prorated amount of rent for the last days I was in the apartment, they double charged me and deducted it from my security deposit. There was also a credit on my account they refuse to refund. I was also charged cleaning and repair fees despite leaving the apartment in immaculate condition after living there for 2.5 years.
I lived in an apartment run by Mosser companies in San Franciscos civic center neighborhood. When I moved into the apartment it was perfectly clean and renovated. Had little issues during the year I lived there and management was always quick to respond.The day time cleaner (I forget his name!) at 146 McAllister is really wonderful. He worked so hard everyday to keep not just the inside of the building clean but also the street outside which, as anyone who has been to the neighborhood knows, is not an easy task. He was always friendly to all of the residents and I just really appreciated him being there.I had to leave SF unexpectedly due to the pandemic and was in a tight financial situation. Nelly Emiliano was so friendly, knowledgeable and patient in helping me to get out as quickly as possible and severe my lease obligations. She advocated for and followed up with me throughout the process and made a stressful situation so much more manageable. I would definitely recommend looking at one of MOSSER companies many properties for affordable housing and if you run into any issues call Nelly :)
Tarique was such a rockstar from the beginning with showing me a couple plans to find the best fit for me. He got me within a place in just one week! I am so happy and thrilled with his friendly demeanor and professional behavior. My movers were early and so Tarique came early to give me the keys. I’m so happy and excited to start my new life here. Thank you Tarique for all you do!
I have been unable to get a hold of anyone at the company for the past 3 weeks for the simplest questions and I moved into to my residential unit three weeks ago. I have tried every possible medium of communication (phone calls, emails, you name it, etc) and its almost like they are intentionally avoiding their tenants needs/requests. Its ironic that they are a rental/real estate property company and they cant address the simplest questions and requests.its a shame because their properties are nice but once you move it they are indifferent to your needs.
Practically impossible to reach anyone via the customer care line. The building we live in also lacks an on-site manager we can contact. For more than $2,000 a month, expect basically nothing from them. But they are really quick sticking a scary looking eviction warning on the front door if you fail to pay in full because their own auto-pay system is not competent enough to charge the correct amount.
Unreliable. Since Mosser took over the building management, it went downhill. We used to have a live in manager who hosed and swiped daily, cleaned the pool and took care of calling for repairs and what ever needed. We used to have gardener ever few weeks to take care plants and trees. Its been 3 years, we have 1 power wash in the hallways. They are so run down and dirty. They put a live in manager in becasue it required by law, who only there to call for emergencies, does not do any cleaning and still pay $1750 for rent. but they turnover high since who need the responsibility of the garbage and still pay rent? Now we dont even have a live in a manager, and Ive been asking for a FOB key from the management for 10 days now, still dont have one. Ive been asking to change my garage spot for 3 years, giving me the runarounds, even thought the garage spot been opened for a while. Asking to take care of my entrance carpet,they dont want to change it.
I cannot stress this enough - DO NOT RENT ANY PROPERTY THROUGH THIS COMPANY. They have nickel and dimed is the entire time living here. Last month they took out 100$ extra and refused to refund us. This company is dreadful and the people who work for it are borderline incompetent. This place is ran by greedy people who don’t care about their tenants. Not only will they take everything you’re worth but NO UTILITIES ARE INCLUDED. NONE. And the tenants who were grandfathered into their utilities being included don’t pay anything and they spread the charges among all new tenants. Over 140$ for garbage for us A MONTH. This is an absolutely horrendous but perfect example of Bay Area property management. Please take this and share with anyone thinking about renting through Mosser.
They are impossible to get a hold of, as a commercial renter. Months long redirected phone calls, no follow-ups, no care, little professionalism. We always pay our rent and they are simply screwing us.Edit: About an hour after posting this review we finally get a call back, after about a month of efforts to contact them.Edit 2 (7/9/18): We were finally able to get in touch with Mosser and figure out our situation. They had all sorts of staffing issues we were told, and were swamped with work. The new person responsible for our premises was much better in terms of professionalism and dealing with our situation and we found a more amicable solution to our problem. For this, I added a star to the review. Care is fundamental in every aspect of life and especially in business. I am glad to see that improvements are possible and I hope this is a trend toward increased diligence and consideration of human dignity since at the end of the day it is humans dealing with humans.
Where I live on California street the manager was rude to me in front of my two small kids. I made a simple mistake of not reading the post on the washing machine where it said to start washing at 9am. I mistakenly started washing at 8am because my kids had no clean clothes to wear. One tenant who lives on the same floor started complaining the washing starts at 9am. I had already started the load and I was very apologetic but the tenant was still rude and started saying my kids were being too loud. The tenant even called the manager on me. The manager was so rude to me in front of my kids he started saying lies that I always start washing early in the mornings and that many tenants are complaining about me and that I’m very close to being kicked out of the place. The manager even said that there is laundry mat across the street and they open at 7am. I wished my kids didn’t witness this now my son is saying why the man was mean to mommy and that he’s sorry for making noise. He saying he wants to move in a a big house where he can play ☹️. There are some people here who are nice and friendly to us but as far as the manager and the tenant who complained that was uncalled for. They didn’t have to be so mean especially in front of my children.
Horrible. Avoid at all costs. Need a light bulb hope your prepared to call maintenance 60 times. Absolute worst company in Los Angeles.The owner(s) are liars, there is no property manager or security at this property, there are however a bunch of homeless people in the hallways.Holes in the walls? CheckBad plumping? CheckSewage coming up from the drains and toilet? CheckCriminal level of noise and squatters in the building? CheckYou will regret it if you live here for even a day.
Do not live at a Mosser apartment. You will regret it. Our apartment, a 2 bedroom for which we paid almost $5000 a month, had holes in the walls which mice came in through. The elevator in our building was regularly broken, and they will shut off water and power 1-2x per week for maintenance. Avoid at all costs.
I wouldnt trust any reviews over 1 star. The only reason they get a star is because they employ an INCREDIBLE after-hours repairman named Mario Nunez. I cannot stress this enough: Mario is amazing and deserves a raise. Mario gets 6 stars, while Mosser in general gets negative 5... thus balancing out at a net of 1 star. Our building manager never responds to us because hes too busy. During renovations upstairs, they knocked a hole in our bathroom on two separate occasions. Mosser did nothing. It would be unfair not to mention that they replaced the carpets in the public areas and repainted when they bought the place.
Roaches and when we finally were able to contact someone they were rude and blamed us, furthermore Iiur oven doesnt work since we moved in and its going on 3 months I wouldnt recommend mosser properties to anyone and we pay 250$ a month for garbage for 2 people theyll gouge your pocketbook10/23/21Property manager Byron calls my wife to explain that since the oven still doesnt work after maintenance fixed it and he and his assistant came in person now who wants the building guy to look there telling us you have to turn the knob, click youre heels and blink twice and it may work....@#$_&-+())?!;:**
Ive dealt with a lot of bad management companies in LA and this has to be the worst. Absolutely horrible communication, because there is literally no communication. They will do everything in their power to screw over and take advantage of their tenants. 0% chance your maintenance requests will ever be acknowledged. Do everything in your power to never live in one of their buildings.
The most horrible experience ever in my entire life... I lasted 7 months out of a year contract!! Not only it’s unsafe, has mayor healthy/ homeless problem ( they enter the building) at all the times there’s no security nor management that cares ... I made a complain and my information was compromise then I started to get harassed by neighbors in the building... Mosser doesn’t care about your safety DO NOT RENT ...
If I could give them 0 stars I would, absolute worst company to rent from in San Francisco. Havent had a working oven or stove in over 4 months and they refuse to fix it. Currently talking to the rent board and Im sure they deal with Mosser all the time. Hopefully we can get them shut down
Please, never contact this company. EVER. Win Chen SUCKS!! So UNPROFESSIONAL. A realtor should be on time for appointments , if not ahead of time. And what kind of realtor shows up in sweats , shirt and sneakers on an occular unit inspection?! This is not a marathon. He doesn’t even tell you the complete requirements and demands requirements when it has been emailed to him. Turns out he doesn’t open his email first before opening his mouth. And what kind of realtor doesn’t know how to open a simple password encrypted email?!. The Win is a BIG FAT LOSS. Thank you.
HORRIBLE, nonexistent management. In a 12 floor building on O’farrell and the only two elevators BROKEN for 2 weeks! Old people who depend on the elevators for access to their apartments or the outside world are trapped and no one has responded to tenant complaints despite multiple attempts at communication.
Wish I could give 0 stars. Dont be fooled by the seemingly upgraded interiors of the apartments, the workmanship is shoddy (holes in random places where rodents and pests will enter) and maintenance is a nightmare. This company treats is residents as bottomless sources of money rather than human beings. Avoid renting from them!
I have to agree with all the negative comments. Mosser has a big turnover in staff - unfortunately the people who have left recently have been the best ones to work with. The management staff still with the company are condescending and do not exhibit very good customer service. I am very glad that Im vacating one of their properties

They used to be somewhat responsive with repairs, but as rent in SF has gone up, the service has gotten considerably worse for folks under rent control. Its to the point to where they blatantly ignore emails only to angrily reply if you have the audacity to follow up.
No, I do and will always plan to make comments about the truths on this company because this is the one source we (tenants) have to communicate and see if there are any related issues pertaining to whats either happening at home or if its related to a lawsuit filed against this company. Thank God for freedom of speech. This is America!

2022-06-14Not a good company to rent from in SF. Extremely understaffed maintenance and resident relations department. They sell a hard bargain but they do not offer the experience you think you would get.They make promises they can’t keep. On a few occasions, we have gotten notices for work to be done in the building from the Property Manager that was never done (i.e… toilet replacements). After a few months of renting with them, I’ve noticed the very poor quality of my unit and some neighbor’s (extremely squeaky and weak flooring, thin walls, pest and rodent issues that take a long time to be addressed, etc…).However, if you are in a hurry and are looking for a quick/simple tenant lease signing, this may be your company. I got stuck looking for an apartment quickly in SF, and Mosser offered the quickest responsefrom leasing agents and affordable lease deposit options. If I had more time, I would definitely had gone with another leasing company. Looking forward to the end of my lease here.

2022-04-29DO NOT RENT HERE! Ive been stuck in a 15 month lease and have been living with a roach infestation in the building, unresponsive property management and an elevator that only works 1/4 of the time. The appliances and finishes are nice but beware, even after all of the trouble they will STILL try to raise the rent on this place. Sickening-- the photo was taken in my BATHTUB. I will not be renting with Mosser in the near future if possible.

2022-06-27This company is impossible to contact, they communicate through text and won’t answer phone calls or respond to messages. Emails have repeatedly come from various accounts and there is no consistency of data between agents. After finally speaking on the phone and being held on hold for more than half an hour, I was told that I applied to early for the requested unit and that they have a rule of application to move-in within 30 days. Ultimately I was not given a refund of my application fee even though this rule isn’t stated anywhere on the website. Embarrassing and extremely unprofessional. Do not rent with this group!!!

2022-06-18This company takes advantage of people who are moving and are not transparent about costs and fees. I had a really bad experience with them, lost a lot of money due to their dishonesty. I can’t recommend anyone use them when there are plenty of realtors that are friendly and honest.

2022-03-08I can not believe this company! They nickle and dime their residents around every turn. They billed me 75$ for a hauling fee- for a pen, a book and a small fruit left in the fridge. Then they tried to scam me and break the law, until I found a tenant rights attorney. Beware. My car was broken into 3 times in 2 months at 1499 California street! The door does not stay locked. Homeless people come in and use the laundry. The free wi-fi never works. Parking is horrible. They lied about what utilities were included and then send you a bill at the end. They are not transparent at all. They tack on fees after fees. A 75$ key fee?! It is NOT EVEN A KEY- it is a hotel key that is easily demagnetized... and then they charge you to rectify it. I never got my free month that my lease says. If I had not learned my rights, they were trying to bill me for 6 months, when legally they could only bill for 15 days. Know your rights! My advice- find another property company.

2021-12-27Worst property management company I have had to deal with in my experience. They sell the properties and their listings by talking about all good things but offer a ridiculous tenant service.I have had pest infestation issues that were poorly responded to (to add it, I was blamed for causing it - Why would I make my living situation uncomfortable for myself?), the elevator inspection permits are past their due dates and they dont care about it, their leasing agents or property managers are hard to get in touch with once you move in. Once youre in, youre on your own.They DO NOT LIST LEASE TERMINATION T&C in the lease deliberately, because they can quote whatever they want from the tenant who is willing to move out for whatever reasons. Mosser is a big company so they have a team ready to come after you if you choose to vacate for reasons best known to you. In my personal opinion and some other neighbors in the building I am in, NEVER SIGN A LEASE with this company.

2021-09-02My review is based strictly on my interactions with the leasing agent. The agent, Nicole R. was exceptionally friendly and informative. I toured multiple properties with Nicole and never felt rushed. While in the end I did not rent through Mosser (so cannot comment on that process), my experience with the agent definitely paint the Mosser company in a positive light.

2021-08-05The absolute worse experience Iv ever had in my life.I rented a 1 bedroom apartment in Oakland near Lake Merritt. I was 24 with a new career, and eager to obtain my first apartment. Unfortunately, I had no idea what I signed up for.For starters, the entire building was infested with GERMAN ROACHES. On my first night in the unit, I came across a bug in my bed. Me being naïve, I terminated it and went to sleep. The next morning, I awoke and saw 10 to 12 bugs in the kitchen that looked exactly the same. At that time, I knew I messed up. Throughout my stay, the management company had pest control come and drop off sticky traps monthly. THATS IT! In other words, I just had to deal with it.When trying to communicate my concerns about the roach infestation, I was basically ignored. The situation was so alarming that normal responses to my request were simply ineffective. It became very clear to me that the management company was not invested in making living conditions bearable.The substandard conditioning this apartment is deplorable. I would never have imagine being charged 2k plus to live in a roach den. Or being mistreated and disrespected by the on site building manager. I could never in good conscious give a positive recommendation for anyone seeking housing at this location.

2021-09-16Do not trust mosser companies word and believe nothing until you get it in writing. They list properties at one price and then jack the price up when you go to sign your lease. I put a deposit down on a studio, then was informed the monthly rent was 1950 a month rather than the 1250 They advertised it for and quoted me when I did the walk-through. Then I had to wait several weeks for them to send me a check for my returned deposit. They made no attempt to help me find another property to rent, they’re very unprofessional, and they continue to advertise properties at lower costs than what they actually are. I would’ve rated them a half star if that option was available
