LRS Realty and management is the worst choice for the property to choose as their property management company. They are militant and unprofessional. Their tactics are based on intimidation and bullying. They treat tenants like lower class citizens and make all kinds of unnecessary changes upsetting a harmonious livable atmosphere that currently existed before they came along
Gladys has been my account manager now for a year and I am very happy with her services. She is very competent and pleasant to work with. She is very quick to respond to all my emails/requests.Overall, my experience with LRS has been a very satisfying one. They have handled some very difficult situations for me with a positive outcome. I am grateful to them!!!
My family & I rented a home from LRS Realty & Management for 14 years. I had a great experience with the staff especially Gabriela. She was so helpful and professional. She would always respond to my questions right away and was so peasant to deal with. I will miss my interactions with her.
This rental company has been fair, they have always done their best to help me and my roommates to have an easy and successful time renting. Michelle Meriaux has been extremely kind to us our entire 2 years renting from this company, she assisted us with the application, move-in, many changes in roommates, and any maintenance issues we have had. Sometimes it can take some time to get a response from the company but I have always been able to rely on Michelle being on our side and have been able to count on her for help with any and all issue we have had. I am so incredibly grateful for her kindness.
We have used LRS property management twice now for their expertise in assisting us with finding tenets for our rental property . We have been very happy with Tracy and her team on both occasions. I rented my property to who I thought was a good tenant. After about a month I decided to have LRS manage the property. Darlene Bice was my agent. she was very courteous and professional on explaining about having the property managed by LRS. As weeks went by, sure enough the tenant turned from bad to worst. Darlene stayed on and follow through with this bad tenant. When the situation became very bad I was introduced to Gladys Sanchez-Vargas. She is the person that takes care of problems in the LRS office. It was very comforting to communicate with her. She was patient to listen and knowledgeable on explaining to me about the problems. I called her many many times about the tenant and she never once felt tired of helping me. I can not thank her enough to finally have the tenant evicted. Her professionalism is truly an asset to LRS. If any of you have a chance to talk to Gladys, you will know how pleasant she is. I also want to thank Alec, Lupe, Bob and all the staffs that had been helping me through my difficult time with the tenant. My property is still under LRS management and thanks to Darlene, my agent I now have a good tenant.
LRS has managed the rental and maintenance of my 3 bedroom house in Tarzana for many years. We have gone through several tenants and major and minor property upgrades and repairs over the years. My main contact has been Gail Bernstein, one of the owners of LRS. I have in general been very happy with the services I have received from them. Whenever there has been a demand from or a problem with a tenant, the appropriate department manager or Gail would call me or email me and we would resolve the issue. I am currently between tenants and have been in (mostly) email contact with Gladys Sanchez Vargas, my account/portfolio manager, who is responsible for dealing with tenant issues, overseeing rent collection, bank deposits of rent, monthly reports to owners, and the annual income and expense report. She has always been a joy to work with, is very efficient, knowledgeable, and helpful. She is a very valuable asset to LRS. I have also worked at a distance through emails and/or phone calls with Elizabeth Bulgarelli, who is the maintenance manager for my property. She is also very helpful and checks with me regularly to approve tenant requests for expenditures for repairs and maintenance. I have always been treated with respect and a cooperative helpful attitude by all the personnel I have dealt with over the years at LRS. I would not hesitate to endorse LRS as a realty and management company to anyone looking for reliable and efficient management of their residential property Hats off to Gail and Alec Bernstein for assembling a fine and reliable staff !
I helped to rent a property for my ex husband that he lived in for 6 years. They were ALWAYS slow to respond to repairs that needed to be done or things needing to be replaced. The two biggest issues were the carpet which had worn down to the wood floor, was terribly stained despite repeated professional cleaning...it was the cheapest carpet you can find. After repeatedly asking for the carpet to be replaced -when the time came to extend the lease - they insisted that a side letter be signed stating that the carpet was as is and would be deducted from any deposit. So when my ex died (in the house) they kept every cent of the deposit AND had the nerve to charge an extra DAY of rent because a refrigerator had to be moved the day we did the final walk through...we had called MULTIPLE times to ask if the refrigerator belonged to the owner and didnt get an answer until the night before the walk through. They were all about the money and didnt seem to care much about keeping the property in good repair. Shame on them for treating him so poorly and then trying to squeeze the last dimes out of someone who had passed awayThis property was at 18745 Cohasset

I have been here since August, and have been quite comfortable. I feel secure here, and this is an important aspect for me. It is quite convenient for my employment, and is located near many shops and stores with which I prefer to do business.It did seem to me to take a very long time for the electrical repairs to my unit to be completed (3 weeks or so!), but once they were completed and I took up my residence in situ, I have not had any issues.It also seemed to take a very long time to repair the laundry when the piping failed (2 weeks or so!), but as with the electrical work now the repair is completed, I have no complaints.The neighbors (particularly downstairs, moving around heavy articles and banging on the walls at night!) occasionally make a LOT of noise. But this is intermittent and I have grown accustomed to it, and lately it has seemed to abate (thank goodness!).I admit I have not resided in an apartment setting for many years, so I suspect some of my discomforts have been related to getting used to not living in my own home (20+ years at my immediately previous home in Texas!). Thanks for making the transition as uncomplicated as it has been, and for providing a clean and secure environment.I want to add that Lorena, the property manager, is great; she impresses me that she is very attentive and sensitive to the tenants needs, and is very aware of, and actively engaged in addressing, her responsibilities to care for the property. We are lucky to have her here!... a year passes ...I still feel secure here, and this is still an important aspect for me. COVID 19 has brought on many challenges, among them spending a LOT of time in the apartment. I work from home now, as do many people, but that has not presented any real challenges, except for Fridays when the army of groundskeepers for these and the apartments behind come out to trim and mow, and blow detritus around for a couple of hours!Otherwise, this remains a good spot to roost, with good neighbors and the security of a gated property. After a year, I still rate this place 4 stars!

DO NOT WASTE YOUR TIME AND MONEY WITH THIS COMPANY! Unresponsive & condescending they show zero interest to help the property owners I’ve called numerous times and i am always told to expect a call back and i never hear back from anyone in the office, we requested to be notified if payment was or was not collected from tenants & that can’t seem to be done to this day, very unhappy with the service we are receiving all this company cares about is there monthly service fee.
Gladys Sanchez Vargas has been my property business manager at LRS for several years. She is very knowledgeable, courteous, professional, and ALWAYS returns calls and replies to emails. Whenever I need a statement or business report explanation, I do not hesitate to call Gladys who listens carefully to my concerns, researches the matter, and responds to my inquiry with clear information. When I needed legal information, Gladys demonstrated initiative by contacting the legal firm and got me the information. She even gathered historical financial data and wrote a letter on my behalf to previous tenants providing them with clarification about their account. On short notice, Gladys is always quick responding to my request for yearly consolidated statements. I never met Gladys in person but she has a wonderful personality that coupled with her business knowledge and professionalism gives you the great customer service that everyone hopes to experience. She’s got my account under control and well managed. It is such a good feeling knowing that I can rely on Gladys’ support and professionalism for my LRS business needs.
Current tenant. Lease clearly states theyll maintain garden/landscaping of property. They quit doing so one or two months into lease. We live in a quad. Tenants from all 4 units have reached out them asking them to fulfill their end of the lease. Its been 7 or 8 months now where they havent maintained the outside of the property. To make matters worse, when the landscaping became overgrown with weeds, passersby increasingly started to treat the frontyard like the dump it appears to be and litter all over the property. If any tenants out there reading this know of a good strategy or recourse for dealing with management properties like this, advice would be welcome. (Addendum: Note the reply below. Its funny, in a disappointing way, that this issue has been reported both by text and via the online management portal multiple times by multiple people already, yet the response below says proprety supervisor is not aware of this situation. Just a little preview of what you might be in for with LRS.)

I have never had such disgraceful service from a property managing company. I owned a wonderful house in the Hollywood Hills until December 2012. I used LRS for one year to manage a tenancy, up until September 2012,it was impossible to get through to Gail Bernstein and any member of her staff to have small or moderate repairs made to anything that needed repairing. Gail Bernstein, if she ever responded to me via email, were always cryptic and favoured the tenant every time. I have never had a so-called property manager be so disrespectful. Their charges for after-hour services were incredibly high and the repair services had to be carried out, for the same item, several times.I have no hesitancy in stating that this company is the worst I have ever dealt with and highly recommend that no one uses them in the future.
I wanted to give a review on Veronica Hamilton,She was a great support for me while I rented last year for LRS. Dec 2012- Dec 2013. The process of moving in was done in a very timely manner. I had to move out of my apartment late Dec. She was able to have me in the house the day after my move out date. There was a time when my water bill came very high. I contacted Veronica to see if there was anything they could help me with. She sent someone to perform an inspection. They figured out that a pipe was broken from the water system in the yard. she got that fixed, she was able to get the owners to help me with half of the bill. Which was a relief for me. When I moved out due to purchasing of a home she totally understood and was very helpful with the process of moving out. After moving out there had been a delay on getting the deposit check. I contacted her and she helped me out with that concern as well. Veronica has been super supportive with any concerns and questions I have had. She responds quickly and has been super helpful with all issues.
I currently rent a home from LRS Realty & Management. I have always dealt with Lily Barragan. If there is as problem with the rental, it only takes one call to Lily and everything is taken care of. She is very professional, helpful and always goes the extra mile to get things done right away. I never hesitate to call for any information I may need. (Very Happy)!!
I have my property managed by LRS since April 2013 and so far they have been very professional. The maintenance requests for the house was promptly conveyed to me and fixed the first time. Also they made sure, tenants paid for the repair when the repeatedly clogged the garbage disposal.
LRS has been managing our property for nearly 10 years and is truly a top notch company. They consistently provide world class customer service and work diligently to ensure our property is leased and taken care of. Kerrie Faris has been an outstanding property manager. I highly reccomend the company!!

Over the year they handled all the issues that came up with tour rental. There was never a moment of worry. The management team was always there to help with my questions. They are very professional.
I recently rented a house in Bloomington. I found LRS and their employee Erum very efficient she showed me property at my convenient time. She helped me fill out the application. I was suffering from back problem she made the entire process very easy. Erum sent the lease online for me to review and sign. She again respected my time and moved me at a time that was convenient for me as I was in and out of doctors due to my back problem and she accommodated me on a short time notice. After I moved in she called me two weeks later to find out how every thing was going and if I needed anything this is what I called the excellent service. I have rented places for past 20 years and LRS has provided me great service. I will recommend every one to rent from them if they want simple and fast service.
LRS realty is a rip-off artist. Check out their YELP reviews, as the google reviews are written by their staff.They nickel and dime you for everything, and then hold your deposit check for ransom at the end of your lease with this company. After the lease is over, they also refuse to let you speak with the agent that youre working and make you speak to Gladys, the office manager.They failed to respond to repeated requests for information regarding our deposit. They stated that they sent our deposit refund to the property address, and then charged us $31 to issue another check. I doubt they even sent a check in the first place. According to Gladys, LRS realty routinely sends check to incorrect addresses to get an additional $31 for a stop payment fee. They will send your deposit to the wrong address and then claim that they cannot issue another check without first charging you $31 for a stop payment. This is the policy of LRS realty, to continue to rip you off even if youve made all attempts to cooperate with them.They will ask you if they can market and show the property in your last month. You should refuse as this, and request that they do not come on the property until the date of the final inspection.
LRS manages a property for me in Woodland Hills, CA. Gladys is my main contact at LRS for handling various business related to my rental property. Gladys is very responsive and handles herself very professionally. I can always rely on her to answer my questions and handle business in a timely manner.
Literally the worst time of my life dealing with LRS. They handled a rental of mine not to mention I had the worst tenants posible. Lrs is was good at the maintenance. But when it came to their office staff and getting answers was impossible. The process of eviction and court was so bad I broke out in shingles from the stress.No one would return calls or emails. Tenants where supposed to be sent to collections I tried to get response from LRS...and nothing.. my mom had to go in the office and get answers from a supervisor. She said she was going to handle this account on her own 5 years later and me choosing life over death... I went on...never heard of tenants being on collections or did I get any money back that the judge awarded me from tenants paying back. To brake out in shingles you had to be in an enormous state of being stressed out.
I moved into an LRS managed property about a year ago! I am so impressed with all of staff that I have been in contact with at LRS. They have all been helpful, professional, and easy to work with. The person that I am in contact with the most is Daniela Flores. Daniela is always prompt to answer and extremely helpful and organized in all of our dealings.
We had a great overall experience living in our Corinth Apartment. If I didnt have to move, I would have continued to live there for many years. The LRS staff was also easy to work with, especiallyLupe Barragan who continuously supported and guided our every need. If you need a place to stay and its managed by LRS, you will have nothing to worry about.
We use LRS Realty & Management, since 2011. Wendy H.J. and Karen P. work due diligently to help tenants and home owners. Their maintenance team has the skill sets to fix most of maintenance issues, responds to tenants maintenance requests promptly, and provides home owner an estimate repair cost and provides suggestions for alternatives, when needed.
I’m so disappointed with LRS Realty and Management, Inc.For 4 years, I leased a 2 bedroom condo from LRS Realty and Management, Inc. I paid my rent every single month and never had a late payment. I was a model tenet. I’m a very clean and considerate guy. When I moved out, I had my professional cleaner clean the unit. When my professional cleaner was done, you could eat off the floor. I was flabbergasted when I received the return of my deposit. LRS Realty and Management, Inc. had deducted nearly $500 for cleaning. For what? Yes, there were 5 board games (like Monopoly) and a few miscellaneous items left in one of the closets. Yes, there was a broken toilet paper roll dispenser (which was a cracked plastic unit and was not my fault). Other than those 2 mentioned items, the condo was left in “perfect” condition. It should not have taken anybody longer than 15 minutes to restore the condo to some sort of “Grand Perfection” that I guess they were expecting. After 4 years, there is “normal” wear and tear and the condo owner has some obligation to do any touch up cleaning and minor restoration. However, LRS Realty and Management, Inc. felt it necessary to deduct nearly $500 from my deposit.My second reason for my great disappointment in LRS Realty and Management, Inc. is because of their apathetic response regarding maintenance/repairs issues during my 4 year tenure. Generally 1-2 times per year, I would have a maintenance/repair issue. They have a special phone number for you to call for maintenance issues. When you call that number, a recorded message directs you to their website to formally make the complaint. OK, so far, so good. However, when you go to that website, you can’t log in. When you ask them why you can’t log in, they say, “We’re fixing that issue”. Instead, you would have to call back and leave a message on a recorded phone line with your maintenance issue. Then you would wait, wait, wait and wait for even a response. Then you would follow up in 1 week. Again, you would wait and wait. Come on guys, can’t you simply respond within 24 hours? I’ll even accept 48 hours. Just respond.Yes, I’m teed up about the deposit (mentioned above). I know there is two sides to every story. But let me be clear. My condo was left perfect. I know it. By any rational person’s standards, that condo was left immaculate. I guess LRS Realty and Management, Inc. feels they can nickel and dime their clients by adding fees with impunity. Most people probably grumble and accept it. I feel it’s my duty to let the public know. Shame on you LRS Realty and Management, Inc.
We recently ended our lease with a home managed by LRS. While the home was absolutely outstanding, I cant say the same about the company itself. We had a pipe burst outside on our patio and they didnt come fix it for another 2 days after we reported it. During that time the pipe was leaking out water at a pretty decent amount which even flooded our patio. I asked our property manager at that time if we would be liable for the water cost during that time and she said no, we would just have to show them the bill when it comes.So the day comes when we show them the bill and our property manager pretty much said we were stuck with it. She even told me to use Google to search for the reports of the DWP cheating customers and said that would explain the spike in my bill. Luckily for us, it was escalated to her supervisor Leila and she was able to pay us a small amount of the bill back but not all of it. Leila was very professional and really tried to help.If it wasnt for Leila, this would be a 1 star review, but my experience really turned me off from this company.
I would strongly advise against renting under LRS. I try to be reasonable but it truly has come down to a matter of very-obviously not following through with basic tasks.I do not blame them for the countless issues with our home, but their response time is horrific - Nearly a month for a broken heater, months and months of a promised appointment for cockroach inspection after multiple requests (still no appointment scheduled), and now 3 weeks and counting for a shower repair.In most cases, they send someone out in a timely matter to repair the situation, the repairman either needs additional approval or an additional piece, and that is where the weeks of waiting come to play. It appears as though the problems are completely forgotten about until second, third, fourth phone calls. Promised follow ups are never made and messages are often not returned. I am constantly given innocent excuses... A management company that gives excuses - How ironic.We pay over $5,000/month for our home which is very nice (but very old), yet are provided the service of a cheap one-star apartment complex (Park La Brea had faster service). There have been 20-40 other incidents I wont go into details of- accidental overcharges, poorly fixed appliances, an overall cheap renovation requiring us to speak to LRS on a weekly, sometimes daily basis.Expect long delays, cheap fixes and major lack of urgency masked with a kind receptionist and innocent excuses.
We have been using LSR as our rental property management company since 2010. We are very happy with the services they provide. The LSR team members are professional, honest and courteous. They help us to resolve problems in a timely and professional fashion. Stacey and Gladys are our main contacts. Both of them have done their jobs well.
My husband and I have been clients of Cheryl Drake for about five years now. Through the years we have found her to be very professional, knowledgeable and very helpful. Lorena Escobar is one of the best agents and professionals to work with. Shes experienced, aware, knowledgeable and listens to your wants and needs. If she doesnt know an answer to your question, she wont make something up. Shes honest and finds out the correct response to your inquiry. Regarding maintenance inquiries, they handle your requests promptly. Dale has been great to work with as well. Truthfully, LRS is above the rest of their competition, thanks to their committed employees.
I REALLY wish I could give ZERO stars! In keeping this strictly professional and business oriented, here are the facts:* House was rented with a pool heater. It was not disclosed that the pool heater did not work whatsoever. I had a pool company come to look at it, the heater doesnt even belong with the pool.* The a/c unit is inadequate for the house. It will not keep the house cool during the summer and runs non-stop to try to keep up with a 77 degree thermostat setting. LRS refuses to make any changes to it, even after 2 a/c contractors said it was a fire hazard.* House as a whole in disrepair. LRS refuses to make necessary safety and efficiency upgrades.* Gardeners that come are inadequate, destroy my outdoor lights, blow leaves into corners and bushes, dont trim hedges, blow debris into the pool.PLEASE save yourself aggravation and headaches. Walk away from this company.
I originally thought that due to the location and the efficiency of Lorena Escobar assisting me in renting this property that everyone was as gracious, polite, and accommodating. When I met Lily, she was polite, but unfortunately the circumstances of how the property was left caused a little rift in our relationship because I needed things done that the owner I was told was not ready to fix. She was frustrated and as best she could tried to assist me, but to this day, there are still projects left undone. I have decided to let it be due to the fact that you cant keep beating a dead horse. I think the company in itself houses very good, professional people, however until all of the issues are resolved, I still think Lily needs a little assistance in how to treat everyone equally. The saying No respect of Persons comes to mind. Thank you!
LRS is one of the best companies that we have ever rented from. We currently live in Lake Elsinore. They dont play games or beat around the bush like other realty companies do. LRS in Bakersfield has been handling 2 of our 4 plexes in Bakersfield. Our property manager Naylan is awesome. He is on top of any necessarry repairs. He always gives us more than one bid for costly projects to aid us in making the right choices for our needs and pocket book. I ve worked with many different property managers and Naylan is one of the best.
Leaving my unit in jeopardy due to unwillingness to hire real professionals.Damage to my personal property.Always leave a mess...and repairs take forever and are never fixed, properly, since they took over 10 yrs, ago.People move or are unhappy.Even managers, run from working here.Endless issues that endanger our health and well being.Turned building into slum.Lost many amenities, and building, always in disrepair due to incompentent, workers.Was punished for calling housing inspector after waiting months for repairs.Took six months...to have incomplete work, that has to be redone, so much damage to personal property, and to unit.Now new issue with electrical and sent in worker that could have sent apt on fire...not reading warnings I caught...and refuse to send a professional when a serious hazard throughout, my unit.No security...no maintenance, and disrespect to tenants.RUN....beware...your personal well being, and property at risk to deal with this mgmt co.Violations on violations with housing.Endless, disrepair.
I had some issues this month with my bank rejecting my rental payment to LRS and Martha Garcia at LRS helped me take care of everything and also got someone out for a maintenance issue that I have been having since last March when I moved in.She is very experienced and helps me as soon as possible with any issues that I take to her.Thanks Martha
In the last few times when I submitted work request online either for my bath room or kitchen, I will get a respond pretty quick either from the property manager or maintenance department. They also contracted with companies who they can send people out here on the same day and have the problem fixed! That is amazing!
Gladys Sanchez-Vargas has done a great job providing me for the information on my rental. She keeps me updated on how things are going and updated on my rental income. I like the fact that for tax purposes I can look back at her reports and I get a total picture of the previous years expenses.
Notice the reviews on this website and on Yelp.TENANTS HATE LRS - they treat them like crap, they dont take anything seriously, they left me with sewage in our apartment after a drain issue that was not our fault, they fitted a light fitting that fell out of the ceiling nearly onto my head, they painted the apartment before we moved in and painted over the blinds which means they cannot be opened or closed, we have a broken window that is hanging out yet they refused to come and fit it properly, they have left us with a broken sliding screen that almost fell onto my sons head, they left us with no refrigerator for nearly 3 weeks - when it came they wanted to make us lay out for it. The list could go on forever.When I called regarding the sewage they simply put me on hold and left the office, only to have the phone picked up 15 minutes later with a person saying are you waiting for somebody?. Not OK.LANDLORDS ARE THE ONLY PEOPLE WHO GIVE LRS GOOD REVIEWS, as they screw tenants, raise their rent considerably every year, spend very little money on the property and send cowboys to fix up issues with the property in unprofessional ways.The owner is particularly rude - and so are many of the staff when dealing with tenants - when we called over a weekend because the light fitting had fallen out of the ceiling, she asked whether it was a fire or flood. We said no, and she hung up. So damn rude.Make the decision for yourself - but you only have to read this, Yelp and the BBB in order to understand how bad a business they really are.
They are excellent at giving customers the run-around, and very good at not returning phone calls. They make communicating as easy as brain surgery and timeliness is always a non-priority. Oh, and they will be sure that getting your deposit back is as stressful and burdensome as humanly possible.
Very close buddy of mines lives at one of the properties they manage. Every other day, there is a 24 HOUR NOTICE TO ENTER for INSPECTION, REPAIR, PEST CONTROL note plastered on his and his fellow tenants doors. My buddy literally just moved in. Isnt an inspection done once or twice a year NOT once every other week? Who gives a 24 hour notice of repair for no repair solicited ? Nobody requested a repair but you still need to invade their privacy? You pay thousands of dollars monthly to feel like a child. Imagine having 3 notices to enter your apartment in one week. DO NOT RENT FROM THESE PEOPLE IF YOU WISH TO HAVE ANY MODICUM OF PRIVACY IN YOUR APARTMENT. YOU WILL PERPETUALLY COME HOME AND DISCOVER STRANGE PEOPLE IN YOUR HOME. YOU TRAVEL OUT OF STATE OR OVERSEAS KNOWING PEOPLE ARE IN & OUT OF YOUR APARTMENT.
The 5 star reviews are done by the company. look at the google reviews, you get what you pay for. I have never been so stressed in my life dealing with these people if you are renting out a property, they are not on your side what so ever. They move people in from their other properies that are problem residents. 100 percent horrble to deal with.
Gabriela and Daniela have horrible customer service skills.Im assuming companys no longer take pre employment interviews that serious.Im a current tenant at one the apartments LRS manages.Very diffuclt to get a hold of someone, the contact numbers they provide all go to voicemail or automated system.Everytime Ive called the office,I get put on hold.When I dial the operator she transfers me to voicemail.On two different occasions when I ve been lucky to get thru,or unlucky I should say.I spoken with Gabriela and Daniela they talk over you ,condescend you.And say there busy and direct to their website.Very dissatisfied with LRS.

I have to work property management company for the past 25 years LRS, ramanujan 20 units for one of our properties for the past 3 years and half I highly recommended this management company and their team especially the accounting department property supervisor also the maintenance I want to see a picture thanks to the accounting department especially Marsol, and Hussain the property supervisor very respectable people the way they deal with the tenant and also with the owners I highly recommend lrs and I will keep them to be the property management for me

2020-10-22I recently had a vacancy for my condo after a long-term tenant moved out. Substantial “make-ready” improvements were required (new carpeting, paint, etc.) and the LRS team insured that every detail was handled expeditiously. The in-house realtor at LRS got the new listing up right as we were finishing with the maintenance and kept me informed and updated throughout the process of signing a lease with a new tenant. Very happy with the concerted effort from the LRS team to make the whole process as “stress-free” as possible. You can count on LRS for all your property management needs!!

2020-10-06You guys are the best!!!! We are always comfortable knowing that our rental properties are being managed as well as humanly possible. Issues with tenants and properties are always addressed quickly and economically. LRS always make sure our properties are rented with quality tenants as soon as possible. 2018-11-07I manage a lot of properties from out of state so a good property manager is more than important, its crucial. LRS has been great, especially with the maintenance of my portfolio. Lupe and her department are responsive, thorough, and watch out for me and my tenants. Most important of all, I can trust them. I couldnt do my job from 2,000 miles away without them. Thanks!

2018-08-27LRS was consistently unresponsive, unsympathetic, and intrusive after buying our property. We left after only 3 months of their ownership. When they took over our apartment building, they began entering our home on a regular basis (2-3 times a week). We would receive a “24 Hour Notice” taped to our door about every other day. The reasons for entering varied from inspection, measuring, and repairs that we did not request. Prior to moving in, new windows were installed, but LRS felt the need to enter our apartment for weeks in order to replace them. We were told workers would be there at 8am, but they started working at 7am (looking in at us through the windows). When they completed, they left our apartment a mess with debris all over our floors and footprints in our bathtub. When we tried to reach out to LRS, they were 100% unresponsive. We emailed and left multiple voicemails, and still to this day they have never contacted us regarding our concerns. LRS does not consider their tenants as human beings. We are wallets. We are dollar signs. They did not hire an on-site property manager for almost 3 weeks. Once they did hire someone, she was only there maybe a week before they started knocking on our doors asking if anyone had seen or heard from her. Apparently they cannot even keep track of their own employees. After this, we had no on-site manager ever again to take care of our immediate needs. Additionally, no one was doing maintenance to the building anymore, so it was really starting to look sloppy while plants dried up and trash went neglected. While things were looking worse, they decided to notify us of a rent increase. That’s right, pay more for less. I cannot more highly discourage anyone from seeking property from this company. They will not consider your comfort or your privacy. They want your cash only. They get one star because we were pleasantly surprised to receive majority of our security deposit back.

2016-11-03For the past 5 years, I have entrusted the management of my condo to LRS. I am constantly on the road, and required someone who could be trusted with managing the day to day hassles of my rental property. Since the first day I met Tracy, she has been extremely professional, explaining the process to me with much clarity, and assuring me that they would be able to handle everything. Sure enough, through 3 tenants, everything from listing the property, screening tenants, preparing lease paperwork, to maintenance requests, renovations, etc. have been handled with professionalism and ease. I would highly recommend LRS and Tracy to anyone who is looking for hassle free property management.

2014-01-04LRS has managed the house I rent out for the past 2 years. I switched to LRS from another property manager after just 6 months of one bad experience after another, including poor communication regarding plumbing problems, mold remediation, and their use of an unlicensed contractor to do major repair work. For the most part, I have been very happy with LRS’ management of the property and their excellent, hardworking staff, particularly, Miguel, Erika, Gladys, and the owner, Gail. They have been quite professional and hardworking, though sometimes I think they may need additional qualified staff to handle the volume of work, and improve their communication. I also very much appreciate Tracy (the rental agent) finding a mostly reasonable tenant. I say “mostly reasonable” because he asked for a key to have a refrigerator delivered prior to the lease start date. Then, he replaced the kitchen and utility room floors without asking for approval re replacing the flooring (it was in fine shape, but he didnt like the look of it), or the type of flooring (though he paid to have it done), and then he moved in, all 2 weeks prior to the start of the lease. We were all shocked by this—Tracy, other LRS staff, and I—and Tracy did figure it out and asked him to pay the extra 2 weeks rent, so I’m grateful for that. Since that time, the tenant has been fine, with just a few minor issues that LRS had fixed asap, so again, I appreciate that very much. I think it must be hard to satisfy everyone, and no one is perfect on either side of the equation—tenant or property manager (or owner, for that matter). But all in all, I do rely on LRS and very much appreciate their hard work and effort on my behalf, and on behalf of the tenant.

2018-10-29LRS Realty management helps us on a transition of our rental business and now fully takes over the management. As a professional agency servicing the landlord, the team is generally very responsive in answering and trouble-shooting our concerns promptly. Issues come up and generally turn out properly resolved ok eventually follow up with their steadily planned process. The manager and all front line staff are very polite, down to earth and easy going. The lady in charge of our portfolio and finance named Cristal is super sweet. Special grant of full credit to be deserved by our leasing agent Ari. She is very experienced, client-oriented, efficient and fast-paced in negotiating a qualified match of a tenant and servicing the leasing process promptly and smoothly. We feel very comfortable with her. Highly recommended for Ari.
