I used to love living here but things have changed over the last year or so. My latest concern has been not having a working dishwasher for the last 7 months. We arent asking for a new dishwasher, just a functional one. They say that they are waiting for a motherboard with no ETA due to COVID shortages, which is understandable but what isnt is that I know for a fact that we have empty units that they can transfer appliances from but havent done so. (Mind you, I still pay the same for rent as I always do...)Update: Shortly after writing the previous review, they quickly addressed my issue with my dishwasher. Back to normal, Thank you Alfonso for working so well on this issue!
Coming up on a decade of living at Los Olivos and the first 3 years were amazing and would rate them 5 stars. Since then, it has all gone downhill including the Resident Services folks as well as time to get anything repaired in the appartment. Even something as critical as AC in the hottest summer months could take 10 days to get looked at, which is unacceptable in California. I would like to call this place home for a few more years, but I won’t because they have proven time and time again not care about their residents.
Ive lived here for the past 4-5 years (since it was first built). I have lived in many other apartment communities and neighborhoods, but nothing beats Los Olivos. Nothing beats walking to Whole Foods & restaurants across the street, biking around the beautiful community, morning walks with our puppy around the park, the pools & gyms, and overall just the grandeur and beauty of this community. We used to go on weekend getaways/vacations at least once a month or as often as we could, but we havent gone on a single vacation since we moved here - we are always on vacation! For those who complain, reality check - I hope you realize that no place will ever be perfect all of the time and I challenge you to find a better place to live in Orange County. I have tried, Ive lived all over California and Los Olivos, the place we get to call home, is as good as it gets.
Lived here for about a year on Ansel and we loved it. Our rent was not too bad, i think we got lucky. We were right across from one of the pools, and my dog loved walking to the park. The dog park is GREAT! Also, theres a dry cleaners and a little shop you can walk to to pick up some goods. We always joked about moving back and renting out the condo that we now own haha. MAYBE!
Los Olivos used to be nice when I moved here in 2017. I just dont know what happened to scheduled cleaning at this complex. These are all photos from this week. I feel like they neglect my building because its in a corner of the community. It looks so messy and dirty nowadays. Very disappointed.Also, the first apartment I rented and was brand new, when I upgraded to a bigger apartment I signed the lease without visiting it first. Living above garages is a nightmare. Never rent an apartment over garages, ever! Also, this apartment is so old they had to replace my oven 2 times. The dishwasher has broken for the second time, was replaced once and now they havent come to fix it in 2 weeks. Also, general condition of this apartment is very poor went I entered it. Heres also a photo of how my bathroom cabinet was fixed: two screws coming out and a bit of paint over it.
The negative reviews really surprise me. I have lived here for only 6 months but I could not be happier! I dont need to repeat all of the great things that people have already said. I guess check it out for yourself and if you dont, your loss. I have a handful of friends who have lived across the street at the other communities and have all ended up moving here and loving it.
Im very satisfied with the maintenance services Ive received here. Special shout-out to Hector who visited today to perform the repairs. He addressed my issues quickly and efficiently, and he was very nice and friendly. Im also very happy with the quality of his work.
If you are looking to rent an apartment in this area, I recommend Los Olivos. I worked with Audra and she is amazing. She went above and beyond to help me rent an apartment. Very professional, prompt, courteous, friendly, patient, and goes the extra mile. I am located out of town and without her assistance, I wouldnt have considered Los Olivos. Ive met other leasing agents at several other Irvine Company properties last year and the none of them had provided the same level of service and genuine sincerity as Audra has. This is the kind of attentive service that helped me select this location and want to live here.
We have been tenants for 4.5 years and cannot express enough how much we LOVE living here! We just recently upgraded to a two bedroom with a gorgeous view of the NEW dog park! Isaac from maintenance has been helping us with some lingering fixes from our move in and he has been WONDERFUL! He is so kind and accommodating! Christian was a HUGE help in getting us this apartment as well. Christian treated us fairly and was very responsive to all our needs. Lastly, Alonzo the Service Manager has been absolutely amazing to us over the years! He helped us when we had a leak in our last apartment and continues to check up on us! We feel very fortunate to have these amazing people watching out for us and helping us live our best lives!! Yes, the rent is high but this is why! We never have to worry about safety, maintenance, and all around management of our home! Thank you Los Olivos!!!!!
I don’t recommend moving to Los Olivos to anyone. There is construction right next to the community for the past 3 years with an extremely loud noise. They start the construction at 6 in the morning and you can’t sleep. It is also overpriced for what they are offering. Pools still close at 5 Pm. You can’t use any of the clubhouses. Everything is so limited but they still charge you the market price for the rent.
The first year rent is a good deal for 11 or 14 month terms. When your lease is over then it becomes expensive to $200/month increase. They wont budge on their prices and say this is the market. For having lived for 10+ years in Irvine, irvine company gets every penny they can. For that increase I would expect more services and great maintenance. In the evenings on a couple of different occasions I have observed large roaches on the exterior and other creatures. I understand these are sewer roaches but hopefully steps are being taken to minimize their appearance. There are cobwebs on the side of the banisters as well.12/17/21. Our lease is almost up and again won’t budge on reasonable rent increase saying it’s the market and that apartments are getting rented quickly. I have seen several apartments that are empty. Also, a couple days ago a maintenance personnel was washing the sidewalk. It rained the day before and that evening. No wonder the rent is high, they are wasting resources. We are in a drought, water conservation is important. Also, Irvine company prides itself with open green spaces in every Irvine standard issue yet it’s not green when water is wasted. On another note dog owners are not responsible as they are not picking up after their pet. I have seen poop bags strewn about and poop on the trails and sidewalks.
***Highly noise and air polluted area!!It used to be a nice complex, unfortunately not anymore. Theres a huge construction happens next to the complex 8 hours x 6 days a week from 7 am, even on Saturdays.It is impossible to be at home during day time and you cant even live in nearby.
Location and the place are really nice! I have lived at other Irvine apartment complex before, but Los Olivos teams made me feel more at home and everything is very well-taken care! Its actually not easy to find a place that has some surrounding nature. Having multiple and CLEAN dog parks that are easily accessible is definitely a plus!
I’ve lived at Los Olivos off and on for 4 years. Overall, I believe it is the best complex in OC when it comes to the value it offers. Large grounds, very spacious, tons of parking, Great pools, nice gyms, garages, quiet in general, close to shops and restaurants, etc... I believe it’s well managed with truly top notch maintenance crew.If you don’t like to hear your neighbors above you, then live on the top floor. Don’t like trash trucks in the am, live far away from the dumpsters. Don’t like the sound of lawnmowers, don’t live next to large grass patches. You want a sunny apt, make sure you face south. Etc...With that said, it would be nice to not have the landscaping crew start at 8am. Late start would be nice. Also, the main pool needs new lawn chairs.Other than that, I highly recommend this place. Connie, the current manager, is very customer service minded and a problem solver. She’s very genuine and authentic in her interactions as opposed to providing robotic answers.
I lived here for 3 years and loved the community and location, but horrible residents customer service and irvine company is making unreasonable decisions regarding pool openings and operation hours.Most of the apartments in Orange County have their pools open until 8-10pm, but irvine company doesn’t want to invest in more personal to monitor pool occupancy until 10pm?Also only 3 of the 5 pools are open since they don’t have enough cleaning people?No problem raising our rent prices but can’t afford more personal to clean or monitor occupancy of the pools?What a scam I’m extremely disappointed with their customer service.
We were in a rush to move and Audra helped us get into the perfect unit for us. We were moving from San Francisco so she was able to FaceTime us and give us a tour of the actual unit (as well as the clubhouse, pool, gym, and little market). She also shared with us other units that were available and gave detailed comparisons to ensure we ended up in the right one! We had a couple of questions regarding the leasing process and she was super sweet walking us through it all. We didnt feel pressured, she wasnt pushy, and she was very transparent- which is so refreshing these days! She made the process super easy for us, emailing us everything we needed and following up on all the little things. Moving is stressful but the staff made it seamless. Ivan was also super helpful when it came time to pick up the keys and move in. Its easy to expect service like this at a place like Los Olivos, but we have felt truly taken care of and welcomed home! We are very much looking forward to being apart of this fabulous community!
Great neighborhood with lots of amenities. Great place for people with dogs as they have 2 dog parks on the property. Whats nice about Los olivos is that you have a lot of outdoor space unlike some other Irvine company compelxes. There are also 6 pools, a volleyball court, basketball courts, tennis courts and 2 gyms. Great place for young professionals or young families. 4 stars because parking can be a bit of a mess, especially on the weekends and the pools can get really busy during the summer season.
The community itself is beautiful, but when it comes to the residents service they are terrible.They dont care about residents at all and their behavior are inappropriate.No matter how urgent your maintenance request is , it takes days till someone shows up.The last time I went to the office to see the manager, a lady with a lot of attitude came behind the closed glass door, and said: you cant talk to the manager and you should send an email instead.When I was trying to tell her it is very urgent, she turned her back on me and walked away while I was still talking.No matter how attractive the community looks like, facing this kind of behavior makes me wish that I never came to this community.
Be very cautious when renting here and read the fine print in your contract, although the property is pretty and we stayed there for 2 years there are some points you should know. The maintenance of the common area is very shoddy and ghetto like which is inexcusable for a high rent property, stained concrete, dirty walkways and major lint in common corridors. Also all the nice barbecues and pools that the leasing staff promotes is a huge problem, since they arent gated non-residents monopolize the barbecues and pool area on weekends so as a paying resident youre out of luck, also the fancy club houses have a fee to use, but employees and their families reserve them for free or a deep discount so again as a resident youre out of luck. Finally comes the day when you move out, they will charge you for remodeling the apartment under the pretense of getting it ready for the new tenant, so though your deposit is low to move in they will charge you more than a regular deposit in trumped up fees when you move out. Additionally, while living there the staff is friendly but once you move out and have questions about the invoice they immediately become silent collectively.
Los Olivos is a great place to live with quality customer service representatives.Christina in Resident Services assisted my family in a transfer and she made it extremely easy.Any time we had additional questions or requests, she was quick to respond and follow up.I’d highly recommend to ask for her if you ever need anything.
Amazing community: safe, clean, renovated, apartments and townhouses with family friendly ambience.The Residents services office staff is excellent when it comes to a residents needs, especially Brooke, the manager who was very fast and helpful in solving my asthma issue when I wanted to remove the carpet from my bedroom. Phone calls are answered on the spot, also their email reply is fast.The maintenance are very professional in fixing any issues in my house whenever I call them, especially Isaac and Walter who are both very helpful and professional.Security is there all the time.I and my family love this place and highly recommend it to anyone who is looking for a home.
I have recently moved to Los Olivos for a couple weeks, and as of now my experience here has been wonderful. Mykal in the leasing office was truly amazing helping my girlfriend and I find the right apartment for us. Extremely nice and even called in to check on us after our move. You could tell he actually cared about our experience.We had some minor maintenance issues early on. The maintenance crew has been great. They have fixed the issue within the same day every time. Isaac was exceptional as he made sure to explain the problem with our AC in detail, how he was going to fix it, and things to look for to prevent it from reoccurring.
This place has really gone down. They do not come and fix things. The resident services office has terrible customer service. My AC went completely out and Zach tells me that no one can help me to fix it. He indicated he doesnt have a supervisor that i can talk too. Its incredible that for $3400+ a month you cant even get a reasonable working AC. My house right now is sitting at 91 degrees on the inside. I have chosen a community with staff that doesnt care about the residents they serve. Dont make the same mistake. They should really look at training the staff much better starting with this Zach Character. Spend Your money elsewhere.
Update: 5/19/21. The microwave died. Hector and his helper Christian showed up. They followed all my instructions, were very polite and completed the job quickly. Such employees ought to be rewarded and appreciated. Thank you Los Olivos. Ive been living at Los Olivos apartment village since they first opened in 2013. The management is A+. The residents are F. Its mostly international here. Various languages. Undisciplined kids. Fast drivers. The maintenance staff is amazing. WALTER is always great. He comes and fixes the maintenance required in my home. Hes fast, super polite and always friendly. I usually request for him to take care of my maintenance issues. One of the best things is that Google Fiber is installed here. I just signed up and the 100mg speed Im getting is as good as the gigabit speed of Cox. Just remember to factory reset your box by holding down the reset button on the bottom for 30s.
We really enjoy our life at Los Olivos, the feeling of being close in contact with nature and spacious natural resources, yet very well connected to social and commercial hubs. We were very well served since the beginning at the leasing office, and now daily at the RSO - Residents Service Office for perks and any need or support we ask for. That is why we happily renewed our lease three times. We are thankful to Karen Miller at RSO for helping us with our last renewal process, and the complimentary surprise we were granted as an appreciation of our loyalty to this place.
Jackie Littier (Community Relations Representative) saved us a lot of trouble by her prompt action. We left for a hike forgetting to turn off the stove and remembered it when we were more than an hour away from home. We called the RSO and Jackie went above and beyond the call of duty to turn off the gas. This is a great community and committed staff like Jackie make for a stress free and enjoyable life.
Love this place! Moved here from TX in June and still feel like I am living in a resort. Very active community, people walking, biking, grilling, swimming. Love the feeling of your own little community. Staff is very friendly & always helpful. Maintenance is AWESOME! Quick to respond, very helpful and always around. The grounds are clean, the amenities are clean and taken care of. I even came home the other day to find the breezeways had been power washed and swept out. Lived in 4 other apartment communities and never have I had them clean the breezeways. The parking, like everywhere else in California can be a challenge at times but that seems to be par out here. Noise level is good - never hear my neighbors but we are on the top floor. Bottom line is I love coming home every day to this place. :)
Charged me an extra day of rent due to deceitful practices, that are reinforced by their managers -My family and I had a very disheartening experience at this property. We had a major flood in our house in the middle of COVID and were displaced from our home. We were able to find a short-term rental at Los Olivos (4 months). The experience through the lease was fine - the disappointing part was upon our move-out. With 33 days left on our lease term, my wife and I were walking by the leasing office and called to ask if we could get any necessary paperwork to complete our 30 day notice. They asked that we email to confirm our move-out, which I totally understood given COVID. The following day (32 days left), I sent an email with my wife as a cc on the email, to let them know that we were moving out on our contractual term date of the lease. I received an email back a full 24 hours later, thanking me for confirming my move out date, and asking that we fill out a notice to vacate form. I signed the document with 31 days left on the lease and submitted. 2 days later (29 days left on our lease), we received another note again thanking us (again) for confirming our move out date, and asking that my wife also submit a signed notice to vacate form. We submitted it on the same day as that email. We received a final a month later, which I paid promptly. Then a full 30 days after that (which is now 60 days after the email exchanges), we received a bill for ONE additional day, because they indicated that they did not start the clock of our 30 days until they received the signed move-out document from my wife, even though we had confirmed multiple days prior to our 30 day period via email (per their request).I figured this was just a misunderstanding, so I called Marcela in the leasing office and inquired about the sequence of events. She told me that this was their practice, and it calls it out in the lease, so there was no need for them to explicitly tell me that I hadnt met the requirement through the multiple calls and emails where they told me I had confirmed my move out. Marcela told me she would inquire with her manager Kayla, at which time they both told me there was not going to be an exception made. I had plenty of time to remedy the situation prior to the 30 days if I had any understanding that I had not fully met the requirements of the lease. While it was only $130, the deceitful practice of swindling me out of that money blows my mind given the size of Irvine Company, a Company that I had previously regarded as a highly reputable company with ethical practices and superior standards in their employees - I guess I was wrong.
THE WORST APARTMENTS PLACE IN OC!!WITH THE WORST MANAGEMENT AND THE WORST MAINTENANCE.Please save yourself your family and read this before you’re thinking to move here or before you sign on a lease here.I live in Los olivos for 2 years.4 important reasons not moves here:1. Very important reason is because the bad service from the maintenance team.All requests take them more than a week to complete and even when they come they’re so unprofessional and never fix the problem in a perfect way.After waiting a week to get my tub fix they really didn’t fix it and now I need to wait another week to get it repair (they says it’s not emergency so if a broken tub isn’t an emergency so what is an emergency????)2. We have here more than 4 apartments that people use as AIRBNB APARTMENTSI met at the pool few times people that mention to me that they stay here for few days with AIRBNB. Sometimes the people looked very shady and it’s make you feel like you live in scary place as anyone can come and rent it.I didn’t believe and checked on Airbnb website and saw the apartments online.Irvine company and the management at Los olivos doesn’t do with that anything and don’t care to bring here AIRBNB people so it’s really a joke of management apartments in IRVINE COMPANY.3 I found my Mercedes gle coupe hit with a big damage and check with the management if they have cameras and they said no . We are in 2020 no cameras on any street????And it’s shows you the kind of people that lives here. The kind that hit’n run your car.4. The big reason not move here if you like safety and you have family.I met a guy few days ago that told me that he lives here with 5 different guys in his age (21-25) in a REHAB center inside Los Olivos.They don’t screen anyone that comes here and asking his attention on the apartment and the reason for renting.You can found a better place around!!!!
Karen at the resident services office is amazing! We lived here for 3 years and not only did she help us get our carpets clean but when we moved out If state last month, I had a package that was delivered to our old mail box. I called to see if it was still there, she went and looked, confirmed it was there and mailed it to me in AZ on her day off! Thank you Karen and Los Olivos for such amazing customer service
I love the apartments, the interiors and the grounds. But... There are 5 club rooms (they tell you when you get a tour) but one of them is only open during events. The others are booked for private events 3-6 days a week. It was 2 month before i was able to walk into one of these club rooms after moving in as there was always a private event going on when i attempted to go into one (the key fob wont allow you in during these events). They also have a private event for 4 hours in the morning but dont come to check on the room till the next day, which keeps it locked until then. There is dog feces everywhere, all over the grass and a lot of the times all over the cement walkways too. You get told there are 3 gyms but only 2 of them are open, the third only for the classes and remains locked and inaccessible during the other 20 hours that it is empty. The events (such as wine and paint night) book up within an hour of opening for reservations & 90% of the people who book dont show. There is only 1-2 events a month and sometimes zero in a month. The same goes for the classes like the total body workouts, its fully booked, you decided to show up and see if there are any open spots & only 2-3 of the 10 spots are taken. The parks and open areas are constantly used by people who dont live in the apartments as it is not a gated community (anyone can drive in), there are constantly soccer games in the main grass area and 20 parked cars along the park (people drive in from other areas), same goes with the sand volleyball court. Other than that, its a wonderful community, the grounds are kept clean and people are really nice.
As I write this, weve lived in Los Olivos for a little over a year. Its a very nice resort style apartment community which is divided into 4 different villages. It differs from other Irvine Company communities in the same area due to the larger, park-like footprint. Los Olivos includes many small and large parks, gardens, and trails. It includes 4 pools, several clubhouses, fitness centers, a market, office center, and a dry cleaner. Enjoy fitness classes? Well, they have a good schedule of classes that are included in rent. Have kids? There are two good sized playgrounds on the property. Have dogs? There is a small dog park in the back corner, and pet stations throughout the property.A couple of other perks include the ability to customize the paint in your apartment and a maintenance staff that is extremely helpful.Cons include high rent, the inability of the management to police dog poop pickup which results in lots of dog feces all over the property, an extremely small dog park with no night lighting, and the freeway noise level if you live in the back. Weve also noticed that there is some cheap construction in the kitchen (cabinets in which the facing easily peels away or rots) and bathrooms (cheap chrome that rusts). In the time weve been here, the refrigerator fan went out and the heater and water heater went out twice. We live on the second level above some garages, and the tenants of one garage use it as a mechanic shop during the evenings (often until 2 or 3 am), which can be messy and noisy. Additiinally, while we dont smoke, some of the tenants in our building do - right below our windows so that we either have to keep them closed or get to smell smoke all day and night (see my previous 3am note). Weve mentioned some of these things to management, but they have done little to help us.Final thought: its a beautiful property with lots of amenities, but there is little support from resident services to manage how everyone lives peaceably with one another. Like many apartment complexes, you move in and hope to get good neighbors. If you dont, your out of luck here. For the price you pay in rent, Id expect more. Therefore, I dont generally recommend this property.
First let me say that before you move in they will make no mention that no cell phone providers get service in this community besides Verizon, you will find that out when you move in. Everything is shut down, why would anyone move in here and pay unfair prices when there is other cheaper options where maybe you can even use some of the facilities.Resident services will increase the rent on your lease after the first year. This results in some people having their rent raised unfairly and others not having to pay increased rent with the same unit.If you are getting your rent raised on you currently in your new lease agreement during this COVID-19 pandemic, then they are trying to pull one over on you because there is not many people trying to move in here.
Having lived in Irvine for many years, I was excited to move into the new Los Olivos apartments. Everything was amazing until you actually need any help or assistance. The customer/tenant service is absolutely horrid. I made numerous complaints about a neighbor who was obviously selling drugs right next to me. They were loud and had all kinds of people coming and going well into middle of the night. They left trash in the hallway, smoked in the hallway (you can smell this in my apartment)... and nothing was done. Also, when my lease ended (I moved out a couple of months before, I couldnt live there anymore), they had the nerve to tell me I need to give 30 day notice, even though my lease was over, and made me pay a ridiculous amount of money for that. Theyre lucky I didnt just break my lease early because of these issues. So after a horrible experience, they stuck it to me by making me pay more at the end even tho they couldnt keep up their end of the bargain which is a nice, clean and safe environment to live. DO NOT LIVE HERE.
This place is not worth the pretty penny it costs. When my husband and I lived here, all the amenities you pay for are always shut down and we constantly had to deal with people coming in to fix things and change things. Now my husband and I are dealing with payment issues with this place from them trying to charge us $1300 after our $700 deposit. So $2000 to clean and get our place back together although we only stayed a year and left it in great shape. They revised our total which was great but also sent our revised amount to collections due to a “miscommunication “ issue and we now have to pay our balance with debt collectors even though we had our revised balance for 2 days then found out corporate decided to hand off to collections. Again, save your money and stress by living some place else, all they care about is the money no matter stress and hassle it causes its residents.
Tour was awesome, even during Covid! Audra gave my Mom and I the best experience we have ever had touring an apartment complex. She was helpful with pricing and availability and made the entire moving process easy when I decided to rent. Audra was awesome and I could not be happier with the painless move and fantastic customer service!
Another wonderful Irvine company apartment complex, the overall layout of the community is very well set up. The parking situation is difficult due to the sheer number of residents. The biggest issue however, is the complete lack of cellular service in the area. As soon as you enter into the neighborhood if you have any service carrier other than Verizon you automatically have no signal on your phone for guests and people visiting this is the most annoying thing about Los Olivos. I’m sure this will be fixed in the future however for now it’s extremely inconvenient. As for the overall apartments, for the most part every unit of I have seen is very well laid out and nice. Some are very old on the inside.
I wanted to leave this review in regards to a particular situation that arose with my prior neighbors. Long story short, I had an ongoing noise issue during after hours with one of my neighbors. It really seemed as if the problem would never be fixed!I worked closely with the residents services office and in particular one of their representatives, Karen Miller. Largely thanks to Karen, we were able to find a peaceful solution. I absolutely love how she handled everything! She was very friendly and adamant about helping our community members. I really wish that more people would take her approach and do what is right. THANK YOU.
This community is nice. I live in here for 5 years. Recently upgraded to the 2 bedroom, the resident service staff, especially Christina Facer helps me a lot, she’s really nice and has a great patient to answer my questions, solve the problems. The maintaining service team are really helpful. Really appreciate all their helps.
The community is nice but all the buildings are poorly made, very cheap materials and basic appliances. The walls are so thin that you can hear the neighbors conversations. The worst thing among all is that they raise the rent every year! After the first year the increase was almost 10%, after the second year the increase was also big. I wonder if I stay here ten years they will just double the rent? The other inconvenience is that you can not choose the internet provider or other services providers. They have exclusivity with COX, which means high prices and poor quality. They are just interested in making money, they are not really interested in the comfort and well being of their renters. I wouldnt recommend Irvine Company apartments but unfortunately they are the only one in this city.
They rip you off when you want to move out or change your apartment!!! so many extra fees and charges thatll cost you a lot. you wait for shocking bills!!I used to love this complex, but this is gonna be the last year and I will never refer anyone else to these apartments.Also its not clean and organized as it used to be!
Honestly I can’t express how disappointed I am with the customer service of this place. They have no idea what customer service should be like and this is no place to live if you think they will treat you as family and a community. I’ve been here for 3 years and I can’t wait till our lease is up. Never again will I live in an Irvine Company property after what I’ve had to deal with here.1. The worst thing happened to me here today. I honestly can’t sleep just thinking how could they do this. I was at home and I got served papers that LOS Olivos was suing me. My face literally went blank! I called the resident services in a panic immediately and asked what’s going on and they said my rent for October didn’t go through. So here’s what really upset me; I know I was on their app and made the payment but apparently for some weird reason it didn’t go through and I didn’t realize it. As I was explaining this to the representative I couldn’t believe her customer service responses to me. I told her we’ve been here for 3 years and the least you could have done was given us a courtesy call so we could take care of it right away, her exact response “this may sound harsh but it’s not our responsibility to make sure your payment went through” I seriously couldn’t believe she said that. I’m in the customer service business and we do everything we can to make sure our customers are treated like family and always taken care of. I told her I would pay the rent immediately and she said and all the legal fees as well. So ya we paid an additional $675 in fees just because I’m assuming of some technical issue in their app.2. Every review about ridiculous fees when moving out is right, I upgraded from a one bedroom to a two bedroom and they charged us $1100 for damaged floor. I fought them on it because there was nothing but a penny size mark on the floor and obviously lost. I bet you anything when I try to leave this apartment as well this summer they will bill us another $1100 for damaged flooring.3. It was my 5 year old daughters birthday and I took a few friends of hers and their parents to our pool, we were a total of 10 with the kids and they asked me to leave. Can you believe you can live in a giant community with 5 pools which are always empty and they told us sorry not allowed to have more than 2 guests including the kids at the pool. I couldn’t believe it! I even offered to pay for us to stay on the pool and they said no4. Yes they charge ridiculous fees to rent the club homes which should totally be included in the insane rent we pay but get this I rented the clubhouse and the next day they charged me an extra $150 for not leaving it clean. I went in and I told them we cleaned the whole place up and because the trash cans were so tiny for a party of 250, we put all the trash in our own large trash bags and left it for the cleaning crew. Apparently that was not ok. We should have walked the trash bags out to the trash which were about a block away in our fancy dresses after the party.4. 20 cars got broken into in May all in one night and mine was one of them cost me about $600. Again you would think we would have security with the prices we pay here through the night.Moral of the story is if you don’t have an extra $2000 a year to pay there random fees don’t live here, if you are looking for a community where the employees respect your loyalty and treat you like family, don’t live here. The apartments are beautiful and it’s a beautiful scenery but unfortunately that won’t be enough for us to continue living here anymore after this kind of treatment. After today’s incident I’m done with this place.
We moved from Chicago to Irvine a couple of months ago. It was a blind move - we were put in contact with Courtney (in onsite leasing office) and she was fabulous! She did a virtual tour with us and drove around the property with her iPad to give us a little bit of a feel of what it would be like to live in the community and what our unit would look like. She helped us find the perfect apartment for us in the perfect location in community. We could not be happier. The onsite staff has been nothing but nice and accommodating!The reason for the four stars is that our air conditioning has stopped working twice - it seems to happen on warmer days 85+ which is unfortunate because that’s when you need it the most. Both times we have been without air for 24 hours plus which means sleeping in 85+ so no sleep! Both times it’s gone out the engineering team has said there were two separate issues.. maybe it’s time to replace the unit?
I have lived here for over two years. I have a family of four. Though the apartment is only 1,100 sq. ft. we make it work. We had many plans to choose from so we made the best choice. From day one walking onto the (partially built) property the staff was the best! Two years later it still is even with so much growth. My kids have so much they can do here and the parties that are planned work for all types (they even have some catered to the kids here). I will be leaving soon to get into a larger home and I will miss this resort living. I recommend Los Olivos because of the office staff and all the people that keep it top notch including the market, cleaners and extra ammenities!! Thank you!!!
NOT a community. People race down the main street Gitano at all hours of the night, I wont let my nephews play outside no way! I made 3 service orders on my fridge and sink and they still arent fixed! Having lived in 6 buildings in Irvine I have never experienced such rude staff. Im disabled and they continuously break HUD laws. Out of all the places to live in Irvine youd be better off living under a bridge. Theres probably less roaches and rats under a bridge!
I have lived here for 3 years and like every aspect of this place. the staff is very friendly and nice the layout of the community is great and the amenities are never ending from pools, gyms, tennis courts and so on it will take you a week to find out all the stuff that they have (the free shuttle to spectrum every 15min is priceless). I have recommended this place to my friends and family and they all have loved living here.
Way too expensive for what you get and management could care less. Customer Service does not return calls or follow up to provide information as promised. People are allowed to have dogs that bark all day and all night as in dog abuse. My neighbor finally was able to break his lease after two years of living next to a man who abused his girlfriend and threatened him with a gun. Again customer service doesnt do anything they say they are going to do. Dont purchase food from the store unless you check dates. Most of the food they serve is made from outdated bread etc. I could go on and on, but this will give you a flavor. Oh one more thing; during our initial tour the guide made it sound like we could use the different areas for guests/parties, but when we moved in we received a sheet that showed how much you have to pay and the cost is over the top. Talk about false advertising. Their fitness program is a joke too. Good luck!!!
If you dont think there is anything wrong with this place then you probably live under a rock. Wait we all do! They overcharge you to live a hole that could probably be the same payment for a house in Arizona. When I call maintenance they never show up, I always have to call back and rearrange my time. Lady in office always has a attitude. Irvine Company is causing an INFLATION to the real estate prices in Orange County stay away from this company. Also if you write a bad review they give you the same ROBOTIC RESPONSE shows how much they truly care about their customers (sarcastic).
They think theyre so slick. They keep raising up the rents and make up random ridiculous fees because they know people are desperate so they will stay in the apartments no matter what. I dont know how they go to sleep at night, people go to work spend their hard-earned cash on their properties. They have built so many houses in Irvine all 1 million+, even though they built the houses for like 50k each since they buy everything wholesale directly from China.
The Irvine Company broke the law: they failed to mail me an itemized statement of my final accounting within 21 days of move out. According to California law I am owed three times my security deposit for their failure to do so. I spoke to Faye Victoria in the resident services office and she told me she has no way of confirming whether or not my final accounting was ever sent to me. At this point they have acknowledged that they will not follow California law.Furthermore, she is trying to charge me for destroyed flooring yet has no photographic evidence of a destroyed floor. Richard Armstrong, a maintenance technician, even walked my apartment and signed off that the flooring was in pristine condition. I am also being charged for rekeying a mailbox but all mailboxes need to be rekeyed anyway and therefore this is not a legitimate charge. If they didnt rekey, I could just go back to my old mailbox anytime I wanted and take the current residents mail.I am a property manager myself and the Irvine Company ought to be ashamed for such illegal and unethical practices. I look forward to hearing how they plan to remunerate me for this.
This has got to be the best apartment community I have ever lived in.Pros: ample parking, personal garage, new appliances, extremely responsive maintenance staff, lots of community events, many amenities, friendly management, views of nearby hills, tram that runs from the apartments to the spectrum, nearby food, great internet options, community market with cafe and sandwich shop.Cons: freeway is very loud, blinds dont block out the light at night resulting in a never-dark room, lots of bad drivers, pools and jacuzzi close at 10PM even on weekends.
The worst place ever! Its not safe at all; every week you would see police cars coming in to control and manage an issue. People fight and insult each other in the streets and managers aint helpful at all. Just a few weeks ago so many police cars were surrounding our building trying to break into a unit. Compare to what you pay, you really dont get that much ... BTW, if you aint as lucky as I am and your unit would be right at the side of a street, you cannot even sleep at nights; so noisy. I am just waiting till my lease is over in 5 months and Im out of here.
If you plan on living here. Please enjoy the tenants obsession with PEDOPHILIA. Tenants talk about pedophilia on a daily basis. Please be watchful of your children. Most of the Tenants belong are a BULLY NETWORK. Bullying and intimidation is very common. Los Olivos Apartment Village is bullying a man and disturbing him. The tenants are organizing their selves against this man. Spying. The tenants say things like He is not allowed to be with a female. Or not to have sexual relations with any one here of Irvine. Please be vigilant. They can do this to you and your kids.
Got Monday from a Vacation, I’ve been living here for 8 months, at the beginning was living to the left side of the complex and everything was perfect, now that i’m living to the right side of the complex there’s to much noise, people with the dogs in the patio barking to everything that moves, people dont pick up the 💩of their dogs after they go , and theres not to many parking spots at night i guess they’re to many people or they have to many cars unregistered ... Plus now I got more disappointed with all the new construction 🚧 with the new complex, today 05/15/2018 they shut us down the power(electricity) 9-5 and all of sudden they text us telling us that it will be until 8:30pm and that wasnt never discussed . Hope that this doesn’t happen to often because that will be very very disappointing... 👎🏼👎🏼👎🏼👎🏼
Living here was the worst. On the outside it looks great but after a few months we regretted the decision to move here. The walls are paper thin. I could hear everything the upstairs neighbor did and I mean everything. They also played excessively loud music until 4am several times a month. Resident services and the patrol service did nothing to help. There were mice everywhere, I would find dead mice every few months on my patio.Also residents do not pick up after their dogs. There is literally dog poop everywhere.Do yourself a favor. Do not move here
Living at Los Olivos was the worst experience. First the staff at Los Olivos was always a hit or miss towards customer service.Second we had mice in our garage during the last 6 months. Called to get it fixed but never had positive results. We found a mice one a week in the traps we had in the garage.Also, major problem with the second floor where you could hear the wood crack every time you would walk from one room to another. The only way they could fix it was if we would move out since they had to take the carpet out to be able to fix it.Then the amenities were always under construction or rented for parties during the weekend. So, forget about enjoying them.It looks like a paradise when you arrive but at the end you end up in a one star apartment home!!!!!!
I an thrilled to have worked with Audra today! She was extremely helpful and prompt in returning my calls and helping me understand more about the community from 750 miles away! She even took time to research local transportation links and gained my confidence quickly with making such a big move in a short amount of time. I highly recommend working Audra. In todays customer service environment, it can be a challenge to obtain quick, friendly, personalized help. It was such a treat to have this experience today. I can hardly wait to meet my new home and Audra in person!!
It used to be really nice, clean and in the right order at the beginning (first couple of years), now it has changed to a very busy and loud place, they do not clean up regularly, they let big families live in a small apartment, and also the rents raise a huge deal every year!
Great service with Waltor from the maintenance team. He does an amazing job at responding and fixing every issue we have in a timely manner. Very trustworthy, reliable, and professional. We are very thankful any time they come and fix any issues we have in our home. Thank you Waltor!
Audra from Los Olivos was a dream leasing agent to work with. She really listened to what we wanted in our apartment and she delivered! We initially booked a unit that we were fairly happy with, but Audra did not lose focus for us, she kept the search alive and when the perfect apartment became available she switched us to the new unit quickly to avoid it getting taken! Thank you Audra, we really love our new apartment, view, and community.
DO NOT MOVE HEREAfter paying a premium to move here due to the amenities, they promptly shut down the main pool for 6 months for maintenance. Then, due to COVID, they shut down all amenities. While this is understandable, they did nothing to compensate residents for the loss in value that we pay a premium for. Finally, their maintenance is awful. They will tell you someone will be there within the hour for an emergency call but you have to continue calling them just to get someone to take care of the situation three hours later.There are other option in Irvine; you can either spend less for a place that promises you amenities they cant deliver or you can spend the same amount of money and get more in return. You are nothing but a monthly check to them.

2022-05-13Terrible place to live in. I went to Mexico for a week and after I came back I noticed there has been a leakage from under the sink and water reaches everywhere. It destroyed the kitchen floor and went half way through my stuff in the living room.I contacted them, asking for a maintenance service. They asked me to move so they can fix the issue. They said don’t worry about your belongings/furniture, they’ll be fine.Yesterday they called me saying “you can move back, everything is fixed and ready for you?!!”I came back to see not even they didn’t fixed the leakage problem but also they damaged the back of my TV and dust and dirt are everywhere, on my clothes on TV on my bed and on top of them all, they used my bathroom and didn’t clean it after themselves. This is beyond shocking!!!I hope everyone who read this avoid this community, they won’t have any respect for you, your time and your quality of live.

Bathroom - Master>Lighting>Light Out2. Kitchen>Lighting>Light OutComments:- We submitted the request above Sunday, June 5th, 2022- Today, June 8th, we did not hear from anyone regarding our maintenance request, so my wife decided to call and follow up.- To summarize the phone conversation with the Residence service, they told my wife that it was not an urgent request, so by the end of the week, they would send someone to fix our lights.- My wife persisted that we did not have light in our bathroom and brought up that it was not safe. Then residential service decided to send someone to fix our light bulbs.- A similar situation happened when I injured my knee on the hallway stairs due to NO LIGHTS for several months. After multiple attempts to resolve this, they finally fixed it until my wife mentioned I got hurt.My comments aim to be heard and for all the Los Olivos residents going through similar situations since the administration does not take our requests seriously. And I hope this could take back the excellent service they used to provide.It was no issue when we moved here about six years ago; literally, we lived in paradise.The problem is not this apartment complex. Once again, the poor and careless residential service to the residents

2022-02-06I have toured various other Irvine Company apartments in Orange County but none compare with Los Olivos. I highly recommend working with Audra Nothoff in the leasing office. She is extremely knowledgable and went above and beyond to make sure I got the right apartment to meet my needs. I am thrilled with my experience and my new apartment thanks to Audra. She was professional, responsive, patient, friendly, and overall made my experience exceptional.

2022-02-07Live here for 5 years. Great community by itself except a smoke free policy is a joke. Totally helpless both resident service and security when residents smoking inside.. Ill have to move out in that crazy expensive time due to my neighbors are smoking marijuana/tobacco day and night and my toddler feels really bad. Wont recommend it to anyone who cares about their kids safety since this is a very common issue here and many of my friends faced the same problem.

2022-03-27Easily one of the best places Ive lived in. I rented an apartment with a balcony facing the south. Because of that, sun streaming in ones house all day made me realize I dont need to step out to soak in the goodness of socal weather.The internet. Wow, that internet! I had 1gig google fiber and loved it. Connecting my desktop to the router gave me a steady 980mbps speed which is way way more than enough.I dont have dogs but people with dogs seem to love the place. I love running and this is a great place to be if you like to that kind of thing. The trail running along the apartment community, promenade and going along Bake Parkway all the way up to Lake Forest drive provides challenge in form of elevation gain that is sure to burn a lot of calories.Speaking of calories, there are food trucks coming in occasionally (american, greek, mexican to name a few). There is also Panini Kabob and Grill a seven to ten minutes walk away. The place actually packs a lot of convenience with a HOAG urgent care, a Rite-Aid, Puesto with a good happy hour menu. Other eating places are a tad bit expensive but ymmv.

2022-01-05Everything is great here except cockroaches. Better than any resorts but again cockroaches. Not found inside the apartment yet but everywhere on the street, parks and garages after dark. Management needs to put more efforts on pest control.My biggest issue here after a few months of living is that the consistent door slamming noises. The front door in each unit has old school style spring hinges that makes it snap close with loud noise unless you catch it. Some just dont care and let it snap close all the time.Update: Cockroach issue has been resolved. The management has took great care of it right away. I appreciate the effort and hope it continues!

2021-02-15Los Olivos maintenance performs loud renovaton work on the weekends and public holidays. Our neighbors friends decided to do not extend the lease contract as their lease has been finished, so do I cant wait until my lease finish soon. Los Olivos maintenance makes a lot of renovations in these apartments even on holidays and weekends. The problem is that maintenance makes noise either in the early morning or weekends, any noise during the day. We cannot get rest because of it. It continues several weeks already we wake up because of loud noises. In the result they produce a lot of noise, but I cannot say that renovation is quality. When I moved in I asked to clean everything again. One day we woke up because they pulled a pipe via our patio (see the photo). They newer notify us that they planed to use our patio for the pipe. It knocked on metal part of the patio very loud. Los olivos service deceive that maintenance dont make noise and this are tenants. I know people from this apartment they moved out, and this apartment is being prepared for next the tenants. I also asked people that made noise they told they are from Los Olivos maintenance, they had uniform and a radio. Only after that managers from Los Olivos told that they need to make a renovation and they dont care about the holidays, as its their working hours.

2022-06-03If I could give you 0 stars Ill do it! I was happy here in Los Olivos but not anymore. Now I noticed why Los Olivos apartment is getting bad reviews. Today (1/10/22) I went to spa from the pool is aside club motion and it doesnt work at all and the water is cold. After that, I went to the Oasis pool (the principal pool) and the jets of both spas dont work too! I dont want to waste my time seeing how the other spas are.Also, a couple days ago I went to resident services to ask for help because my keys fell off the stairs, and what is the problem? well, the design of their stairs is the worst because they have a slot in which objects fall and it is almost impossible to retrieve them. The worst thing is when I asked for help in resident services, they told me that they could help me to get my keys because they have an access door but it turns out that they have it in a neighbors garage (really?! 🤦🏻♀️), and therefore they told me they could not access at that time, obviously. The girl, although she was kind at all times, did not solve anything for me, so I decided to try to get my keys by myself and I told her, she was also very formal to let me know if they could get my keys and they never did, wich its disappointing. Finally I had to get a broomstick and some cables from the trash and figure out how to get my keys out, luckily I was able to get my keys on time.The list continue:* I remember when they show us the apartments in 2017, they told us that the pools are warm and its completely untrue. Only the spas are warm.*The club motion isnt open all the time like they say, neither on the light hours!*The TVs from the club houses dont work properly too!*We have been since 2017, and last year we requested paint for the apartment because it already needs it and they didnt want to give it to us, so they gave us a small paint container that obviously is not enough for the entire apartment. I think in that way they will can charge us for paint when we leave here, but it´s unfair because we are taking care of the apartment and we notified them!*Last year the dryer had smell burning and I did the report online, they never showed up even though they called me back after I made the report, to tell me that its considered an emergency. I had to go to dry my clothes that week in a laundry, and several days passed until I found Héctor and told him about my problem with the dryer, that same day a maintenance guy came to check it, thanks Héctor. Héctor if you read this, really thank you very much!The only positive thing I have to say is the maintenance guys (specially Héctor, who is very kind and he helped me several times) but to be honest, the cost of rent is unfair to offer you services that are not fully working or dont exist (like warm pools).So if you are thinking of renting here, take into account that they will charge you a very expensive rent but their facilities and services are not 100% as they should.And please, read and believe in bad reviews because theyre saying the true regarding emergency number, bugs, increment on rent,etc.***Update!!!!The club houses are always close now! Only Los Olivos club house is available from 8 am-6pm after that you need to do a reserve for that and pay $600!!!!!! I speechless because the TVs dont work properly and we pay a expensive rent to use the amenities and NOW we cant use them and we need to pay EXTRA money for that.Dont rent here!!! Is an expensive place and it not worth it, you can find another place where you can use ALL the amenities without pay extra money!Los Olivos, youre doing so bad, its so disappointing!!! Definitely were not happy anymore here!!!
