Horrible company, Ive rented from other property management companies in the Bay Area and all of them have been nice and communicative, at K&S the receptionist is exceptionally rude, condescending, and sarcastic. If you look at the other reviews, most people also have very negative experiences trying to be helped by K&S, and the majority of the positive reviewers are people who have a stake in them such as investors/property owners.
Ive been renting from K & S Company, Inc since 2014 and this is the best experience Ive has as a renter thus far. Any issues have been addressed promptly, and extra requests have been met with outstanding accommodation. K & S Company, Inc continue to go out of their way to make our living here a pleasant and safe experience.
Worst experience ever. Had to go in person to turn in the rental application when Albany is far away. Theres never anyone in the office its so empty. Couldnt move in until the middle of the month according to contract because of renovations and the office was confused. Refuse to give an account number to pay for rent so setting up Bill Pay is annoying. People are unresponsive- Im surprised they even picked up the phone when I called to ask how much partial rent would be. Its been a week. I still have no idea how much Im paying.
I used to work there as an intern almost 10 years ago and I am now returning as a client / investor. The staff is friendly and very helpful as they were when I was there. The investment advice and consultation I received from Robert was really valuable through his own successful experience and extensive network of experts. I would highly recommend any property owner / investor who is looking for a hassle free property manager who will be your trusted partner to help grow your investment.
Long story short: They have bed bugs in their buildings and they wont fix it.Reported a problem with bed bugs. After a couple weeks they finally got in contact with me. They were supposed to exterminate the whole building, but I later found out they only exterminated the units which were heavily infested. Not surprisingly, the bed bugs came back. Found them crawling on me one night!I called for their help again, and did not heard from them for 4 weeks. Called them multiple times, but the property manager happens to conveniently out of his office every single time.Read their YELP page: They have a history of negligence. They think that they can screw over students and not expect any consequences.
HALF ASSED !!!! . Fortunately anytime Ive had leaks or pests they have responded and got the situation fixed . BUT they always mess up on organization and keeping track of rental payments , TWICE they have sent me eviction notices after I had already paid the rent .. Instantly destroys my peace of mind . KEEP YOUR RECORDS/RECEIPTS WHEN DEALING WITH K & S... Also when calling dont expect any enthusiasm of happy workers lmao . This company needs some serious updates both physically on properties and spiritually with employees .At least the have rent control .... K & S has been a Love/Hate situation for most of their renters. Would be easier to just deal with a landlord , not this 3rd party company
Worst rental company in my 25 years of private renting. Consistently fail to act on maintenance problems or even to bother replying to our reports. We have a persistent rat problem which wakes us up every night, gnawing away feet from our head. The exterior of the house is in a very poor state of repair - rotten weatherboards, rotten window sills, rotten and slippery front deck, window panes falling out of their frames, retaining walls about to collapse in multiple places, regularly blocked and clogged drains and sewage pipes.Were frankly astonished that this company is still operating and hasnt been closed down. You can be absolutely assured of their unprofessionalism and complete antipathy towards their clients.

IT MEANS NOBODY CAN DENY VOUCHERS, SUBSIDIES, DISABILITY WELFAREI finally got a housing voucher from the City of Berkeley. The first one given to a mother & child in years. I found a place across the street from my childs school. K and S listed it. The ad said to contact Bryan. So did Anna at the companys office. She said Brian would be the decision maker. I met with him and he accepted us! When Anna found out I had a voucher, she completely changed. Very rude and cold and said No section 8. I said Good because I dont have Section 8. I have a different subsidy. One that has its funds already sitting in a bank account in Berkeleys hands, waiting for you to say you want it. Or Bryan. And Bryan said yes.(Not to mention the huge bonuses and incentives Berkeley offers, like tax breaks).I know the law. I may be in a bad situation, but I know the law.So I inform Anna that she cant deny me because of my voucher. She eventually chills a bit and says shell take my application. I take it home, then take a few more days to get it back to her. Im sick. Regularly. Which is why I am on disability. So I bring it and turn it in and wait for her to call.She never does. I go in and she says no to my voucher again. I leave and call Bryan. Shes already called him and told him to lie about it being rented. Supposedly to two guys( implied gay men, so I wont push to hard?); who are already CURRENT TENANTS AND GET PRIORITY BECAUSE THEY ARE ALREADY IN THE SYSTEM!Poor Bryan doesnt want to say that. So i push and make him call her back. I just left her office!He calls me back and is heartbroken. So end of story.Then two weeks later Im on apartments.com and theres the building with an ad for a 2bedroom. Different apartment number. Call Bryan and ask if theres another unit available. He admits its the SAME APARTMENT and says screw this, Im not gonna play their game. You deserve this apartment, you and your son NEED A HOME. Bring him over and show him the apartment. Its yours no matter what they say.Wow.Poor guy must be getting bullied by Anna.I trusted him. I still do. But I took my baby over there and said he had a home. My son hasnt had a home since he was a year and a half old. He will be turning 7 in September.I promised him I wouldnt let anybody else lie to him and hurt him by saying he had a home. Its been done before. By Berkeley and its ever so kind homeless services and MAYOR JESSE ARREGUIN.So that was the second Saturday in April.Monday comes and no Anna. Tuesday I call and she says NO AGAIN! THIS BROAD IS SICK!Long and short of it goes like this.Anna and K and S have denied me housing every week since March 2019. Usually its because I have a voucher. Sometimes she said I had to have a cosigner because I am ON DISABILITY! Shes insisted I pay $500 to take the property of the market. My smart reply was But you already have it off the market. Or is that ad on a different website with a different unit number really a lie. Her reply was some other lady paid that before you got here so thats why its not on our site, and you still need to pay credit check. I said Fine but thats pretty redundant considering you ran my credit two days ago.She said yes so what. I said so Im assuming you found no problems. Unless youre going to count a few hospital bills, that medi-cal hasnt caught up with yet, against me.She says Fine, but you have to get a cosigner. Wow.I say If you mean a guarantor, I believe the social security department and the city of Berkeley meet the need. You cant ask for a cosigner with a voucher and social security. Its guaranteed payment.Her lackey, rolled her eyes at me and said rudely I dont have to rent to you ever if I dont feel like it. Especially how youre talking to me.That was her response to my statement that the owners representative(Bryan) had already approved me twice & that means the owner was accepting my voucher, not her.
Unresponsive, they run you around in circles. I have been waiting for my security deposit back for over a month, its always well call you tomorrow and they never do. my roommates bike was stolen on their property because they failed to secure it adequately, left the garage door broken for months, elevators without permits, deteriorating building.
I have trusted K&S with the management of my properties for over 30 years and have always found them to be a competent partner. They take care of all the details that I do not want to be burdened with and advise me when anything comes up that I would want to decide.A First Class Company all the way.
Really needed their help. I am a property owner with advanced cancer, explained my situation and the OWNER agreed to manage my property then pulled the rug out from under me. This after standing me up on first meeting which was difficult for me to attend in the first place, and then after agreeing to help he welched on that promise. Very undependable and totally uncaring, in my opinion. recommend avoiding at all costs. But its all good, just hope he never has to go thru what I am ;-(... Very cruel act on his part!!! Not sure this the kind of person anyone would want to do business with if you think about it. Very unkind and very uncaring! Bragged about running roughshod over his tennants! UNCOOL!!!
In my experience, they are considerably unhelpful in helping renters solve issues with their property. They will try to ignore you the first time you ask them for help in a matter, claiming they will do something about the problem, but they never do. They dont even try very hard to resolve issues that affect them. I will never use their service again.

2022-07-06Would give 0 stars if I could. My friend and I rented a 2bedroom 1bath unit for 1 year and the people in the K&S office are so dismissive, irresponsible, and unprofessional. The unit appeared to be furnished well but after we moved in, we discovered that one of the bedroom windows wasnt even sealed into the window-frame, causing wind and rain to come in and necessitating excessive usage of the heater. Which, by the way, didnt work either. Repairs take forever, and its not the maintenance persons fault, its the offices fault for the lack of coordination. Its a stupidly awful experience for such a steep price.Even after we moved out, we had to deal with wrongful reductions to the security deposit, wherein the relevant people were incredibly rude and slow to respond. It seems like their strategy regarding monetary disputes is to tire you out with weeks of back + forth and unclear communication, so you just give up and drop the dispute. Anyway please rent from another company, K&S will drain you of your hopes, dreams, and money.If you do rent from here, DOCUMENT ALL OF YOUR INTERACTIONS WITH THE STAFF. When calling, make sure to send a follow-up email so you have a record of what was said. Dont be afraid to ask to speak to someone else if the person on the phone is being obnoxious.

2022-07-06Worst service I have even experienced. Extremely incompetent.Never gets back to emails or phone calls. I tried contacting multiple people, but none of them responds.Bills maintenance costs to tenants without showing the liability of tenants.I urge everyone to stay away from K and S.

2022-01-04I wish I could give negative 10 stars! Weve been waiting for repairs for over 6 months.2 bdrm 2 bath unit and can only use 1 bathroom as the master bathroom is inoperable due to a large hole in the tub. The actions theyve taken so far in getting the repairs done, they sent a vendor out only to take photos, twice. Why do you need to send the same guy out 2 different times to take the same photos!? Oh ya, to waste time and stall the actual repairs.I cannot wait u til time allows us to get out of this unit! I dont even think this unit is up to code. Lose outlets dont hold a plug at all and sparks everytime to try to plug something in or fix the hanging plug. Major drafts in the unit making my pge higher than it should be. None of this seems to be a concern of the property management and I have done my due diligence in remaining in communication (they rarely respond back) and following up on these maintenance requests and still here I am 6 months later.How is this even legal?

2021-07-01I’ve lived in a K&S building over a year now and have not had a single thing to complain about. Had a severe plumping issue in my bathroom and K&S took this as an urgent matter and had someone working on it within two hours. Their office is really good at having someone readily available if need to call and their staff is always willing to help whether it be small or big. Lucky to be at a K&s building.

2020-12-27I recently transferred my lease to move out, and the experience was horrible. I found a new tenant for the place by myself, and she was eager to move forward, but K&S was remarkably unresponsive and constantly delayed the process. Anna Corona in particular is one of the slowest and rudest people I’ve ever interacted with. She gave us the wrong information on an upcoming rental change, furniture agreement, and was very rude to the prospective tenant. After over a month of repeated emails and calls because they would not answer our simple questions and move the application process along for the new tenant, we finally transferred the lease and got the hell out.And of course, after I’d sent them my new address multiple times in big bold letters, K&S was impressively incompetent and addressed checks and documents for me to the address I had just moved out of... I urge everyone who’s looking to rent in the Bay Area to avoid this company that has no sympathy for the several families that depend on timely communication and basic competence.On another occasion, K&S knew about an issue with my unit’s utility bill and hid it until I made a case with the Berkeley Rent Board. Basically, my building charges the entire house’s electricity/gas to my unit’s meter since K&S is too cheap to install another meter properly. They neglected to tell me this and wanted me to pay for the whole property’s electricity and gas until I contacted the Berkeley Rent Board. This action forced them to reimburse me in full for the utility charges incurred during the 3 years I lived there, though my final month’s utility check is still outstanding. That was thousands of dollars in bills that they would have otherwise happily saddled a college student with (at least until they were threatened by the government).Also, never pay your rent in advance. They posted an eviction notice on my door. I called them saying they already had the next 3 month of rent and it realized that they did. They didn’t even apologize for that fiasco.

2020-03-07My friend and I were interested in renting one of their properties for the upcoming school year, and after expressing interest got a timely response telling us that we needed to pick up the keys in their Albany office in order to see the property, and to leave a refundable deposit that would be returned when the keys were brought back. We got the keys no hassle, but Red Flag #1: instead of taking a deposit, the lady just takes my whole credit card... I did not feel comfortable with that.We return to the property only to find out after 5 minutes of trying to use the keys that the front office lady did not provide us with the key to open the front gate of the property. My friend called to ask if maybe we were trying to enter in the wrong entrance, and the lady that responded was ABSOLUTELY NO HELP, just kept trying to transfer the call and did not help one bit; my friend was losing her marbles on the phone!! Instead of having to make the 30 minute trip back to the office without even seeing the apartment, we waited until some guy was leaving the complex and let us in. The actual property itself was really nice and we wanted to inquire more as to how we could apply for it, so we hastily return to the office; when we went in to talk to the front office lady about the apartment she told us that we would have to move in within a week and did not give us any direction as to how to apply/what was required. She also told us that we pretty much had to try our luck because she didnt know how many people have applied, nor does the company do waitlists/take anyones information down. On top of all that, she pretended like she didnt remember the confusing conversation she just had with us over the phone about not being able to get into the building! I had to reiterate which was odd!My friend and I decided that even though the move-in date was early, we liked the property enough to want to sublease our current rooms at our apartments and subsequently move into this one. When I called the office back to learn more information about the apartment I was stunned to have to talk to the snarkiest, harshest woman I think I have ever spoke to! She literally did not treat me with any respect, even though I was asking valid questions, which I thought was peculiar given I was trying to rent a property from her. She told me that people had looked at the place besides us, but no one had applied yet (I wonder if the confusing and inadequate service had anything to do with that?). I also found it hard to believe that if many people had come to tour the apartment, that we would be the first people to bring to their attention that they failed to provide a key to enter the freaking building.

2020-10-17Previously rented in Berkeley with K & S. Jonathan Hicks was the property manager and it was impossible to get in contact with him. Would call, text, send emails and no response. But, the good news is terminating the lease and returning the apartment was fast, easy, and without issue.

2020-10-24Never move into a building managed by K&S Realty; they are the worst. And if your building has People of Color, forget about any service. I am so pleased to not have to deal with them ever again! I would give 0 stars if possible.

2018-05-17I am a renter here at this company property management and I am very disappointed if I could give this place a zero star I would! I have talked to Anna at the office and always says the she has taken care of the issue. She will go around in circles just to get you off her back, Will give you False hope. JIM the maintenance guy is useless. You leave him a voicemail on his office and says he will get back to you. I left 3 messages and never got a return phone call! Absolute joke on how disorganized this property management is. There is a new tenant that moved downstairs from us and they didnt even know that someone has moved in! I was shocked. Everything in the apartment complex is falling apart. The exit gate, water is locked out outside, driveway or garage roof falling apart, stair cement falling apart. Because they have the upper hand in this housing crises they take advantage of it!
