Would give 0 stars if I could. My friend and I rented a 2bedroom 1bath unit for 1 year and the people in the K&S office are so dismissive, irresponsible, and unprofessional. The unit appeared to be furnished well but after we moved in, we discovered that one of the bedroom windows wasnt even sealed into the window-frame, causing wind and rain to come in and necessitating excessive usage of the heater. Which, by the way, didnt work either. Repairs take forever, and its not the maintenance persons fault, its the offices fault for the lack of coordination. Its a stupidly awful experience for such a steep price.Even after we moved out, we had to deal with wrongful reductions to the security deposit, wherein the relevant people were incredibly rude and slow to respond. It seems like their strategy regarding monetary disputes is to tire you out with weeks of back + forth and unclear communication, so you just give up and drop the dispute. Anyway please rent from another company, K&S will drain you of your hopes, dreams, and money.If you do rent from here, DOCUMENT ALL OF YOUR INTERACTIONS WITH THE STAFF. When calling, make sure to send a follow-up email so you have a record of what was said. Dont be afraid to ask to speak to someone else if the person on the phone is being obnoxious.

Worst service I have even experienced. Extremely incompetent.Never gets back to emails or phone calls. I tried contacting multiple people, but none of them responds.Bills maintenance costs to tenants without showing the liability of tenants.I urge everyone to stay away from K and S.

I wish I could give negative 10 stars! Weve been waiting for repairs for over 6 months.2 bdrm 2 bath unit and can only use 1 bathroom as the master bathroom is inoperable due to a large hole in the tub. The actions theyve taken so far in getting the repairs done, they sent a vendor out only to take photos, twice. Why do you need to send the same guy out 2 different times to take the same photos!? Oh ya, to waste time and stall the actual repairs.I cannot wait u til time allows us to get out of this unit! I dont even think this unit is up to code. Lose outlets dont hold a plug at all and sparks everytime to try to plug something in or fix the hanging plug. Major drafts in the unit making my pge higher than it should be. None of this seems to be a concern of the property management and I have done my due diligence in remaining in communication (they rarely respond back) and following up on these maintenance requests and still here I am 6 months later.How is this even legal?

I’ve lived in a K&S building over a year now and have not had a single thing to complain about. Had a severe plumping issue in my bathroom and K&S took this as an urgent matter and had someone working on it within two hours. Their office is really good at having someone readily available if need to call and their staff is always willing to help whether it be small or big. Lucky to be at a K&s building.

I recently transferred my lease to move out, and the experience was horrible. I found a new tenant for the place by myself, and she was eager to move forward, but K&S was remarkably unresponsive and constantly delayed the process. Anna Corona in particular is one of the slowest and rudest people I’ve ever interacted with. She gave us the wrong information on an upcoming rental change, furniture agreement, and was very rude to the prospective tenant. After over a month of repeated emails and calls because they would not answer our simple questions and move the application process along for the new tenant, we finally transferred the lease and got the hell out.And of course, after I’d sent them my new address multiple times in big bold letters, K&S was impressively incompetent and addressed checks and documents for me to the address I had just moved out of... I urge everyone who’s looking to rent in the Bay Area to avoid this company that has no sympathy for the several families that depend on timely communication and basic competence.On another occasion, K&S knew about an issue with my unit’s utility bill and hid it until I made a case with the Berkeley Rent Board. Basically, my building charges the entire house’s electricity/gas to my unit’s meter since K&S is too cheap to install another meter properly. They neglected to tell me this and wanted me to pay for the whole property’s electricity and gas until I contacted the Berkeley Rent Board. This action forced them to reimburse me in full for the utility charges incurred during the 3 years I lived there, though my final month’s utility check is still outstanding. That was thousands of dollars in bills that they would have otherwise happily saddled a college student with (at least until they were threatened by the government).Also, never pay your rent in advance. They posted an eviction notice on my door. I called them saying they already had the next 3 month of rent and it realized that they did. They didn’t even apologize for that fiasco.

My friend and I were interested in renting one of their properties for the upcoming school year, and after expressing interest got a timely response telling us that we needed to pick up the keys in their Albany office in order to see the property, and to leave a refundable deposit that would be returned when the keys were brought back. We got the keys no hassle, but Red Flag #1: instead of taking a deposit, the lady just takes my whole credit card... I did not feel comfortable with that.We return to the property only to find out after 5 minutes of trying to use the keys that the front office lady did not provide us with the key to open the front gate of the property. My friend called to ask if maybe we were trying to enter in the wrong entrance, and the lady that responded was ABSOLUTELY NO HELP, just kept trying to transfer the call and did not help one bit; my friend was losing her marbles on the phone!! Instead of having to make the 30 minute trip back to the office without even seeing the apartment, we waited until some guy was leaving the complex and let us in. The actual property itself was really nice and we wanted to inquire more as to how we could apply for it, so we hastily return to the office; when we went in to talk to the front office lady about the apartment she told us that we would have to move in within a week and did not give us any direction as to how to apply/what was required. She also told us that we pretty much had to try our luck because she didnt know how many people have applied, nor does the company do waitlists/take anyones information down. On top of all that, she pretended like she didnt remember the confusing conversation she just had with us over the phone about not being able to get into the building! I had to reiterate which was odd!My friend and I decided that even though the move-in date was early, we liked the property enough to want to sublease our current rooms at our apartments and subsequently move into this one. When I called the office back to learn more information about the apartment I was stunned to have to talk to the snarkiest, harshest woman I think I have ever spoke to! She literally did not treat me with any respect, even though I was asking valid questions, which I thought was peculiar given I was trying to rent a property from her. She told me that people had looked at the place besides us, but no one had applied yet (I wonder if the confusing and inadequate service had anything to do with that?). I also found it hard to believe that if many people had come to tour the apartment, that we would be the first people to bring to their attention that they failed to provide a key to enter the freaking building.

Previously rented in Berkeley with K & S. Jonathan Hicks was the property manager and it was impossible to get in contact with him. Would call, text, send emails and no response. But, the good news is terminating the lease and returning the apartment was fast, easy, and without issue.

Never move into a building managed by K&S Realty; they are the worst. And if your building has People of Color, forget about any service. I am so pleased to not have to deal with them ever again! I would give 0 stars if possible.

I am a renter here at this company property management and I am very disappointed if I could give this place a zero star I would! I have talked to Anna at the office and always says the she has taken care of the issue. She will go around in circles just to get you off her back, Will give you False hope. JIM the maintenance guy is useless. You leave him a voicemail on his office and says he will get back to you. I left 3 messages and never got a return phone call! Absolute joke on how disorganized this property management is. There is a new tenant that moved downstairs from us and they didnt even know that someone has moved in! I was shocked. Everything in the apartment complex is falling apart. The exit gate, water is locked out outside, driveway or garage roof falling apart, stair cement falling apart. Because they have the upper hand in this housing crises they take advantage of it!
