I would recommend that you avoid getting entangled with IPM as either a renter or a property owner. First off is their ridiculous hours, what self respecting business is only open 20 hours a week? Try to get a hold of someone not during that time and the message machine will threaten you with being charged a fee if they decide it was not an emergency. Amazing customer service there...Their maintenance department seems to be leaderless, as a renter you can expect maintenance people to come and go from your house at their own discretion. I have tried setting appointments only to have the agreed day come and go with no contact multiple times (despite the threat of a fee if I stand up the repair guy).As a property owner you should expect half-ass repairs to your property for top dollar. Example: they took all the gutters off of the house I am renting and never put them back. With no gutters to divert rain from the sides of the house water is swelling the ground and causing the foundation of the house to crack and eventually will destroy the whole house. I am just glad I dont own it!I write this as a current tenant who simply wants IPM to know that from a renters perspective their performance as a property management company is very bad. I also wanted to give future renters and property owners a heads up as to what they can expect. Make some changes IPM!
Takes upwards of two weeks to even begin processing an application. Costs 40 per applicant, when a credit check is, what, 15? Waits those same two weeks to even take payment without even bothering to wonder if the same amount is in that account, and wont refund.. After making you wait two weeks to even BEGIN reviewing the application. All in all, moderately sure they only have that property up to milk us Camp Fire victims looking for a place to live.

2022-03-08Really frustrating experience overall. Terrible communication and getting back to tenant requests. They don’t answer email or phone. I really think the only reason they’re in business is because their properties are relatively cheap to rent. But honestly I’d rather pay 100$ more a month just to have some good property management and good communication.

2021-08-16ABSOLUTELY NEVER RENT FROM IPM. They’re terrible at ALL aspects of property management. My apartment was managed by Rob Fairchild who was amazing. IPM bought his company so they became the new management team. I can not even fit into a small book how many issues I had with IPM.For starters, they never answer any calls or return messages, when they do seldom answer they say “let me put you on hold for one moment and ask my supervisor” and leave you on hold for 20-30 minutes just to hang up and then forward your calls. They also don’t respond to emails. And the office hours online aren’t real, the office is never open. The receptionist will say they are doing something like fixing a incorrect charge or updating forwarding addresses and then literally never do it you have to call for weeks to get anything done. We had so many random charges during our renting time and disputed them all just for them to say “whoops must have gotten it confused with another property and charged you”. Never pay without asking what the charge is actually for 95% of the time they can’t tell you.When we moved out in MAY 2021 we had their inspector do a 2 week inspections, she noted almost nothing told us we would get our whole deposit back if we just change the air filter and pans on the stove and hire the cleaners they sent on the move out instructions. We hired IPM’s LISTED CLEANERS & Carpet cleaners, and provided receipts. Just for them to try to keep 85% of our deposit for “cleaning services”. We filed a dispute and got most of our deposit back after 3 months of trying to get ahold of them and get it resolved. This company is a actual scam with employees who don’t know what they’re doing and constantly are pushing things and blame off onto other people.I sincerely hope IPM’s properties get taken over by someone else because the management and receptionists they have currently is incapable of this job. Sincerely a old tenant you tried to screw over several times.

2021-12-17Maintenance request has been unanswered for TWO WEEKS (broken dryer) and I cant get anyone to answer the phone. Most unprofessional, unorganized, unhelpful property management company Ive ever worked with. Completely unacceptable.Edit: they did finally fix the dryer. Im still not pleased with their virtual assistants. They dont have a dedicated office person - rather, when you call, various virtual assistants answer. Not a great experience, but it is what it is.

2021-07-06I had issues while living here with the company being non responsive. Request after request and no one would come to fix it unless I called the company every single day. Even then, it would take weeks for them to send someone down. Our shower head was cracked and not working, we asked for help as the entire shower head unit was falling out of the wall. No one ever came, and we didn’t have a shower. So we just had my dad drive down to Chico to fix this issue for us with our own money so we could SHOWER.Other than the company being disorganized and non responsive, I haven’t lived here for several months and I am still getting emails about signing a new lease, and can see who is signing this lease. They sent me an actual link to this lease that I am no longer on. It’s been months, and none of that information on this lease is mine. (I double checked because I did not want to be signing a lease when I don’t even live in this county anymore…)I’m not sure if they are understaffed or have a bad program to help, but something isn’t working here. I would avoid renting from this company.

2021-08-03This is the worst company to lease with unfortunately our previous landlord sold our property to them and told us after it was all said and done so we were forced to work with them. They will text us something out of the blue but they are impossible to get ahold of. Unanswered emails, unanswered calls they pull bs and expect us to roll with it. They don’t even have the correct address listed for their office so you can’t go in to make a complaint of speak with anyone. Terrible terrible terrible company do not lease with them you’ll just end up with unnecessary headaches if I could give negative stars I would.

2020-12-30IPM failed to notify myself and 2 others that the home owner had plans to build a second unit on the property DURING our lease term. Not when we toured, not after we signed, not until 4 months in when contractors knocked down our back fence and put up notices. Thankfully the homeowner was very understanding and postponed construction until after our lease ended.IPM has also been very short and with us, very poor on updating and notifying us with maintenance and has overall just been really bad at being a management company.

2020-10-31I had previously left 2 voicemails, an email, and a text about issues with our unit and online portal. Waited a week and never heard a reply. I called the phone 6 times until someone finally answered and got my issues solved... only to find out that there was still an issue and will now have to call again to get it solved. Then I had a maintenance issue, which is continuing to grow worse... I called and left a message, sent an email, and put in a maintenance request... I still haven’t heard anything back. They have narrow work hours, never answer their phones or emails, and their employees always seem confused. It took me weeks to get a maintenance order fixed, and it was a very simple issue.I give them slack since it’s a difficult time with COVID-19; however, since I have worked, and am working, for property companies I know how smoothly it can be operated... I’m not sure if they do not have enough employees or what, but it does not seem to be running the best at this time.I would advise you to not rent from this company.Oh I forgot to mention. They have so many unreasonable charges to squeeze money out of you. Charging $50 per each applicant and each co-signer. They have a huge fee for changing roommates as well. There have been other charges as well that seem like they just keep squeezing us for every dime we have.

2021-04-16If you have any control over it NEVER MOVE INTO AN IPM PROPERTY!!!! They are the absolute worst from the day you move in, to the day you move out.If you enjoy no maintenance, no heating or AC, no pest control (even when your entire house is infested with any and all types of bugs from the day you move in to the day you move out...), but if you enjoy those things, this property management company is the one for you.Never. Ever. Again.
