My husband and I had been looking for homes for a while via Redfin, and just using the agent who had been randomly assigned to us, when a friend recommended Herman to us. We are pretty self-sufficient people who were very proactive about the hunt, and most listings are all public anyway, so we didnt really understand why we needed an agent in the first place-- but we figured we might as well meet him and let him pitch his services to us. Were so glad we did.As Herman told us, and as was absolutely true, he had a lot of strong relationships with people in the Bay Area real estate industry. This meant that not only was he able to identify many off-market opportunities for us, or houses before they hit the market, but also that when we were interested in a home, he was often able to get us in ASAP (which is so important in a market like this one). He was able to help us put together the strongest offers possible-- he knew what it was the sellers were looking for, what was important to them, and when it was worth it for us to strike v. when we probably wouldnt be very competitive. He was always helpful while always being honest and realistic and offering us much-needed perspective.He was also helpful with the many little things about this process that make it so daunting-- he was able to help recommend us mortgage lenders and home insurance providers, talk to us about whether or not to do a pre-purchase inspection, and weigh the risks and benefits of waiving contingencies, etc. Especially in the COVID-19 environment, we were very nervous and he was able to calm our fears. Every step of the way, he walked us through the process and used his considerable experience to make sure that we felt fully informed. He is incredibly responsive and answers emails around the clock. And, hes hilarious and fun, and touring homes with him was always a joy. His assistant, Sahil, is also excellent and super helpful.We highly recommend Herman without hesitation. Herman was an essential partner, confidant, and advocate during our home buying journey. He helped us find the right house, in a neighborhood we love (and space for 3+ cars!) with the right mix of hands-on direction and Berkeley `find-your-true-self` freedom. We didn’t know, upon entering escrow, that COVID related shenanigans were soon to follow, throwing the usual business of real estate transactions into unknown territory. Herman was a calming presence, assuring us in our times of (mild to severe) panic, firing of emails and returning calls immediately, and negotiating with all the varyingly confused and flustered parties. When my wife and I first reached out to him to dig our toes deeper into the Oakland market — after renting for 8 years — we thought he might be too loaded with luxury clients for us. Herman helped my husband and me buy our first condo in 2010 in San Francisco. The first thing we appreciated was that Herman was not one of those agents who meets you for five minutes and pretends to know everything about you and exactly what you want in a house. Instead, he took the time to get to know us, showed us different options, and explained his perspective on the trade-offs we were making. We looked for six months and often did a lot of research online flagging properties for him to get his input. Every property we visited with Herman was carefully vet by him before we toured it. Often, hed do a walk-through of the home/condo before we were scheduled to, would review the disclosures, and have a lot of detailed commentary and input about the property. I never thought I would write a raving review about a real estate agent but Herman was a true pleasure to work with and excels at his job. No wonder hes the top agent at Eastbay Southebys. What sets Herman apart is his personality, integrity, and work ethic. He brought high energy yet had a calming presence and a great sense of humor. Herman was the listing agent for our house in Oakland and we were lucky to work with him. We found him on Yelp, called him in the morning and he was able to meet us in the afternoon well-prepared despite his busy schedule. We interviewed 5 agents total. Things that made Herman stood out from others were his enthusiasm, honesty, knowledge and responsiveness. We had agent who literally said I will list whenever price you want because I want you to be happy. As a seller, we all want the top dollar and sometimes were being unrealistic. He was always on top of everything. We needed to travel out of the country shortly after the listing went on market. He prepared all the paperwork that was necessary before our trip. I cannot rave enough about the care and service weve received with Herman as our agent in buying our new home in Oakland, CA!! He is simply the best real estate agent you can imagine, but first Ill do this review in my usual pros and cons style and then gush more about Herman below with specific examples of how hes helped us ...PROS:- extremely KNOWLEDGEABLE about everything real estate-related in the Bay Area (decades of living and working in this area mean Herman really is omniscient when it comes to real estate!)- very RESPONSIVE almost to a fault (answering emails and calls at all hours of the day and night--the man does not sleep! He is constantly working to make sure his clients are taken care of in every way)- excellent NEGOTIATING SKILLS with other agents to make sure you come out on top, whether youre buying or selling- super FRIENDLY, caring, and truly looking out for your best interests when house hunting and when closing the deal--hes not just your agent but also your friend, counselor, adviser, role model (yeah, I kinda want to be like Herman when I grow up!)CONS:- none at all. Seriously not one single thing wrong with this wonderful agent!And here are a couple examples of how Herman has gone above-and-beyond for us in our house hunt:- when we came out to the Bay Area from DC, we had no clue what we were doing. Herman sent us detailed emails with links to resources to look over. He asked us all the right questions to help us narrow down our search and figure out what made the most sense for our situation.- once we had narrowed down our desired areas, Herman made sure to scour all the listings and made sure we were able to visit all of the places that might be a good fit (including places that hadnt hit the market yet because of his incredible network and good relationships with other agents in the area)- the adorable turn-of-the-century Victorian we decided to make an offer on is a bit of a fixer upper--Herman made sure our inspection was very thorough and incredibly helpful (again, he knows everything and everybody so we had the best service for each aspect of our purchase)- Herman knew how to negotiate and actually managed to get us a great deal on our home, despite this being a total sellers market these days! (Hes a miracle worker!)- when issues popped up with the house as we got close to closing, Herman was quick to meet with plumbers, spend days of his time making sure everything was taken care of and perfect before our move in. Herman is a totally handsome, super dapper and suave man but he isnt afraid to wade through the mud (literally) to make sure sewer-lateral and other work is in compliance for his clients! Omg we could never have gotten to closing without Herman going above-and-beyond for us!!- Herman is always doing a ton of things behind the scenes that you may not even know about--in our case, he had purchased us a warranty on the appliances in our home. We didnt even know about it until we were potentially needing to have some repairs done and he was like, Oh, you have a warranty on that--I got it for you a while ago. WHAT?! The man is amazing and always looking out for you in every way!- even well after weve moved in and are settling in our home, Herman continues to check on us to make sure everything is going well. He has set us up with contractors, handymen/women, given us advice on things that we can do to add value to our home. He truly is a friend as well as an agent. We love Herman!I am so grateful that weve been able to work with Herman. We recommend him to anybody we know who is selling or buying in the Bay Area. Herman is simply the best!!

I first met Herman five years ago when he helped me and my husband with our first home purchase. As the first-time home buyer, we had a lot of questions and didn’t know what we want. Herman was very patient and knowledgeable about San Francisco and East Bay markets. He helped us nailed down our choices with in few weeks. We were able to put a competitive bid for our first house (which received11 bids!) in 2009.Herman helped us again sold and purchase houses within 6 weeks (concurrently) last year. 2021-11-15I represented the buyer on one of Hermans listings. Herman and his team are the utmost professionals and we enjoyed a seamless buying experience. When we did have a minor issue arise, as is the case in most transactions, Herman was the consummate professional and represented his client beautifully while also fairly addressing our concerns. 2020-10-06Herman helped us purchase our first home in San Carlos, and we can wholeheartedly sign off on each and every review here. Herman is incredibly talented and hardworking. He made sure every detail went smoothly through each part of the process, even the pieces that were not part of his responsibility. All while continually being professional, courteous, and funny.Working with Herman gave a full sense of how a white-glove service can be. He was available and responsive 24/7 and had an incredibly vast network he leverages to make things go smooth. We joked that the only downside of closing on our home is that we wont get to go house hunting with Herman again. We would warmly recommend Herman to anyone, and if we were to move again, Herman would be the first one we called. Even if it were in another state or country, he would have a recommended contact!

2018-01-14I highly recommend Herman to anyone considering buying a home in the Bay Area.I was a first-time home buyer and new to East Bay, looking for what a lot of people wanted—a place close to BART and freeways, in a safe neighborhood, and walking distance to shops and restaurants (all within my limited budget). After listening closely to my wants and needs, Herman knew it would be a challenge in the Bay Area’s competitive housing market. Some things simply do not exist together here. With the assistance of Herman and his network of professionals, I was able move in to a place within three months. His outstanding customer service made the whole buying process a smooth experience. 2017-11-29Herman is an amazing agent! He represented my husband and I during a purchase transaction in Pleasant Hill. He is very savvy about the real estate market and is very connected with other agents in the area. He was able to find out about homes that would be coming on the market, and we were able to tour the home we purchased prior to it being listed. This gave us a key advantage over other buyers, and ultimately got us the home we wanted. He is incredibly hard working (Im not sure if he even sleeps!) often working until the wee hours of the morning to draft an offer. Buying a home is a stressful process, but Herman did a great job of keeping us focused on our goals. His team is a pleasure to work with; everyone from his office staff to his recommended home inspectors were extremely trust worthy. He was responsive, positive, honest, and incredibly helpful throughout the entire process.While working with Herman was great I also got the sense he adds A LOT of value behind the scenes in ways we, as buyers, couldnt see. 2014-12-14Finding and buying a house can be a very stressful experience. Herman was incredible throughout the entire process. He really took the time to get to know us, in order to find out what kind of house would be right for us. After finding the perfect place, he walked us through the entire purchasing process. Herman was always there for us with advice and guidance, while also making sure that our wishes came first. Whenever issues arose (such as some plumbing problems just before the sale closed) Herman was there to fix things. Simply having Herman in our corner reduced our stress level incredibly.Its amazing to watch Herman work. Hes incredibly friendly and personable, but when it comes to work, hes exceptionally focused and dedicated. Hes also very knowledgable in all areas of home purchasing, ranging from knowing the neighborhoods and what we could expect from them, to knowing the intricacies of the (quite frankly, insane) Bay Area housing market, to the issues we may face with our 100+ year old purchase and how to address them early.
