I have been at Canyon Terrace in Saugus for over a year now and I have nothing but good things to say about this place. Very calm environment, friendly management team, and the maintenance team are always on top of their game when it comes to addressing any issues in the units. We did not hesitate to extend our stay here for a couple more years when our first year lease was up.
We are new to the complex but very impressed with the cleanliness and maintenance on the property and happy with the upgraded apartments. Management has been very responsive to our needs and made the application and move in process very easy and stress free.
My boyfriend and I have lived here for about 3 months and couldnt be happier! The staff has been extremely helpful and responsive to any inquiries or issues weve had. The facilities are also extremely well groomed and taken care of. Extremely happy at Canyon Terrace!
I want to be objective as I wanted to help future residents. No doubt management people are friendly. Service is excellent, but the apartment itself is disappointing. Cockroaches, yes, cockroaches everywhere. Twice or thrice pest control didnt solve the problem. I guess because there are holes in the apartment, and only the apartment upgrade will fix it (which we will have to pay $160 on top of our monthly bill - every month). To future residents make sure to check the apartment first on your visit. It just so happens we wanted to move to 2BR apartment and its the only one available. We used to rent 1BR which we never had the cockroach issue or any kind of issue.
We love Canyon Terrace Apartments!Super clean surroundings, quiet and smoke free community! We love it and would definitely recommend it to others! Little laundry area is kept nice and clean as well!
In July I would have been here for almost 5 years. This is the best apartment Ive ever lived in. Its nice, quiet and CLEAN!! AJ is the best property manager one could ask for , give the man a RAISE, whatever youre paying him its not enough!! Haha and Manny comes to the rescue!!
They are the WORST management EVER!!!! Do Not trust anything they say!! Not only are they thieves, but there apartment building is absolutely unsanitary! In a 9 month period, I have had two mold incidents in the apartment!!! The first time there was mushroom like fungus growing on the ceiling and the second incident was in the bathroom. The whole wall was covered with mold and mildew. They refused to refund me my out of pocket expenses for the time i had to vacate because of there plumbing issues!! They say they will, but do not in the end. They have always had plumbing issues! There plumber and I quote, stated this building has many plumbing issues that they are neglecting to fix They are what you call a SLUMLORD. This all happened from a rat eating the condensation pipe in the wall. Not only do they have molds issues but they also have rats in the walls.Do not believe anything they say! I ended up in the ER because of the fungus and mold. I was diagnosed with upper respiratory infection and bronchitis with bronchospams, along with Asthma. Mind you Ive never been diagnosed with any of that in my entire life!! These people will not only rob you, but will make you sick! They are unsanitary and absolutely disgusting!There have also been MANY reports about this business to the BBB.STAY AWAY FROM THOSE UNETHICAL LIARS!!Was this review …?
This place is great....I have been here 6 month.My apartment is nice...I have a balcony where I enjoy bbq...pool has its own bbq....we have our luxury room for packages.Parking spots available ..Very friendly people when regards maintenance and leasing.I really recommend this place.We feel very happy to live here.
My experience is good. Management and maintenance are frendly, always on top of any concerns or issues. Jorge does an excellent job on any repairs that come up and keeps the community looking great! It is nice to live here.
Could not recommend this place.Terrible management, rent is unclear & the absolute worst move out experience Ive ever had. They will try and charge you a fee at every turn you take. There is literally an additional $20 move out fee on top of your whole deposit they will keep regardless of cleanliness.They send you nearly daily emails about all their rules and try to charge you fees any chance they get.Would not recommend to anyone. Take your rent to somewhere that respects their residents.
This place is terrible! So petty about everything you do. You can be outside and get an email about what you are doing wrong. Its really ridiculous! Never had one complaint at my last apartment. Dont live here. They seem cheap but add lots of charges so really its the same as everywhere else. So go rent somewhere else
First and for most would like to say,”Thank you to AJ Withers! “ This was the most easiest and very professional, responsive and very Quick clear and with detailed information given right away when asked a questioned. Could not ask for anything more.My move in experience was not like your usual Move in because of dealing with this pandemic. However AJ, did not let that be any issue in how he was going to make this be a even better experience. With Direct cell number and with email links and easy 123 steps with guides and detailed instructions on what you need to do and just like that you were done. It felt like I had already knew AJ In forever after our first time speaking over the phone, when he answers greets you with an welcoming and professional customer service He was there every step of the way. Even with not seeing the place until the day of and going off the floor plans and pics online, was just amazed on how nice, quite and very up to date with IOT ACCESSORIES AND UPGRADES Right off the back. No complaints and with one month living here has been great. Thanks again
This place doesnt fact check the comments of other residents if another resident has a complaint they accuse u of it automatically even if the other resident isnt telling the truth they will evict u based on he said she said then they will take u too court using linda hollenbeck the lawyer with the highest amount of evictions and she will lie to the judge on non factual info her and canyon terrace, resident made up and inspite of a. Covid 19 pandemic And cdc declaration they give u no time to move at all with children involved this is a huge problem Especially children that are all under 7
Worst management staff ever! You can never get a hold of them on the phone! Only time you actually speak to them over the phone is when your about to sign a lease. Thats all they care about is getting people to move in, once you move in they can care less about you. You call the number, you select the option for Resident, itll ring, then it takes you straight to voicemail. After you leave a voicemail, good luck getting a call back. I think the chances of you getting a call back is the same as winning the lottery. Cant wait til my lease is up!
Canyon Terrace is a great place to live. Its conveniently located in Saugus, near a lot of stores and gas stations. A great quiet area. When we were browsing for apartments AJ delightedly helped us and showed us the floor plans and vacant apartments. AJ covered a lot of information throughout the tour as well answered any questions we had. It was a pleasant experience, we did not feel pressured or uncomfortable, it was easy experience as it should be. AJ also helped us with the application process then later welcomed us to our new home. As well as maintanence they are very helpful and respond quickly to any needs.
A really great community and a great staff which made a huge impact on our first visit and a really good reason why we chose this place, besides the fact that the common areas are great and the apartment was super nice and exactly right for what our family needed! Thank you for providing us with a lovely home!
The property manager is phenomenal and so is the maintenance staff Im glad Im living here and have the confidence that if anything goes wrong it will be fixed.
Moved to this place couple of weeks ago, so far so good, love the peace and quietness of the community, place seems pretty secured and well maintained,very accessible to almost everything, we have staff thats dedicated to their jobs.
This review is in regards to the manager AJ. He is very quick to respond and easy to communicate with. He goes above and beyond to accommodate you and make sure you are satisfied!
Friendly staff, came and fixed our problems right away! Love the pool area. The place has more pets then I would like, but thats a personal preference.
I love how clean and quiet the community is. It’s only 5 minutes to the mall And the dog park is also 5 minutes away. No regrets about moving in.

I love this community, love the electronic lock system for everything thats awesome. Could use a personal trash system or something along those lines as well maybe cheaper amenities, but overrall super dope.

2021-05-12I love my new apartment! It is a quiet community. The grounds are well maintained. Every morning I see the maintenance team out and actively make sure everything is kept up. The building itself is a bit older, however everything has been remodeled and looks like new. All of the staff I have talked to have taken the time to answer all of my tons of questions. So thankful I moved!

2020-12-06My family and I just moved into canyon terrace and we are already in love. It’s a very quiet complex and we love their greenery throughout the area. Rooms are very spacious, lots of closet storage throughout the apartment, and love the high ceilings. I highly recommend this community to families. AJ, the manager, was extremely helpful throughout the move-in process and application. This place is 1000 times better from where we were before. Extremely happy with our decision to move to Canyon Terrace!

2021-07-19I’ve lived here now for three months and by far the best place I’ve lived so far . Not only is the area quiet and clean but the maintenance man “manny” is extremely fast and efficient with coming to fix my shower the same day I submitted a service request . He even cleaned my shower after it was clogged for two days . The updated appliances along with the counter space make the apartment feel “homier”. The staff are always friendly and the neighborhood is surprisingly quiet which is honestly such a relief. We love it here and plan to stay for years to come!

2021-05-09A very nice place to live! Management is quick to respond and maintenance is very prompt as well. The location is really nice very close to grocery stores and Central Park. Very good value for price and updated units. Due to my work I come home very late at night but I always feel very safe. The only negatives are parking spots are very tight and I do feel the walls are thin so if you have loud neighbors you will hear them. I would still HIGHLY recommend this place!

2020-07-18My husband and I have lived in these apartments for a little over a year. If there are any problems the staff is always helpful and quick to fix it. It is a quiet community, full of friendly people. The new appliances in the apartments and technology features such as the SmartLock are so helpful and convenient.

2019-03-30We loved our three years at these apartments & I would definitely rent again. Issues were fixed in a timely manner & management was always helpful & caring (it had changed hands a few times but still nothing to complain too much about). We did have safety issues but management, was quick to respond to situations & usually came up with helpful solutions. During my time living there, I was cornered by a male resident while walking my dog at night and management cut his lease after hearing about it. There were a handful of times that teens would get into the locked pool area and throw parties where all of the new pool lounges would end up inside the pool & beer bottles everywhere but staff would again have a quick plan to get security gates better or find out what resident was apart of it. Although rent was high, there still seemed to be quite a few strange people renting but we felt safe a good portion of the time. If you have animals, they will be loved! Management knew our dogs name & always greeted her with a big hello & a treat. We moved out almost two years ago but still happy we spent a few years at Canyon Terrace.

2019-08-01NOT 420 FRIENDLYThis is a pretty decent apartment complex, very new kitchen and bathroom areas. The ceilings are very high which is nice and the hardwood floors are great.But if you smoke weed, DO NOT MOVE HERE! We got complaints immediately after moving in, and were locked into one year of having to live here where the landlord very clearly disliked usAgain, Id like to emphasize the actual apartments are wonderful and I would recommend them for families looking for a quiet place to live right next to a park, but the leasing office has some very salty people and they kept our deposit even after we hired cleaners to leave the place spotless

2020-04-12This has been a perfect home for us. We are currently waiting to buy our new home and wanted to have a place to stay after the sale of our old home. And this has been an absolute Godsend! The move was made simple with all their help. And the grounds are kept very clean and every. Rates are reasonable, and we are so happy to of found this place!

2015-09-16I have lived at Canyon Terrace for more than five years and like it very much. I love all the trees around the property and enjoy watching the squirrels. The property is in a great area, very convenient to shopping, work and school. Most of my neighbors are very friendly. The staff here have always been very helpful and quick to take care of any problem.
