Not recommended. There is lots of furniture sitting next to the trash bins and it sits there for weeks. Tenants don’t place trash inside the bins. Tenants have balconies filled with things. The place just looks ugly. Rules are not enforced here. There is also no visitor parking and street parking is always super crowded.**Update~ Republic Services is on strike. City of CV is accepting trash in Otay Mesa area at no charge. I recommended the owner/ property management hire someone to transport trash to address issued by the city. As you can see, they dont care about tenants. I was told owners were on vacation and it was implied they would not pick up the cost.

Where to start?.. BEWARE of the TWO-FACED manager! She acts cool with you to your face then hits you with warnings on your door. Her parking rules are ridiculous to say the least. Lies about complaints, she just loves to be in your business. Is hard on some with rules like having guest over yet some people have clothes drying on balconies (which is not allowed). The only way to live in peace here is to be on her good side and pray she is feeling nice. Ive asked for her bosses number multiple times and she ignored my request each time. There is no way to get around her! These apartments are old, outdated and run down. Also very cheap but if you want to live comfortable I suggest you look elsewhere. If anyone has the direct number to her boss please contact me!

When we first saw Apartment 50 it was clean. But once i moved boxes and seal food to store in the fridge, inside the apartment; all these roaches started coming out within two hours of one day. First I saw a baby roach crawling on the kitchen counter, so i decided to investigate. There was two live roaches and two roach eggs inside the cabnet below the kitchen sink. Four live roaches nesting behind the fridge. And two baby roaches and a big fat roach crawling on the wall between the outside of the fridge. A roach ran quickly across the kitchen floor. And I saw four roaches crawling on the living room walls, two coming from behind the cabnets. I smelled a stench in the closet in the small bedroom. I then saw two live roaches on the wall inside the small bedroom. That same day, I personally asked the tenants in apartment 49 and apartment 51; and they both said they have roaches also. Another lady who lives in these apartments said she has lots of roaches every day. Rosemary said I could squish and sweep the roaches away. The next day the Manager Rosemary brought San Diego Pest Control to spray apartment 50 supposely a third time. San Diego Pest Control wrote in a report to management that there was live and dead cockroaches in apartment 50, on the third time they went to spray. 24 hours after Pest Control sprayed there was still four live roaches, and two dead pregnant roaches. So my husband sprayed, put roach traps out, mopped, vacumed, and sealed cracks and other openings between cabnets and walls; and a big hole around the pipe from the electric oven. Live roaches still came day after day. I even saw two roach eggs on the stairs going up to apartment 50. Balboa Realty and Rosemary did not want to send out San Diego Pest Control again to apartment 50. They did not want to ask the neighbors in apartments 49 and 51 to have their apartments sprayed to try to get rid of the cockroaches. Balboa Realty and Rosemary did not want to resolve the roach problem.The other bad thing is Villa K Apartments falsely advertise that theres bar b ques in two court yards. I say this because all four bar b ques do not have a metal tray to put charcoal in; so a tenant cannot properly use the bar b ques in the two court yards. These four bar b ques are delapidated. Im not sure if the pool has the amount of chemicals it needs to be safe for people to swim in. The car spaces for the apartment tenants are very tight to park an SUV. The shingle roofing needs to be redone on the apartment buildings behind the first two. When shingle roofing becomes shabby it can be more of a fire hazard.I give Villa K Apartments two stars for refunding me my full months rent and deposit, since we had the apartment for less than a month.

The landlord lady looks and is evil like carrie white mother from Carrie. shes nosy, she has a horrible attitude. she likes to see young people suffer. shes your typical bitter bat. she stated that she hadnt been with a man since her divorce over 15-20 years i believe so that explains it all. overall the neighbors are more on the elderly side so theyre all whiners and complainers over children playing outside. I lived there 3 months and left because there was too many complaints on my children being rowdy. I hated it there. it was misery. I feel not a family environment at all, not kid friendly and the land lord is a horrible evil bat. There were way too many cockroaches there. It was the worst experience of my life. now im living in a great place where families and children are welcomed and no one complains.

I dont suggest moving in these apartments the manager shows you the apartment looks really clean but when me and my wife moved in the first night ordered pizza and they were roaches inside the pizza box. inside the cabinets dead roaches, mold under bathroom sink, outlets lose some dont work, parking horrible, her rules are ridiculous

It was the worse experience I have ever lived. So sad that they can still your entire deposit right in front of your eyes. I cant believe that the owners allow people to work there that have no common courtesy, that are rude, and just plain mean. SO SAD!!!

My first apartment to live in and Ive Stay here for the pass year and it infected with lots of cockroaches .the manager is very rude and like to make up her own rules that are not in the contract.she trys to tell lie and Im fed up with this old --- lady I keep asking for the owners number to complain about her but she refusing to give it me .

Needs some updates on maintenance other than that peaceful place to live in and safe.
