I wouldn’t recommend living in the HOA area if you have a company vehicle. They don’t allow logos on the vehicles on your property and have security taking pictures of work vehicles with logos, so they could fine you. I gave 2 stars for the area being clean and quiet.

Very cozy events place to hold parties at in northwestern Stockton. Beautiful exterior vista, pretty and elegant interior furnishings. High ceilings convey a grandiose atmosphere. Kitchen was very spacious and well-equipped. Decent-sized restrooms. Cozy dressing rooms. Party hall may be a little limited in space. Reliable acoustics. Parking spaces commensurate to size of party hall. Safe location and very easy to find. Would be nice to have homeowner friends at Spanos West to have access to this venue.

This is clubhouse for a gated community, residents​ can only reserve it. Its has plenty of parking, 20 vehicles. When you enter, theres main hallway and​ 3 areas: dressing room, lounge with a bar, and eating area with a kitchen. I would have given a perfect score if there was air conditioning. At times, the rooms would be too warm.

Horrible and incompetent HOA. Instead of maximizing value for the benefit of homeowners the HOA freeloads by paying zero real estate taxes on an asset worth at least $10 Million. Terrible mismanagement of community property and serious driver of lower value for adjacent property.
