Real Property Management was the perfect choice for handling our house rental. we had several repairs that were needed and RPM has all the right contacts to get the work done quickly at very reasonable prices. What a relief it is to know that RPM is there to handle all the normal chores each month and at the same time responds quickly if anything unsuspected should arise. Thanks!

HIGHLY RECOMMENDED. Property management is a tough business, so I am very glad that we selected RPM Central Valley more than 5 years ago to manage our 8 rental properties in Central Valley - and we have been with them ever since. In our experience, they handle things in a timely, professional manner. I believe they manage our properties as if they are their own. Rental properties will always bring with them their share of maintenance issues, tenant relation issues, etc., but RPM handles even the most difficult issues as well as anyone weve ever dealt with.
While I ended up passing up RPM properties due to my own budget, I was impressed by my experience with them. They were prompt with my request David showed me a few homes that were spot on with my requests. David was so kind and really tried to find a way for me to afford the properties. I appreciate his hard work. I will definitely look at RPM properties in the future.
Real Property Management takes pride in what they are doing. They genuinely take care of the people living in your properties like myself, the prospective tenants that come into your office, and the owners of the properties. I’ve lived in Modesto under RPM for 3 years and they have always impressed me with their commitment to me. They’ve helped me through numerous unfavorable situations from dealing with a troublesome neighbor to replacing and fixing windows after they were broken by a storm. I can’t say enough good things about Real Property Management. They have done a great job managing my property in the last 5 years. They have given me sound advice, good communication, and a solid backbone. But if I picked just one advantage with them over other firms it would be their marketing and advertising of my house. In the last 5 plus years, I have had only 2 renters in my house, and because of their excellent marketing, it has never sat un-rented. I am glad they manage my house.
The service and attention to detail that I received from Frank and RPM team was outstanding. His professionalism and hospitality was the determining factor in signing my lease with RPM. I have been with RPM Central Valley its only been a few months. But even in these few months they have been great, easy to contact and get a hold of somebody, very friendly. They help me an my family find a place to live thats perfect size for us. If I ever need RPM again Ill use them and as well as tell family and friends about them.
Frank, and the RPM management has been a great experience for my husband and I. They are very fast on returning back to us about any kind of repair and maintenence issues. I would have to say, theyre running a great business! We are completely satisfied, could not ask for anything more.

I am a “needy client”, I need to be updated and I like to see things progressing smoothly. I dealt mainly with Frank and he was extremely polite, responsive to all of my Emails and text messages. The home was inspected and photographed and listed within a few days. In just a few more days I had a new tenant signed on with a year lease. I have leased with Real Property Management Central Valley for the last two years. This was my first time in a house rather than in my own home. Real Property Management has been very accommodating to us, resolving the few maintenance issues rather quickly and completely. I also find their tenant portal to be a convenient tool for placing maintenance requests and paying rent.
Overall, very happy to be residing in an RPM property in the Central Valley. The service and professionalism has always been great and I do understand things break from time to time. When my water line behind my fridge needed fixing it was a little delayed on getting back at me regarding the issue but when I called to speak to someone in the office they are always very polite and professional. Overall, satisfied living here.
While many times you hear horrible stories about having a rental/tenants and the difficulty involved in finding suitable people to fill your place, but I can truly say that Real Property Management Central Valley and its entire staff have proven this to be a myth. I am so pleased with all of the hard work put in, I havent had to worry about a thing! The attention to detail is unparalleled and their ability to have a personal relationship while being completely professional is hard to come by. This is a wonderful company to rent from. The staff is super courteous and helpful. Maintenance issues ALWAYS get completed as soon as reported Tim the maintenance tech was very friendly and polite.. In the year and half that I have been with them I have had nothing but a good experience. Frank and his team are awesome.
I am not happy with the quality of service I have received at rpm central valley! First of all I got switched to their property management from my previous management and was not informed. I went to go pay the rent on the first and they said we dont own your house anymore you guys are with rpm now . I was not notified at all and had to figure out where to go to pay rent. Then they said they wanted to do an inspection on our house since we were a new property. Set a time and date and the guy NEVER came. I even called them to verify that he was coming. And last but not least I called the maintenance to get my heater fixed and they told me they would give me a call back . Five days later my heater is still not working and I STILL did not receive a call back . So I called again and AGAIN they said they will have the maintenance call me. TWICE they said they would call me back and they didnt. I am very displeased with the service I have received and it is unacceptable the way they are treating me .
Frank at Real Property Management has done a fantastic job managing and caring for my 8 properties. His proactive management keels the homes full and well maintained. RPM transparent accouniting system provides me with property specific, up to date, financial information that saves me time and effort. I trust my properties to RPM Central Valley.
I would imagine it’s very hard to be between the wants of the property owner and the needs of the tenant in the property. Real Property Management Modesto manages to walk that fine line though. It has always been easy living in one of the properties they manage. They are very fair, take care of things in a timely manner, and are straightforward. They even listened to my request to get some updated appliances. I’m very glad the place I live in is under them. Very pleased overall.
I own a property I recently placed under Real Property Management. So far, I have to say Im extremely impressed with the professionalism of the property manager (Frank) and his team. All are friendly, easy to reach, responsive, friendly and always professional. (I switched from a local company that was none of these things!)

We were very apprehensive about renting our home in the first place but RPMCVs sincere and personal attention to our concerns allowed us to move forward with the endevour. Dont waste your time or money with this company. I the Worst experience with them. They never return calls, you only get the answering service and theyre rude as heck. Had me apply for a house that was unavailable kept my $98 application fee after they said it would be returned. Never! Ever! Again!
RPM in the Modesto location has been a very good company. The staff is always nice and friendly. Always able to answer our questions. The maintenance guys are efficient with the repairs in the house.

Good so far. Everyone has been helpful and responsive to our needs whenever an event arises. I’ve been renting since March of this year and it’s been pretty smooth sailing. Looking forward to renewing my lease next spring.
They will work will you but you must (obviously) stay in contact. My only complaint is when you put a work order in sometimes they take for ever I wait 2 months to have my gate fixed but something was wrong with my door there in less then two hours so give and take. (Update) Called two days ago at night about a flee infestation out side my door the moment you opened the door you had so many on you it was ridiculous. My kids would get bitten like crazy. Th called the best pest control Ive ever had called Step Aside Pest Control and the man that takes care of my family because ultimately thats what he did. Took care of it today so two days later. We havent been bitten once RPM really took care of us. Thank you RPM.
Frank and his team are our trusted partners in managing our rental property. They are extremely responsive, professional and helpful in all matters of managing our investment properties.
Added $50 a month over the ad price at the lease signing. Only ever fixed the AC in the 4-5 years I rented from them. The annual property Inpsection was a joke since nothing got fixed that needed it. Ended up having to fix some things myself.
Everyone in the office is courteous and polite; I have never had a bad moment with them. It carries a very friendly and welcoming atmosphere which is why I recommend them to anyone looking for a good property management company without the headaches!

Renters be ware. When you move in make sure to take your OWN pictures of the pre move in. Make sure you take pictures and have a walk through before you move out. They will try and keep every dollar of your deposit. It was a good experience until we moved out. We will see them in court. Do NOT trust them.

Very good service. The rent is reasonable and we have any issue that need to be addressed they do their best to hep us with it. Although it may take a while, in the end they get the job done. And they work with us to resolve any issues.
We have been renting from this agency for 3 years and things all seem very good. When I call they get back to me soon after and are there for me when I need them. I like where I live and am very happy to be renting from a place like this.

Takes the time to speak with me. I truly appreciate their extended effort and willingness to assist in managing my Thornton property. They have went over and above when they didnt have to do so, and that kindness is noted.
3 months have passed since I requested toilet repair and it is still not fixed. Communication is poor, Frank told the plumber not to repair but didnt tell me. I have asked for spraying for roaches and they say they will do it but it isnt done. Appointment on Friday for roach control. No communication or feedback for toilet repair.
I can honestly say that they have been a great asset to my home and my investment. I can depend on them for anything, because they are very thorough and dependable. I recommend them with confidence to a friend or neighbor at least once a week.
The manager, Frank is excellent. He has excellent customer service skills and always returns calls promptly. All maintenance workers were prompt and efficient.
I had the unfortunate task of communicating with Frank and I am shocked at how rude he was. Some people need education in customer service. His skills are severely lacking. He made an error and tried to cover it up by throwing someone else under the bus. I would suggest that anyone who deals with thos person do so 100% in email so there is proof of what is said.

Absolutely the worst rental agency. They rip you off every chance possible. Dont bother cleaning or cleaning carpet .they charged me again after i had professionally done.
The team at RPM was fast in finding renters for my property, handled the initial requests of the renters responsibly, giving me notice and taking action when needed, as needed.
I have never had one ounce of problems or doubts when it comes to RPM’s professionalism and integrity, but thanks for the reassurance. AND thank you for always keeping me apprised of repairs.

2022-05-31I used real property management to rent my property in Turlock and I was extremely please with the service and professionalism of this company. I knew right away that I was in good hands. They were very responsive, always address any concerns, and there where no surprises or problems. The tenants where also very happy with the service... so all the way around it way a big win.

2022-04-12Only good thing about this rental management is the front staff at their office. They are slow to respond or repair things. They want their rent on time but don’t care about their tenants. Had a lot of issues with the rental I had. Literally painted over screws and things don’t work well. But they sure are fast to say something if you try to fix things yourself or make the living conditions better. Would not rent with them again. Tenants beware. Stay away!!

2022-05-10((its on 16th Street)) Google leads to old addressI started renting under real property Management about two and a half years ago. It honestly started out so much as a blessing and still is..... Yeah I know sounds crazy how could a real property management be a blessing LOL I had been looking for a property for a while and had a very short amount of time to move out.. and honestly was having trouble finding a property because I have the three children and at the time my ailing mother. Real property Management understood my situation with my family and helped us move into an house before it was on the market! They more than saved as they gave us a home... And unfortunately now I find out that my rental home by them is being sold (by the owner) and once again they swoop in to save the day. Theyre currently trying to help me find another property being leased by them so we can continue renting from them and once again get a blessing 🤞🙌 we hope. Update soon ☺️

2021-12-21Honestly, working with CEO Abraham is a breath of fresh air. Hes focused on helping clients resolve issues promptly. Abraham was fast, efficient, and followed up with me daily until everything was taken care of. More importantly, he was actively listening to all my concerns and showed empathy and care in every interaction we had. Anyone who has ever dealt with renting and trying to get repairs done can easily appreciate the above sentiment. It doesnt take much to advocate on your customers behalf and he knows that. My family and I are at ease with our property rental with RPMCV after the CEO stepped in and got all my concerns resolved in less than 2 business days.😃 Abraham single-handedly restored my faith in dealing with any future property rental companies, especially his company RPMCV.

2020-10-28BEWARE!! BEWARE!! BEWARE!! We would not recommend this company even if you were homeless and living in your car! We were new to the area and came across Real Property Management Central Valley. We dealt with Julie & Geraldine who were wonderful. Frank Madrigal is a different story. We had leased for one year with the hope that all amenities that were listed on the home for rent were in working order, WRONG! When trying to reach Frank for these issues of no a/c to cool the home in 100 degree weather - even after this a/c tech said that the unit could not accommodate the size of the home. We were told that we could spend $600-$1000 dollars of our own money to buy a portable unit that could cool the additional space in the home. UNACCEPTABLE. Frank said if we are unhappy that we need to give a 30 day notice and pay for 50% of the lease which totals: $12,000!! PLEASE FIND AN ALTERNATIVE PROPERTY MANAGEMENT COMPANY!! SAVE YOUR MONEY & LEARN FROM OUR EXPERIENCE!!!

2013-07-17I have had my properties managed by RPM from 2008 and am very pleased with their service. The staff is friendly and professional. More importantly, RPM has many policies and procedures in place that minimizes my involvement while keeping me in control of any major decisions. This keeps me headache free and my tenants happy due to a quick response to their needs. Thus far, my tenants have been great. Rent has been collected and deposited in a timely basis monthly. I would recommend RPM Central Valley to anyone looking for a god property management company.

2017-08-02RPM has been a great property manager for me in Tracy,CA for many years. They have been great finding tenants and when maintenance issues arise the do a great job of resolving quickly with the tenant. I would recommend them to other owners as they are very knowledgeable.
