I truly enjoyed my time at Pathways. It was perfect for me and ChiChi (my 20lb pug). My neighbors were nice and the grounds were lovely. I would sometimes use the wifi in the clubhouse when I worked from home and needed to get out of my apartment. I also used the grills a few times and never had any issues.One thing to be aware of is move out fees, make sure you go over it in person. I didnt and ended up getting hit with some surprising fees.

At first glance this apartment seemed to have everything we needed. Gym, jacuzzi, plenty of parking, nice balcony, etc. After about a year our feelings drastically changed. Jacuzzi was frequently broken, gym equipment rarely clean. They switched up the Parking policy midway through our lease and started charging additionally for the assigned spots that came with our lease. At one point even towing our new vehicle out of our assigned spot at 6AM, less than 12 hours after bringing it home late on a Friday night with no grace period or warning in the lease. Management frequently played hardball and were hostile when confronted with tenant concerns. We had a neighbor that would leave their new dog on their patio for over 8+ hours a day, crying and barking while their owners were at work. Management told me that was my problem to handle and recommended I contact the city. When we finally decided to break our lease and leave for greener pastures, management repeatedly failed to calculate our correct prorated amount for us to pay. I did the math multiple times and brought it up to Norma who told me I was wrong. I ran it past my wife to double check and Norma told her she was wrong as well. It was only until we complained to corporate that someone competent correctly billed us the proper amount. When I brought the signed paperwork to the office, I didn’t get so much as an acknowledgment of the mistake on their part. Long story short, I wanted to like this place - in fact, structurally, the apartment was awesome. Everything else, not so much.

Overall a lovely apartment in Long Beach, but some issues disappointed us and might be better to address here for potential future residents:Cons:1.Do not expect them to refund you the correct deposit. Apparently, they put too many unnecessary items on charge and remove the charge to confuse you with some small additional charges that hide between the terms that are not clear. And no one from the office can do a simple plus&minus equation. Im sure many previous residents out there just let this over, but we dont want our money taken away for unreasonable excuses.2.The giant roaches. We didnt have our roach issue solved until we called the pest control at least four times and applied roach gels everywhere. The last time we cleaned there was at least twenty of dead roaches which were super gross. But I heard that this is a city wide problem so just remember to call the pest control before moving in.3. The walls are pretty thin, and we can always hear our neighbor upstairs walking around and the noises that the dog makes. It might be better to consider the upper stairs unit than the first floor.Pros:1.The leasing team(mostly Ana) was supportive, at least during our residency. If you have any issues with your apartment, simply call them, and they will get the problems solved.2.The maintenance team was excellent. Helped us fixed a bunch of issues here and there in our unit.3.The environment was always well-maintained, even though the guy who takes care of the trees always comes very early and loud in the morning, but at least they get the community cleaned.4.Dog pops. There are many dog owners in this community, and some people just dont clean their dogs up. Its not the communitys fault, like other reviews might have said.Overall, we really enjoyed our stay, but just hope to have someone from Essex or the office process your deposit money refund correctly.

Thus far, everything at Pathways has been great! We moved in just over 2 months ago. We had a few problems that were quickly fixed by maintenance, and we love how dog friendly it is! The location is perfect for walking your dog, it is quiet area but not too far from nice restaurants and the farmers market! Plus, Food Trucks at the complex every other Wednesday!

UPDATE- credit To the management team here at pathways! With a nice response below from the property management as well as email sent out to the residents- they responded to some of my concerns about abandoned cars and they took immediate action. This is a great place to live and I think they’re working on improving all of the things I’ve identified below as an opportunity. The location and management team cannot be beat and I would recommend this as a place to live.I’ve been here two months and love the location and this dog friendly community. The apartment is very basic (cheap fixtures, low quality appliances (fridge, washer dryer, dishwasher are barely adequate and all seem quite old), there is white beige carpeting throughout my unit (which is VERY GROSS). Some units have been updated to remove carpeting but mine was not one of them.There is also a bit of a pest problem - which the management team calls “water bugs” however these are 100% American cockroaches. I let the management team know and they treated my apartment, however the property is VERY infested so it’s an ongoing battle (the roaches are so bad they have parties on the sidewalks at night). SERIOUSLY walk around outside at night and roaches scatter. In speaking to other residents they have had the roaches too in their units. Again the management team calls them “waterbugs” but this is a marketing ploy to ease uneducated minds. Waterbugs live in the water - cockroaches live in sewers, ground cover (mulch, leaves, etc.) and the roaches love kitchens, bathrooms, etc. these insects in my unit and on the grounds are 100% cockroaches.....please stop telling residents otherwise as this is dishonest and doesn’t help address a serious health risk and pest issue. Even after treatment in my unit I still fight roaches. They are coming from other units and the grounds/sewer systems on the property so treating each unit like mine does not address the issue. There needs to be a more comprehensive approach to pest management on the grounds not just in each unit.There are very few guest parking spots and several are filled with what looks like abandoned cars (very near the management building there is an abandoned white pickup truck in a guest spot that has flat tires it’s been there since I’ve lived here) and near the dog park another car in guest parking with expired tags that has been in the spot since September. I mention this because parking is limited here.This said, the office team is friendly and they seem to care about residents well being. I think to justify the high rents here Pathways needs to consider upgrades to all units for fixtures, appliances and for the love of god, remove ALL carpeting.The Wednesday food trucks are fun and great addition to the property and the grounds are well kept. Oh and the donuts on Saturday (1x Monthly I think) are nice.Roaches and sub adequate appliances aside - this is a nice community and the office team has been very wonderful - with just a bit more TLC and upgrades to appliances and flooring in the apartments, Pathways Essex will be a first class community.

Management is terrible, treats everyone horrible. Theyre just worried about their paycheck. Unprofessional and unresponsive staff. Not willing to communicate with tenants. Now charging tenants for parking when parking was not even an issue in the beginning. First impression is great, but once you move in, you realize how horrible they are. Its just a front for the first couple of months. Love towing cars left and right and wont tell residents which parking spots are already taken when the new system kicked in. Rent is very high. oh, also there was a cockroach problem in the kitchen. BEWARE!

BEWARE of Parking. Management is changing leases before they are expired and it is illegal. Pathways now wants to charging a $25.00 per vehicle parking fee in addition to the high rents of $2200.00 for1 bedroom 660 sq ft. and rents are raised about $200 every year Grass area use to manicured nicely but landscaping and dog poop is a problem. The Equipment in Gym is filthy and needs updating. Jacuzzi is broken. When it is hot outside the power goes out. At different times I have went to use water and found out they are shut off without notification. Most of all Management is very disrespectful. You cant have a rational conversation about these issued without yelling match. It is very expensive for what you get.

WORST APARTMENT EVER! The ceiling is so thin that you can hear the people talking on the phone upstairs. Whenever they walk around, we have an earthquake downstairs. The management promises everything to get you to sign the lease, but does NOTHING to keep their end of the bargain. I signed the lease because they promised that rules are in place to ensure the quietness of the neighborhood. However, they allow as many as SIX unrelated people to rent the unit upstairs. These are college kids who literally turned the place into a sorority. They NEVER sleep and make noise throughout the night. They often pound on the wall or stomp the floor so hard that my room would shake. I have NOT been able to get a good night sleep since these people moved in. I called the security patrol several times (after midnight) because the noise was just too much and I have a heart condition. Management not only ignores this issue, they label the stomping normal apartment living and threatened to evict me if I continue to call the security guard at night. In fact, I WANT to move out, but they want to charge me some $4000 early termination fee. If they advertise this complex as luxury apartment, how can they allow as many as SIX unrelated people on the same lease? This is absolutely ridiculous.Also, our bathroom drainage NEVER worked. I called for repair for THREE times and the toilet still doesnt fully flush. Takes a few tries to get it down. The repairman is ALWAYS in a rush -- one kitchen door was broken and he just tightens the screws and left. I told him dont you think I would have tried this already!? The screws arent the problem and the door fell off again the minute he left.ABSOLUTELY HORRIBLE. I am considering legal actions against management.

When we moved in everyone got a reserved parking spot and there was plenty of extra open parking. Now, they have decided to make each of the open spots and extra spot you can purchase for $25 a month. If that’s not greedy enough, you can’t even let your guest park on one of your spots. Also, your packages will be stolen. Lots of shady characters roaming around the community. The night security guard often just hangs out in a parking spot in his car next to his tow truck driver friend. He’s not security, he’s parking enforcement. Big mistake moving here.

Im not sure why everyone seems to be having a negative experience here. I personally have nothing but good things to say about the management. They are quick and responsive to work orders, and the grounds are well maintained. They even bring awesome and interesting food trucks at least once a month, what more can you ask for?Some people seem to be having issues with noise at night, but thats not unexpected from an apartment across the street from CSU Long Beach. Lots of college kids here if thats the type of thing that bothers you, but 95% of the tenants seem to be quiet, and courteous. As another review mentioned, insulation could be better.The only reason I would not give my home 5 stars is because the rents are particularly high for the area. Im prepared to pay a premium for quality, but $1640 a month for 660 sq ft I feel is too much, even for a great apartment right next to campus, and 5 minutes from the beach.
