I don’t write reviews, so anyone reading this should not take this lightly. As a prospective tenant, this is one of the worst interactions I’ve ever had with a property management company. I’m in the middle of a TX to CA move, attempting to find a place without physically stepping foot inside. Perhaps common to the Bay Area, I was unaware that you would not even be considered if you were not able to physically view the property. To be clear, the specific listing and property that I was applying for does not say that it is necessary.My co-applicant and I requested applications within hours of their listing hitting Zillow. We made it clear from our message that we were in TX and moving to CA within a few weeks. They sent us the application link, and we applied. This was the only time we ever received a “response” in a timely fashion (automated?). As I was also applying to other properties, I noticed that some of them wanted us to physically be there, or have someone local act on our behalf (some were nice enough to accommodate virtual with us). I called Mike and Naomi a handful of times across several times, never receiving a response. I was finally able to get through to Naomi a few days later via phone call and mentioned we had applied several days ago, explained our situation, and asked for a status update. She said that we wouldn’t even be considered because we were out of state. Note that we have already paid the application fee and waited for several days at this point.She then informs me that we needed to attend the open house on Thursday (the call was on Tuesday) between 430-5p. Only applicants that show up will be considered. I asked if we could have someone local do it for us and she said sure. The following day, Wednesday, my co-applicant received a text response to her inquiry about a status update that indicates there is an open house the following day from 430-5p. Of course she already knew because I had told her. I attempted to call Naomi again (several times across many hours) to follow up and indicate that we would have someone there - no answer and no response. I sent her a text - no response.We have our local family member drive an hour away to make this open house so that we could be considered. He said he informed them that he was there on our behalf.The following day, I attempted to call Mike to thank him for the opportunity and ask if there was anything else we could do - no response, across several attempts. I decided to text him a thank you note because I’m sure he’s busy - no response. Please be aware the his voicemail literally states to send him a text message if he doesn’t answer. This was over 48 hours ago at the time of writing this.Let’s summarize - I have placed dozens of phone calls, multiple emails, multiple text messages (via text and Zillow), and only ONE time did I actually get a response. My co-applicant and I applied the day of property listing with a very strong application, followed all of the necessary steps to be considered applicants, and had zero response through the entire process. For reference, we have applied to three other homes and accepted to all three, all of which were at higher price points in a similar area.
I attended two seminars with East Bay Property Management, I have to say I was very impressed with the level of knowledge, honesty, professionalism and experience of the presenters. Thank you guys for the great information. I like the methodology and the tremendous experience.Being a landlord, I can relate so much to every single detail that was discussed. Trust me, these guys are the real deal. Although Im not using PM right now ,Im 100% sure in the future I will go with Mike and his team to manage my properties if and when I choose to use a PM.They also offer great service for people who would like to relocate their low performing assets from the Bay Area to other parts of the US for much better cash flow.

As a busy real estate broker up here in Sacramento I love referring East Bay Property Management to all my clients who have rental properties in the Bay Area. With so many buyers moving up here from the bay area, many of them dont have to sell but are afraid of working with a property management company that might not manage their asset properly. Mike has done a stellar job being such a hands on, knowledgeable, and trusted advisor when it comes to managing their property. I hear over and over what great customer service and communication they get when working with him. He is top notch and I trust him enough to manage my own sons rental in Fremont. I highly recommend his company!! If there were 6 stars I would give it to him.
Mike Connolly and staff at East Bay Property Management were very easy to work with. Their accounting was accurate and prompt. They were very professional when dealing with a problem renter. The inspections, photos and documentation they provided us were reasonable and very helpful. I’m sure we would have kept working with Mike and EBPM if we had not sold our rental property.
These folks are a highly-organized and professional property management team! A professional photographer took excellent interior and exterior photos of my rental property that were then used on listings that Mikes team placed on multiple listing services. Mike also held an open house at the property, and within a week there were many interested tenants. Mikes team performed credit, reference, and criminal background checks and helped me place a highly qualified tenant in the property. Since that time theyve taken care of all aspects of managing my rental, and Im provided with monthly and annual financial statements through their excellent website. After initially renting and managing this property myself, I find that the service and peace of mind that East Bay Property Management provides is well worth their very reasonable fees. You owe it to yourself to let them take care of your rental management!
We have used Mike and his team at East Bay Property Management for a few years for our rental properties in Hayward and Union City. We are very pleased with their service, their honesty and their integrity. They are professionals in property management. We trust and depend on them to market our properties well and get us very good rents and tenants quickly and handle all aspects of managing our properties.
My rental house was vacated last month. I wanted to use this opportunity to rehab the place. I talked to Mike at East Bay Property Management and he has the perfect solution -- he has a team of experienced people working together, from the remodeling jobs to cleaning, and finally to advertising for rental. This saved me a lot of effort in finding and coordinating various activities. And they started right away! The main contractor responsible for the remodeling jobs is Raul Mercado. He is more than a contractor, he is creative and very knowledgeable. He and his people worked fast and did a really good job. Raul is also responsible -- after the jobs were done, we found some issue with the flooring. He immediately fixed them without any argument and hesitation. This is rare. Mike then sent his photographer to take photos and put up the ad right away. I am very pleased with the whole process, and want to thank Mike and Raul for their commitment to make his clients happy. Needless to say, Mike is now my property manager.
Dont! Never and ever pick this pm team if you are looking for professional and responsive pm team.The owner, Mike is rude, and not knowing the line of his position as a pm company. He threatened and made up stories without seeing the house himself after we hired full service of carpet and house cleaning ( service vendors were recommended by his team). I think he was trying to keep the deposit that we paid at the beginning. We then did triple extra work to clean the house make it like brand new!!I recommend mike go to psychiatrist or therapist to make sure he is reasonable and fair!

I am very please with the service from Mike Connolly at East Bay Property Management. They are professional, honest, reliable, thorough and fast. They listed a fantastic ad with professional pictures of my Fremont house. The lease is also complete and very thorough. They quickly found qualified tenants to rent out the house. I would highly recommend them to any landlord as it is definitely worth it.
We liked Mike in all our dealings... He is a nice guy! We have been renting through them for several years..Nice gesture: During Covid-19, they left a free basket outside... with snacks, chocolates and Toilet paper etc... very touching gesture.. thanks to Mike and his staff.. great team
EBPM has been managing my rental property in San Ramon for 4 years now and I have always gotten good renters, with sustained occupancy, and at the top rental rate for the area.Mike and his team are always on time with getting/giving documents or processing payments/deposits. When questions come up, theyre turnaround time is great and always professional and courteous.
Mike did a great job helping us find a place to live! They were very helpful when we needed repairs. I would call his personal line and he answered most of the time and when he didnt I would promptly get a call back! I would definitely look to use him again.If youre looking for a place and need a respectable business look no further.

Using East Bay Property management was one of the best decisions weve made. Mike Connley is awesome. He has a vast knowledge of not only the rental market but the real estate market as well. He has been very honest in his market analysis when asked for, and provided data that breaks down the best areas to invest in to maximize your net return. He has a great list of vendors to choose from that allows for quality work in a timely manner at a fair price allowing your home to get a tenant in as soon as possible. He returns his calls in a timely manner and is very organized in his approach to listing your home, finding the tenant, and screening the applicants. He has taken the stress out of being a land loard allowing me to focus on my life knowing he will focus on my property. He is hard working and loves what he does. He definitely earns his money.
They have managed our property in Pleasanton for 1 and 1/2 years. They have help find contractors to do the repairs at very good prices. O course I would like to get higher rents, but they do a very good job of analyzing the market and I feel their fees are acceptable.
I called to.speak with Naomi but I got Mike (the owner) instead. He was so rude, and tried to belittle me after asking me if I had an housing voucher and then hung up the phone in my face. I called back twice but he did not answer. Please treat every equally! I cant believe the owner of a company would talk down to an potential tenant.
Called twice to chat with Mike the owner before deciding on choosing them. He’s honest and upfront, also detailed about the things they do and the fees they charge. Got the tax documents on time before mid February. They called for maintenance requests from tenants to give me heads ups. I took out one star because one time I noticed my yard was not well taken care of and I called them to complain. I didn’t hear back from them via email and had to call them to get their response. But mike admitted that they dropped the ball right away without arguing or pointing fingers, which is the right attitude.
New to PMI when my landlord didnt want to deal with my family moving out. They were nice.I didnt get to know this company until my landlord switched over to them at the last moment, but I was treated very well by Mike. He was kind during the walk through of the home and understanding as well. From what I know, they are a good property management firm to work with. I would recommend.
I give it 0 stars. Mike is very unprofessional and extremely rude. Its very surprising he is getting good reviews. There was a listing for a house which I was excited to see. Ive tempted to contact Mike several times via phone and email. I left voice messages asking about the property but no response. He does not return calls or emails and he also ignores calls which is very unprofessional for a business . The last time I spoke to him in regards to the property he stated it was already taken; However, on the website the property is still up. I processed to ask him why is it still up and his response was We do that until the tenant moves in , if that is true why have the property still up stating it is still available? When he told me the property was taken , I tried to tell him thank you but as soon as he said the property was taken he hung up which is very disrespectful. I will never rent to this company.

I recently attended two EBPM seminars on how to manage, hold, or sell rental properties and I was extremely impressed with their knowledge and presentations on property mtg. They were very professional and the material covered was valuable and very informative to any landlord who is currently managing there own property. I would highly recommend EBPM to any landlord who is searching for a quality property management company to manage their rental investments.
Attended their seminar to help those managing their rental properties. A great chance to see a professional approach to property management. Inspires confidence when, during the seminar, can point out the causes and solutions to the typical issues that a property owner face (that I myself had experienced).
The person who answered me was Mike, he was super ignorant of me, and treated me badly because I wasnt American, I said I had social security, and yet he didnt want to help me rent the apartment, I felt discriminated against, besides that while I was talking he hung up the call before I concluded my doubtS.
Mike and Shawna have been great to work with. They have been responsive to our questions and concerns via email or rental portal; though it is difficult reaching them on the phone at times. The payment system is convenient but unreliable. We have been having issues with falsely charged late fees on not paying renters insurance (even though we emailed our policy to them within the timeframe) or on miscellaneous charges even though we still have a negative balance for them to draw from. This is not technically the offices fault, however, it does make it more annoying as renters for needing to contact the office for similar issues over and over again.
I requested information repeatedly via email and never received a response. When I called in to request information about a home, I dont think I could have interacted with a less friendly, more stand-offish human being. If I rent from this company in future, I will be very wary of whatever I am signing and who I am working with
Mike Connolly is a horrible human being. Anytime he came into my home he was condescending and discriminated against my dog (a mixed breed that looks to be part pit). And always spoke with a chip on his shoulder and would respond with an elevated temperament. Very unprofessional.The portal for paying rent often would not work. And several times I had to rush to hand deliver before it was deemed late.Anytime I called/emailed for issues or questions, no one would ever respond. Anytime I reported things that needed fixing, I was told someone would contact me. And then they never did. HORRIBLE experience! And then they terminated my tenancy without warning, to be out the week of Christmas/New Years. And Im a single mother of 4. Just plain heartless!
Mike and Shawna has always responded to our questions and concerns in a prompt and friendly manner. Mike even made sure that the rental was in better than clean condition before we moved in! We are very grateful for their attention to details and friendliness! Thank you!
PMI recently purchased our office facilities and we immediately began to see positive changes and improvements being done to our facilities. Their office staff is friendly and responds quickly to calls or emails. The only reason for the 4 stars is their location. Wish they were in the same city as our office.
As an out-of-town responsible party for a Castro Valley multi-family property, I am finding PMI-East Bay owner, Mike C. and the agents (Beverly, Shawna, Kayla and Christine) to be very responsive and helpful to me and tenants, In the transition of management, PMI agents established professional and caring communication with the long-time tenants as they moved them into lease contracts. The online portal for PMI-East Bay is easy to use and to review the bills and payments which are done in a highly timely manner.I wish to give additional props to Christine A. who has been diligent about done excellent troubleshooting of property issues and follow-through to resolve them. PMI-East Bay is my local eyes on the apartments and the management service has given me the relief from having to be at the property or worrying about it.
This company is run by nitwits. They hired a company to repair our driveway. The company came and tore up the driveway and has disappeared for days. PMI East Bay did not advise us of any further information and has left us and our neighbors without our parking spaces.The lack of communication or information provide by this management company as well as their inability to return calls has forced me to give them such a terrible review. This company is less than a year old and has no idea what they are doing.I recommend hiring someone else to manage your properties unless you like incompetents.
I made several inquiries regarding property via calls and emails but was never responded to until i paid money when i applied online and then finally received a call to go look at the place first before my credit was ran and to call him back after i did to get the process going. The place didnt fit my needs so i emailed to see if my fees paid could be transferred to another property listed but have again not received a response. I wont pay again just to get a phone call to tell me to go by and see it. It would be nice to get responses before paying as this is bad business. Take peoples money only to not run their credit and not respond to their inquiries.
I called to inquire about renting and the guy who attended me was rude, spoke with a bad tone, hanged up the phone the first time I called while in the middle of the conversation when I told him Im passing the phone to my husband. The second time I called he was rude again and rough, treating me like Im stupid or as if Im wasting his time. It gives a horrible impression.
Horrible, never repair anything always a excuse he saw the condition my place was in with rotten frames and mold ignores it. Trying to get a decent person in to do a repair is a joke. Mike is rude, talks down to you like your lower than him. Stay away this place is a nightmare
I had requested and applied for a home that was listed on their site, and billed me for the application fee. I contacted them many times about a status update or for a viewing some the homes we wanted to view. However, we never heard back from them in regards to the application. Seems like a bait and switch scheme to me.
Ive been trying to express my interest in a particular property for nearly a week. Co-owner told me to apply online so I could be near the top of the interest list, told me wait to pay the fee til after I viewed the property, then check back in Monday - so I did exactly that. When I called Monday morning he tried to say there was one person already interested they needed to screen first, after the initial applicant passed on it. Then I reminded him that I applied before it even hit the market, before both of these other people, and that I was the initial applicant and was ready to pay our fee now & wanted the place. Then he couldnt find my application from last week & had to call me back. Ultimately, he tried to pre-screen our credit scores over the phone before we actually paid the fee for an official application process, and denied us based on that conversation. He was so worried about showing favoritism but then he chose to process an application turned in AFTER ours, when yet another person who was AFTER us declined the place. I was so surprised; they arent even asking $1800 on this place and we make a combined 100K, in our mid-20s. I guess well take our hard-earned money elsewhere.

We need more people like Mike in this industry that are willing to help and do not have the scarcity mindset!
