Where do I start with this hidden gem? From the moment I drove up the beautiful entrance that rests on the side of the hill, I knew I was in for a treat. I was greeted by a warm and inviting home at the top that was built in the early 1910’s. The house and property are beautiful! The fact that the mother brought out my breakfast made it even more special. The rooms were perfect and I felt like I was at home the entire time I stayed there. They have everything you could want from this location. I will only stay here from now on. Thanks for everything you guys!!
We arrived Friday night to a beautiful spot, and the room was perfect. Beautiful view, comfy bed, very clean room and bathroom and the cable TV worked great. The next day we realized we only booked one night, not the two we thought we booked (our mistake) and the owners moved us to another room, and did not charge us for the 2nd night. They were very understanding and had Blanca move all of our belongings.They living area is equipped with wine, cheese, fruit, cookies and water. Breakfast was incredible!!!We will be back, and we thank Kevin and Janice for making our 10 year anniversary special!!!!!
We feel personal touch, family traditions and love in this place. Sharing a table with another guests during freshly cooked breakfast was charming, comfortable mattress and soft linen. Wine & cheese in the evening is another little pleasure. Thank to Janice and team. We do love your place and will certainly come again
I am not one to write these reviews, but I recently stayed again at the Arroyo Vista Inn and thought it deserved to be recognized as one of the hidden treasures of South Pasadena. I have stayed here for both business and pleasure. With every visit, I marvel at the tranquil surroundings, beautiful appointments, and consistently excellent service. I love the eclectic furnishings, with leanings toward the Restoration Hardware look. I am not one to like frilly B&Bs, so this is right up my alley. The owners are charming and welcoming. There is nothing like sitting on the front porch watching the sun set and sharing wine and cheese with the owners, Pat and Farmer Russ! They are not intrusive, but ask them join you for some of their complementary wine and you wont be disappointed with the company! Breakfast has never let me down. The fruit is always fresh (frequently grown by Farmer Russ), the lattes are perfection, and the healthy choices are always delicious. On top of it all, the place is eco-friendly. Last word of advice - dont miss the cookies and toffee.
This was one of my favorite B&B experiences, and it was in a beautiful area with lots going on.First of all the house was beautiful, and despite its easy proximity to Old Pasadena and a few freeways, it felt hidden away on a wooded hill. Great patio areas outside to relax.I especially appreciated how tasteful and well-decorated the house was. Often bed and breakfasts feel the need to really amp up the cutesiness, to the point where you want to never see another doily or floral pattern for the rest of your life. This house couldnt have been further from that, everything just looked great and classy without going over the top. I really liked that.Great breakfast too. Loved the wine and cheese every day! Just pitch perfect, all in all.
I was blessed to find this beauty in Pasadena. Stayed in the large master bedroom with room size bath that has a wonderful soaking tub. Quite night seems like peaceful frozen in time. Between visiting busy shopping, crowded theme park wondering. This is best place to relax. Wonderful staff and chef prepared wonderful breakfast with special and options to order from. It made the LA trip that much more enjoyable.
Best decision ever to skip the conference hotel and stay at the Arroyo Vista. This secluded hillside gem is close to everything and offers stunning views of Pasadena. Wonderful breakfast and happy hour, expert advice on Pasadena from both hotel owners and other quests. Rooms are cleaned daily and ensuite bathrooms with vintage fixtures provide soothing recovery from long days at the convention center. If you are planning to attend a conference in Pasadena, stay here. You will be glad you did.
This Inn was okay, but not great.Good Points:-Cookies and Wine upon arrival was a good touch.-Room opened up to a porch, which my wife enjoyed sitting at.-Breakfast was good- Mattress was comfortable, room was clean.Places for Improvement:-I asked 3 times to fix a toilet that wouldn’t stop running. It look like they tried, but it was still running when we checked out today. Trying to short cut the repair, but can be corrected with $30 and a trip to Home Depot.-Pillows felt very flat. Almost felt like I didn’t have a pillow.-General attitude/atmosphere felt cold. Not supper friendly, and almost felt like the workers didn’t enjoy being there.-Parking was a little rough. Had to park 2 cars deep and when I woke up to workout, a car was parked behind me, and didn’t know how to find who it belonged to. A little frustrating.-A/C was ridiculously loud. Sounds like you were sleeping in a wind tunnel.Overall, it was a cute/quaint place, but needs some bathroom updates, and some focus on the things that make an Inn a 5 Star.
I had no idea I had booked myself in such a charming place when I got this booking through expedia. The building and setting are lovely, with wonderful verandas and patios that I used frequently. The breakfast is very good. Best of all, the other guests were all a delight to meet and talk to at breakfast. Most of the guests were regulars or testified that they had been referred to Arroyo by regulars.
We have stayed here every time we are in the area. We love every room we have stayed in. Our puppy loves room #5. The quality of breakfast is five stars and the hand squeezed orange juice is from oranges on the property. The inn keepers have a wine cheese afternoon which is perfect opportunity to get to know the other guests before you head out to dinner. We love it.
My wife and I live nearby and come here for romantic getaways. Weve tried and enjoyed other places including the more expensive top-tier local hotel, but this friendly and intimate B&B is our favorite escape. The simple but immaculate elegance, the scenic and tranquil setting, the sumptuous breakfasts, and the friendliness of the owner and staff never fail to charm us into the peaceful contented state we came looking for.
Nice location, excellent service. Rooms are a little noisy and the parking is quite dicey. But the facilities are nice and the views spectacular. Nice, quiet getaway from the bustle of LA. He breakfast and afternoon wine is a nice touch. We really liked it and would stay again. That parking tho....
Wow. Had an amazing weekend here recently!Its a beautiful historic home with plenty of places to relax, read, meditate, snack, play board games, etc. They made my partner and me feel right at home. We walked in and were welcomed with complimentary wine, pistachios, chocolate chip oatmeal cookies, and a mini-fridge full of water and soft drinks.We brought a plate of nuts and some wine up to our room, which had a wonderful view of the mountains from two corner chairs on either side of an oval table next to the three adjacent windows - very elegant and relaxing. The whole room and inn is also full of original oil paintings and antiques that are available for sale if requested. We particularly liked one of the board games they had as well, so we inquired and bought it!Downstairs, I played a few jazz standards on the baby grand in the living room, though there was also a book of classical pieces waiting on the piano when I sat down. It was an old piano with no functioning pedals, but plenty of character (though not the awful out-of-tune honky-tonk kind).After a night out in Pasadena on the Colorado strip (with sub-par sushi that had been recommended by a friend and a visit to the theater only to have it closed due to plumbing issues), it was very soothing to come back and take a shower in our quaint but elegant bathroom, especially with the aromatic lotions and soaps they provided - definitely a head and shoulders (no pun intended) above the normal hotel fare.The bed was a California king and certainly made me feel like one. In the morning, I took a walk with my partner and we happened across a flock of wild parrots that brightened our morning! The only thing that overshadowed the beautiful birds was the wonderful home-cooked breakfast we had when we returned from our walk: banana-walnut pancakes, french toast, scrambled eggs, a fried egg, turkey bacon, fresh berries, watermelon, muffins, coffee, and tea; all prepared by a local chef studying in Le Cordon Bleus culinary program. We read the Times, provided by the inn, and had a wonderful conversation with the chef, who gave us ample recommendations for other LA restaurants to try.Needless to say, we left relaxed, happy, and refreshed!
Stayed here one evening, so we didnt have to drive back after dinner at Gary Dank o. This place is along Jefferson St, and 2 blocks away from Gary Dank Restaurant. The room was seemed kind of narrow, but it was nicely furnished with soft furniture and pillows. If you have out of town guests that want see much of San Francisco, with very nice accommodations, this place is it.
I stand corrected, after clarifying a couple of misunderstandings, I appreciate the person in charge reaching out, to amend all situations I was unsatisfied with. The effort and willingness of the host shows this old quaint house will surely be a success in the future. To all my followers.....I give this a GREEN GO!!!
I have stayed at Arroyo Vista Inn numerous times in the past two years. I travel to Pasadena for work and I have stayed at all of the local hotels over the past decade. Once I found AVI I never looked back!! The Inn is my second home and every time I check in I remind myself that I am so lucky to have discovered this special retreat. I will never stay at another big chain hotel.. (unless the Inn is booked then I will be tapping on the window saying help me!! ...).I have been begging Pat to finish her cookbook filled with all of her famous breakfast recipes! I am dying to recreate them at home..... dont even get me started on the fresh orange juice and organic fruit plates! If you fancy a latte she makes them better than Starbucks. I have recommended Arroyo Vista Inn to hundreds (yes literally hundreds) of people and not one of them have been disappointed.
Bedroom was nice the bath was old fashioned. Had to sit no shower to stant. Breakfast was a huge disappointment. Shows nice breakfast it was sunday morning, had juice 5 bkuberries,2 strawberries cut cute on a plate. Had quiches but you got a 1/8 of a pie. Thats very small. No meat nor potatoes. You get the idea for the price wont be back sad to say
What a lovely hospitable bed and breakfast. Many of the other guests I met there were regulars or had been referred by regulars. When next I visit Los Angeles, I will consider booking again, if it is even remotely close to whatever activity calls me there. I hope to be a regular as well.
This was a last minute stay and what a delightful stay it was! Susan was welcoming and so kind in arranging my reservation. She even upgraded my room-it helps to be kind and courteous folks :-). The room was comfortable and clean. Excellent water pressure and great AC. The facility is lovely and welcoming. Ill be back!
The impression was very ambivalent. Positive this oasis in the crazy LA world. The free wine on the two balmy February evenings on the terrace was a treat. On the other hand, I had to laboriously look for the door code from my emails and also had trouble finding the place to enter it. The stairs to the second floor very narrow and steep. My suitcase shouldnt have been any bigger. The rooms are old style but clean and perfectly adequate. All in all, a blessing in the hustle and bustle of the megacity
Here is so terrible. I really dont want to recommend it.don’t booking this hotel. Never make a reservation here !! Reservations were made for free cancellation at Agoda, and I booked two months before check-in, but as soon as I made a reservation, I paid half of the accommodation fee as a credit card. Thats true, but its like a day intensity that took $ 30 as a cancellation fee even if you canceled it after 3 days of booking! Even the homepage refund policy says that it will be fully refunded 14 days before check-in. I dont know if Im going, but even if I send an email, the manager named Janice Lupien has an extra fee was for cancellation. After answering with only one line of e-mail without sincerity, you just ate 30 dollars. If you look at one, if you look at ones sincere attitude of knowing that you know the heat, its obvious that you wont see how to treat the guests !! Never book here !!

2022-01-17Small run down room. A disclaimer, we booked through Hotels Tonight and this may be the reason we got the room we got. I did peek in open doors and there are nice sized rooms with porches. The positive: friendly people good breakfast and not bad location. However: No hot water, lukewarm showers and gave up on hot water from sink. TV lost the cable signal. The windows had tape on them staying “do not open”. Cracks in bathroom walls and ceiling. Tiny metal baker’s rack next to pedestal sink so no where to put toiletries. The lotion and body wash appeared partially used. No parking when we arrived back at 10 pm. Traffic noise which may have have to do with room location on corner. We were excited about coming to this place from the photos and reviews, so we were sad with our experience.

2022-02-26We love spending weekends here. Our hosts are splendid, the guests are interesting and from everywhere, our room in the trees has a view of the mountains, and breakfast is far better than.... well... anywhere. Thank you for a romantic getaway - again!!

2021-11-14Absolutely wonderful and charming Bed and Breakfast nestled a bit up the mountainside with great views of South Pasadena and well beyond... Incredibly excellent cooking for breakfast every morning -- coffee is top notch and theres tea too. A 3-story Craftsman style house where every room is great. Piano and bar in lobby area. Walk up 1 or 2 floors at most. Quiet.

2019-07-09Very cute place! Rooms are comfortable and spacious. You feel right at home. Fresh cooked gourmet breakfast is served in the morning, you definitely dont want to miss. There are really nice little touches like fresh baked cookies in the lobby and wine and cheese in the afternoon. Hang out on your balcony or on the spacious front porch. Loved our stay here!

2021-04-12Zero hospitality and dirty roomThe inn keeper repeatedly gave us hard time as if it was our problem that we got a good rate for our room not directly from the hotel. She penalized us that since we got a good rate, we dont get breakfast (this is a bed & breakfast hotel and the hotel website said every room has complimentary breakfast). She also charged us $18 resort fee per day while she charged other clients $15. I resort fee was for housekeeping and parking. We have no housekeeping plus there was not enough parking where we had to park our car along the wall. When we walked upstairs to our room, we found dog/cat feces on the staircase. During our stay, we heard her yelling and calling for a dog/cat from our windows. The room was small, aged, and dirty. It was a very unpleasant/painful stay.

2017-10-18This beautiful home with a beautiful view was a pleasant retreat from the fast paced LA lifestyle that my wife and I wanted to get away from for our anniversary. It is tucked away in a peaceful green hillside of Pasadena. Its no more than a few minutes to the freeway, which is incredibly convenient. Our room was on on the second of three floors. It was simple yet elegant in its presentation and we were very pleased with its cleanliness. Our room was attached to a semi private shared balcony off the bathroom with nice view of the local greenery. The bathroom was a good size, came with a bathtub and provided us with robes to walk around in. We had a very comfortable mattress along with some great pillows to sleep on. It also included a television and a small wooden closet with just right amount of space forhangup clothes. The room was great. The service was good. It took a few hours to understand the laid back nature of the ownership and staff, but once we got how things worked, it was wonderful. In the morning, a continental breakfast is provided. You then let the person in the kitchen, who I think is the owner, know your there and they then provide you options for the menu that morning. Im glad to say that the menu was vegetarian friendly. Overall, our experience was very good!

2022-02-182 days ago I made a reservation through a website, and yesterday I received a notification where they canceled my stay due to overcrowding, I am still waiting for an apology from the hotel, since I really wanted to meet them.

2020-01-06Excellent place to stay for Rose Parade. We booked for a week and this Arts & Crafts Historic residence is comfortable and accommodating. Excellent breakfast included along with a wine, cheese, nuts happy hour every day. Quiet location within walking distance to Metro. Comfy bed.
